    Why Should You Buy Fixtures from Your Contractor?

    Have you ever wondered why prices for a plumbing fixture can vary so much? What may seem like a terrific opportunity to save money on your remodeling project is often not the case. Although there are some materials our clients can purchase and supply for their projects, plumbing is not one of them. Occasionally, we will get asked “Can I purchase my own plumbing fixtures? I found a great deal online!” Our answer is always, “Sorry, no you cannot.” Sound harsh or inflexible? Maybe, but consider these scenarios:

    • What if items arrive defective or damaged?
    • What if the specifications don’t work with the beautiful countertop and vanity you selected?
    • How will you deal with items which cannot be exchanged or returned?
    • How will this affect your project’s completion date?
    • What will happen if the product is discontinued before the warranty is up?

    Our Team and the professional plumbing trade partners we work with are equipped to handle all of these scenarios and more. When we purchase and supply plumbing fixtures for our clients, we own all of the management of those materials. More importantly, our professional plumbing trades, nor The Cleary Company CANNOT warranty any installation of plumbing products or materials purchased from superstores, discount warehouses and/or online retailers.

    Where You Purchase Plumbing for Your Remodel Matters!

    So why are retail and sale prices at plumbing supply distributors higher than the superstores (Home Depot, Lowe’s etc.) and online retailers (Amazon, Wayfair, Overstock, etc.)? Read on to learn the top 3 reasons, provided as a courtesy, so that you can make the best decision for your home improvement project.

    1. Volume. Superstores and online retailers derive a portion of their profits from manufacturers’ rebates based on sales volume and can recover a portion of their discounted consumer prices. They however assume no liability and pass on the manufacturer’s warranty.  What this means to the homeowner is if you experience a problem with your purchase you will deal directly with the manufacturer via email or phone to resolve any issues.
    2. Customer service! Our relationships with local reps can get most issues resolved quickly and efficiently and in some cases, get product replaced at no additional cost to our clients. Note, when purchasing products on Amazon remember you’re not necessarily buying it FROM Amazon. Who do you contact for help then?
    3. Quality. There is a difference! Products and materials purchased from plumbing supply distributors are made with original ceramic disc valves, all brass construction, threaded connections, metal drain assemblies, etc. Those same fixtures at a big box retailer are going to be DIY friendly with quick connections, which could include plastic parts.

    What Can You Purchase and Supply for Your Remodeling Project?

    Good news, there may be some materials and products that you can purchase for your project. Some more common examples are ~

    • Lighting fixtures – pendants, chandeliers, etc.
    • Bathroom accessories – mirrors, towel bars and robe hooks
    • Kitchen appliances – ranges, cooktops, microwaves, etc.

    But, before you run out to the store, make sure you have all the specifications and measurements in hand for your space. While that large chandelier may look beautiful in the store, it may not work in your home. Doors will still need to open and it will need to provide clearance for those walking underneath it. These are just a few of the many things you will need to consider when you are making your purchases and providing your own materials.     Reflections on 2 Years at 989 Old Henderson Rd

    June 21, 2021 marks the 2 year anniversary of the ribbon cutting at The Cleary Company’s new location at 989 Old Henderson Rd in Columbus Ohio. Over 200 people attended the open house event! The guest list included clients, colleagues, family and friends. The celebration of 12 months of work completed on the design and construction of a commercial remodel for their new office and design studio.

    To say that there has been significant change with TCC in this short 2-year span is an understatement. The move more than tripled the size of their previous location on Kenny Road. Not only did they gain more space to spread out as team members, but they were also able to add a fully dedicated Design Studio and Community Room-Event Space (Animal House). Furthermore, the new digs provide the company more opportunities to engage with their clients but also the community in a whole new and exciting way!

    One of George Cleary’s, owner of The Cleary Company, favorite parts of the new building is the Animal House. Posthumously named in memory of late Dave “Animal” Edmonds. A fitting honor for a Lead Carpenter and giant, of The Cleary Company’s history, whose larger-than-life personality and ability to connect with clients is legendary! “We’ve been able to host many events which supports one of our key Core Values – ‘Relationship’. The Animal House has entertained many people in these short 2 years, and we look forward to the opportunity to engage with many more of our clients and friends in the years to come,” says Chief Operations Officer, Aaron Enfinger, CR. 

    More Room for Continued Growth

    The Cleary Company’s bath2BATH Team, created in 2018, has seen exciting changes and growth too! In January of 2021 they finished a remodel of their showroom before it hit it’s two-year anniversary! The space showcases the latest bathroom fixtures and finishes from Kohler and Cambria. The addition of several new Team members has meant a significant increase in the number of projects completed in the last 12 months. bath2BATH is creating a new way for clients to shop for bathroom remodeling. This new space and process is really resonating with The Cleary Company’s clients, both new and past!

    In April of 2020 a new Team was created, Home Services by The Cleary Company. The launch was in response to the increasing demand for smaller projects while folks were spending more time at home last year. It is an expansion of the company’s offering to past clients of a pay by the hour time and material service. Projects that are smaller in scope and do not need significant design work are a perfect fit for Home Services by The Cleary Company. The flexibility of their new location at 989 Old Henderson Rd has allowed them to add staff and production capacity to assist their clients’ evolving needs!

    George is so excited that Pelotonia is back live with an in person race weekend in 2021! He invites you to join The Ride with hundreds of riders and volunteers August 6th thru August 8th.

    Team Cleary Cyclers Peloton was established in 2020 by George to honor his brother-in-law, Chip Greenlee, who is the reason he started riding 12 years ago. Click here to read George’s “Why I Ride” Pelotonia journey. Last August, Team Cleary Cyclers held a Ride-Run-Walk family friendly fundraising event. In addition to other members’ fundraising efforts, their peloton raised over $24,000 in 2020! Since 2008 George has personally raised almost $37,000 for cancer research through Pelotonia.

    Founded in 2008, Pelotonia was established with the objective to fund innovative cancer research. Pelotonia is a three-day experience that includes a weekend of cycling, entertainment, and volunteerism. Through its first twelve rides, Pelotonia raised more than $217 million for cancer research. Thanks to its generous funding partners, Pelotonia is able to direct 100 percent of every participant-raised dollar to cancer research at The Ohio State University Comprehensive Cancer Center – James Cancer Hospital and Solove Research Institute.

    George Cleary – Why I Ride

    Pelotonia was never just about the ride. It’s always been about setting and achieving goals to fight a disease that impacts all of us. Cancer has affected everyone’s life. I can’t think of a single person I know that has not either lost someone or has been touched by this disease. That’s why I ride!

    Pelotonia is truly the most enthusiastic, positive experience that I have ever been part of. My brother-in-law, Chip Greenlee, encouraged me to get involved. We rode together for many years on Stephanie Spielman’s Team of Hope Peloton. Over the last 11 years, I have had many of my friends (Tim, Adam, Sheila, Rick, Henry, just to name a few), as well as my mom, die from cancer. When my mom, Betty, lost her battle with Leukemia in 2013 I kicked up my commitment to ride on the 2-day 180-200 mile route. I wanted to show her that I could do more by grinding through a second day even though I’m tired and don’t want to get back on that little bike seat.

    To honor Chip, who sadly lost his fight against Glioblastoma brain cancer last August, I made the decision to start my own Peloton, Team Cleary Cyclers. We’re Riding for Chipper!

    Natalie Moore, has been in residential mortgage lending for over 15 years. Although she is diverse in all aspects of residential lending, she specializes in new construction and renovation lending.  Natalie is very involved in the building community. She is a past Board member of the BIA of Central Ohio, Ohio Mortgage Bankers Association as well as Past President of the Columbus Mortgage Bankers Association.

    When should I start looking to finance my remodel in Columbus OH?

    The sooner, the better. Even though you may not have finalized plans for the your project, it’s good to start the conversation and get an idea on what the financing options are. The best way to do this is to become pre-approved. Pre-approval will help lay out the financing options you have to consider to complete your project.

    What types of financing are available? What is the best option and can they be combined?

    The two most common means of financing a renovation project are:

    1. Home Equity Line/Loan – utilized the current equity you have in your home, based on how the property currently looks.
    2. Renovation Loan – utilized the “as-completed” value based on what the home will be worth once all the work has been completed.

    Although these are two different options, they can generally not be combined. However, a HELOC can be utilized in multiple steps.

    What information and documentation do I need to obtain financing?

    In addition to a completed mortgage application you will need to provide income and asset documentation, as well as, the competed/executed contract, project specs & final plans for your project. These documents aren’t needed to gain an initial pre-approval, however will be needed once you’re ready to proceed with the finalization of your financing if you choose a Renovation Loan.

    How do I know what ROI to expect from my home remodel, once completed?

    This depends on several factors. If you plan to be in your home for 5+ years after the remodel, you may be more likely to see your home increase in value and your return to be better on what you’ve invested in your property.

    Heather and Colin relocated to Upper Arlington, Ohio from Alexandria, Virginia in October 2019. They actually purchased their home remotely sight unseen! Technology, such as FaceTime helped facilitate many walkthroughs with their realtor. They knew this was the home for their family, but weren’t sure anyone would be able to complete any of the renovations before they wanted to move in. Read on to see how the collaborative Team at The Cleary Company got the family’s renovations completed by using all three of the company’s remodeling services – Design-Build, bath2BATH and Home Services.

    The Projects – Interior Carpentry, Floors, Bathrooms, Kitchen & Mudroom

    What spaces did you have redesigned?

    The kitchen was a full redesign of the footprint. The new layout includes a new island, relocated appliances, new floors, and widening the entryways into the kitchen. The new arched entryways match others in our home. We had both full bathrooms renovated as well. The rest of the house involved refinishing floors, removing wallpaper, painting and freshening up the rest of the house after 40 years of nothing being touched. We had new railings made for the stairs, complete with a custom Cleary-built wooden banister.

    What is your favorite aspect of your remodeled spaces?

    Overall it’s the original wood floors we had refinished. We love the way the whole home feels now with the gorgeous floors. We are thrilled with the renewed look and feel of the original 1938 style of our home. Removing the wallpaper throughout the home and painting the dark brown trim white lightened everything up. The way the home functions now is as if it is an open concept, without it truly being a fully open floorplan.

    In the kitchen, it’s the dark-stained butcher block element of the island. It fits with the traditional style we really wanted to be emulated. The island top’s stain color was also used for the built-in bench, with storage, in the eating nook. We love the backsplash and the pendant lights that their Designer, Katie Florjancic, found to match it.

    When we started work on our bathrooms, the bath2BATH Team had pre-selected bath collections we could choose from. This was great for expediting the process, however, in our main bath we wanted a walk-in shower with a zero-threshold entry, not a pan with a threshold. The bath2BATH Team made that happen and now they offer that option as part of their curated design styles. We feel like we were a small part in helping them refine their shower design styles.

    What advice would you offer to someone who is thinking of remodeling their home?

    It is going to take longer than you think and it’s going to cost more than you think. At the end of the day, you need to find people that you trust. When you can turn over the project to your remodeler and let them do their job, it makes everything work much smoother. You can have high expectations, but if you have the trust in your team – you let them do their job and you never worry. We never worried at any time about what was happening. Even when we ran into challenges, they problem solved and created the best scenario for us.

    Why did you choose The Cleary Company to complete your remodeling projects?

    Initially, it was our realtor who recommended The Cleary Company to us. We had only seen our house online and knew from the photos and a Facetime what we wanted to change. Our realtor and their Project Developer, John Coleman, CRPM, walked us through the house room by room to find out our questions and ideas. He quickly let us know what could be done before we moved in and what the timeline would be for any additional projects. It was clear that The Cleary Company was going to make our vision happen. John got all 3 Teams together and made sure every division knew what needed to occur and how they could all get it completed in the planned time frame.

    What was your favorite part of working with The Cleary Company and why?

    Trust! Everyone that worked on our home was so knowledgeable, kind, sincere and helpful. We fell in love with every single person that we had working in our home. They are all amazing! We can’t say enough good things about The Cleary Company. Our Project Manager, Mike, was someone we could count on for everything. We weren’t living in the area while the projects were being done and our project manager took care of everything for us.

    Do All Remodeling Projects Need Building Permits?

    Recent activity in the central Ohio real estate market tells us that more and more families are planning to remain in their homes. Most of those homeowners are planning a remodel. Perhaps you are planning for a new bathroom, kitchen update, addition or creating a new footprint for your home? As you begin your collaboration with The Cleary Company Remodel Design Build, inevitably the discussion veers to building permits. Why are they important to you and how might they impact the time and cost of your remodel?

    From a recent National Association of the Remodeling Industry article: “What are Building Permits? Building codes are established by cities and other municipalities to govern the safety and construction standards of all structures, including residences. Every municipality’s codes are different, but they may cover a variety of different facets of a home, including electrical, plumbing and mechanical components, as well as windows, doors, roofing, siding and decks.

    Building permits, then, are intended to ensure work on a structure meets those standards. In residential construction, they usually apply to structural changes. For example, home additions or significant changes to the living areas of a home that officially adds to the home’s livable square footage. As the homeowner, building permits offer a way to hold your remodeler accountable for the work they performed.

    Why are building permits important?

    A well-executed project starts with a complete set of plans. Normally, these plans need to be submitted to ensure they comply with all existing codes. During the construction phase, inspections are conducted to verify the completed work aligns with the approved plans. Ohio has adopted the 2018 IRC (International Residential Code) as our guide. Each municipality will focus on their interpretation of the code, so working with a remodeler that has a relationship with your city’s building department’s staff and understands their expectations is very helpful in expediting inspections.

    Impact on time and cost

    Projects will need a permit if certain items are added, moved, significantly altered or if the new design will change the structure of the space. Once we have submitted for a permit, the waiting game begins on the approval process. We are usually able to build this time into the project mobilization timeline, however that may not always be the case. There are situations where the project cannot start because we are waiting on the permit to be issued. The complexity of designs and the size of projects can have an impact on the amount of time a permit submission spends with the plans examiner. Once the project plans have been approved and the permit issued, the dust can start to fly! Of course, when no permits are needed, the time from signed Construction Contract to Project Launch is streamlined and faster. 

    All building permits carry a fee, which may be based on the estimated value of your remodeling project or on the home’s square footage. At The Cleary Company, we always include these costs in your project’s budget.

    The many variables of building permits

    While the residential building permitting process will add time and money to your remodel, it is important to not overlook this step in the process. The permits that are required in one city, may not be needed in another one. Permits protect both the homeowner and the remodeler. Be sure to always ask questions to understand why your project might not need a permit. Bottom line is – ask questions, do your research, and make an informed decision before choosing a remodeler.

    Why Team Culture Matters – George Cleary, Owner

    Looking back at 27 years in the remodeling business puts a huge smile on my face and brings me great joy to know it’s the culture that has built, sustained, and grown The Cleary Company. We have been so fortunate to always attract and retain great talent.

    I never really set out to create the best remodeling company in Central Ohio, but I think we have earned a seat at the table if there is ever a contest. How would one judge the best anyway? I know I would judge it on the best Team first and foremost. A lot of people would say the best is based on the projects. True, but amazing projects are the results of an incredible Team.

    Many may say the best is due to the clients they work for. True, but you cannot build for those clients if you don’t have great people with impressive skills.

    In this journey, I have never been one to think the grass is greener on the other side. Remodeling is a challenging job of superior craftsmanship, client relationships, and a valued team culture. What we do is hard. We are an integral part of people’s lives. We are roommates, cohabitating sometimes for months at a time, while totally disrupting our client’s homes, all while life is still happening. Therefore, it is so important for us to surround ourselves with the best people and hold the bar high. When we surround ourselves with great people, the work becomes less difficult, it becomes fun, and we create relationships with those we work for and with. 

    We have built a team, a culture, with everyone pursuing the same goal: Projects done on time, on budget and with raving fans. We promise that to be our mission.     Several years ago, one of our clients moved to Dublin, Ohio, to be closer to her family. Although she loves her 4-year-old 3,200 sq. ft. home, she just felt like it wasn’t complete. She hired The Cleary Company to install and paint new crown molding throughout several rooms on the first and second floors of her home.

    Not only does the Cleary Team design and build large remodeling projects, but for our past clients we can also execute smaller interior and exterior remodeling projects when our production schedule allows.     The house looks completed. The new crown moldings matches the chunky trim and beefy baseboards. It just feels cozy and homey.

    I had reached out to a handyman who has helped me with several cosmetic updates since I moved in. He did was unable to undertake a project of this scope and size, so he recommended I call his friend George Cleary who owns The Cleary Company. I checked out their website and liked what I saw.

    I loved AJ, the carpenter who did all of the work. AJ is truly a craftsman! It was clear from the very first day he knew how to hang crown molding and it was second nature to him. AJ did so much and was so kind and helpful. He is amazing and did it all himself! He treated my house like it was his own property. He kept everything neat and clean.     Mike came and checked everything multiple times during the project. This kept everything moving forward. I especially appreciated him being here when the painters came. They were another company that works with The Cleary Company, but I really didn’t know who they were. Since I really don’t like having strangers in my house, Mike monitored their progress, checked in with me and with the painters. His presence provided a calming effect for me. And the painters did a beautiful job!

    What advice would you offer to someone who is thinking of remodeling their home?

    First, do your homework. The internet is filled with a lot of information and it may not all be that accurate. The Cleary Company’s website was very informative. I appreciated the bios and photographs of everyone that works there.

    And second, plan what you want done in your home and really think throught the scope of work. Expectations may not be met if you have not given your project proper forethought.

    If you were asked to explain in one word why you choose to do business with The Cleary Company what would it be?

    Integrity. Because even after the project was finished, they reached out to make sure I was happy. Mike came and inspected the project to be sure I was satisfied. They reminded me that if anything happened in the next 2 years, they would be there to take care of it.
