Your Renovation Financing Questions Answered

Whether you’re planning to remodel your bathroom, redesign your kitchen, add a new mudroom or reimagine an underutilized space, The Cleary Company is here to help connect you with the answers to the questions you have about financing your renovation project.

We field many different questions with our clients’ renovation projects. One of the biggest questions revolves around finances. Our home remodeling financing expert, Natalie Moore, Loan Officer NMLS ID:728210, shares the most frequently asked questions and the answers that will hopefully be informative when planning your next home renovation project.

Q&A with Natalie Moore

When should I start the pre-approval process on the financing for my renovation project?

The sooner, the better. Even though you may not have finalized plans for your project, it is good to start the conversation and get an idea on what financing options are available to you. The best way to do this is to become pre-approved. Pre-approval will help lay out the financing options you have to consider completing your project.

How about documentation? What type of documentation do I need?

In addition to a completed mortgage application, you will need to provide income and asset documentation, such as your paystubs, W2’s/tax returns, and bank statements. Qualifications at most financial institutions are generally no different than your traditional mortgage, with the exception of providing the completed/executed contract, project specifications and final plans for your project. These documents are not needed to gain the initial pre-approval, however, they will be needed once you’re ready to proceed with the finalization of your financing if you choose a renovation loan.

What types of financing options are available?

First, a Home Equity Line of Credit (HELOC)/Loan (HELO) – utilizes the current equity you have in your home, based on how the property currently looks.

Second, a Renovation Loan – utilizes the ‘as-completed’ value based on what the home will be worth once all the work has been completed.

What would be a scenario where I might select one financing option over another?

There are several options to consider:

If you are financing your project with a Home Equity Line of Credit (HELOC), and you don’t have enough funds/equity to pay for all of the renovation costs, you can also consider paying cash for the remainder of the project or consider gift funds from a family member.

Or if you don’t have enough equity to finance the entire project on a HELOC and you don’t want to use cash/additional funds of your own, you might then consider a Renovation Loan. Generally, when utilizing a Renovation Loan, a bank will use the ‘as-completed’ value of your home on a transaction like this, which can often provide the additional funds that may be needed.

Reflections on My Career in Construction
At The Cleary Company Remodel-Design-Build in Columbus, Ohio, we believe in our Team members and their capabilities. Project Manager, Pete Mossman, CLC, shares his career path into the remodeling industry. Read on to learn how he got started in the trades, what he’s learned, and what you should consider if you think this career is for you.

Project Manager, Pete Mossman, CLC shares his journey in Remodeling!

How did you get started in the trades?
- My high school required internships 2 days/week. The goal of school was that you were able to walk away with a career, rather than just some good grades. So, I tried a couple things; 1) retail–Jeni’s ice cream, 2) culinary–worked at a local bakery, 3) trades–helped rebuild houses from hurricane Katrina and 4) Sport fitness-worked at a gym
- I studied exercise science in college, but through mutual friends, got offered an entry level job at a local remodeling company. When I graduated from college, it was my first full time job.
When did you know you wanted a career in the trades?
- I truly enjoyed my first experience in the trades–2 different church service trips to New Orleans. It mainly was performing drywall work, but I did some trim, tile, and painting as well. For some reason along the way, it still never quite seemed like an option for a career. Maybe it’s just because I didn’t know anybody who did that for a living.
- It probably wasn’t until a couple years into remodeling that I realized I wanted this to be a career.
What should you think about if you are considering a career in the trades?
- Starting in the trades with no experience is difficult. I think the most challenging part is that you have SO MUCH to learn, and you want to be great at all these things right now. It is slow and steady progress. It takes patience. Once you start getting some freedom and responsibility, that is really when you get the big rewards. This is what trade work has to offer that most places can’t quite compare to. You see all your progress. Everything is tangible. It either works or it doesn’t.
- Another unique thing about working in the trades is the usefulness outside of work. I can fix/repair/improve most parts of my home by myself. Think about the money that can save you! Not to mention it can be exactly the way my wife and I want it to be.
- Really consider the value that comes from building things with your hands. It is almost therapeutic some days. Having a bad week? Good thing you get to do demo today and you can take it out by knocking that wall down! There is a physical transformation of a space happening and you get to be a part of it.
- The trades also have great job security. People will always need work done to their house or office. If the economy is great, maybe you get a big renovation. If the economy is not as flush, you at least have service work. People will always need your advice, input and work.
What do you wish someone told me before you started working in the trades?
- Be patient; learn by doing, learn by making mistakes and correcting them.
- Trades people are NEEDED. Most of the contractors I work with say they can’t find any good, young, help that want to learn.
- You don’t have to find your lifelong career IMMEDIATELY after high school or college: So many people ask that of the new graduate, but it’s ok to try different things out.
- If you are somewhat competent, friendly, and young, you can probably get a trades job somewhere. A lot of places want you to have no experience, so they can train you the way they want.
- Ask tons of questions. The person who is your boss has probably worked in the trades for many years. They have a lot they can teach you.

Remodeling Project Manager Position
Are you ready to serve as a leader with the best remodeling Team in town? The Cleary Company in Columbus, Ohio is seeking Project Managers to join their Remodel Design Build Team. This is a client-facing position, and the right candidate will enjoy cultivating and fostering positive and respectful relationships with our great clients, trade partners and other colleagues daily.

The Project Manager (PM) is responsible for managing multiple remodeling projects from start to finish, including ordering materials, scheduling trades, controlling budgets, etc. Our PMs maintain consistent communications with their clients, report progress and bring any issues that arise to the Director of Construction. The right candidate should possess expanded knowledge of remodeling skills and perform work in a safe manner while following all company policies and procedures.

Technical knowledge required
- Demolition and protection
- Layout and build framing per plans
- Install and build trim packages, including door casing, baseboard and shoe molding
- Hang and finish drywall
- Paint walls, ceiling and trim to a high-standard finish
- Installation of plumbing fixtures such as toilets, sinks and faucets
- Bath fan and lighting fixture installation
- Installation of LVT flooring
- Good understanding of electrical wiring practices
- Familiarization with desktop computers, tablets and app for use with email and texting for communications
Responsibilities
- Manage positive relationships with clients, other team members, vendors and others involved in each project
- Praise team members for a job well done, and accept and suggest improvements when needed
- Bring questions or problems to the attention of the bath2Bath Director, Production Manager or Owner, respectively
- Carry out demo, remodel labor, material handling and job site cleanup as needed
- Perform to the best of one’s ability
- Maintain a safe and clean job site
- Respect each client’s property. Protect each client’s furniture and other belongings from construction materials and debris
- Understand and comply with all company policies
- Understand and comply with all safety guidelines
- Maintain excellent company image and demonstrate integrity
- Attend company meetings and company functions as requested
- Assist with other duties around the shop which might include, but are not limited to, facility maintenance, vehicle maintenance, grounds keeping, etc.
- Demonstrate allegiance to company and respect for supervisors
- Conduct miscellaneous other duties as required
Other Requirements
- Good communication skills, including taking notes and applying them as needed
- Curiosity and a self-motivated learner
- Neat appearance, as detailed in the Employee Manual
- Ability to perform physically demanding work on a consistent basis, including lifting 100 pounds in safe manner
- Current Ohio driver’s license
- Personal vehicle capable of transporting basic bathroom remodel tools
- Other duties as assigned
Hours

The Project Manager’s daytime work hours are 8:00 a.m. until 4:30 p.m. with one half hour unpaid lunch, a 15-minute break in the morning and a 15-minute break in the afternoon. Pay is bi-weekly.

Tools required

Basic hand tools such as hammer, tape measure, speed square, toolbelt, coping saw, drywall keyhole saw, etc. A set of power tools is required, but more substantial tools (miter saw, table saw, etc.) are provided by the company.

Team Cleary Cyclers – Pelotonia Fundraiser

Run – Walk – Ride – Volunteer to End Cancer

On Saturday August 22, 2020, George Cleary, owner of The Cleary Company, & Team Cleary Cyclers, hosted their ride and only fundraiser for Pelotonia 2020. The event committee spent weeks scoping out possible routes for a 5k Run / Walk along with 10, 25 & 40-mile Bike Rides to start and finish at The Cleary Company’s headquarters at 989 Old Henderson Road. George gathered a group of eager volunteers to help with serving drinks & snacks to everyone at the finish line. Appreciation and thanks go to Cambria along with the Cleary & Greenlee families for donating all of the food, drinks & supplies! 100% of the funds collected at the event will benefit Pelotonia. Kudos to all who officially registered for the Team Cleary Cyclers peloton! 4 Riders – George Cleary (captain), Cathy Cleary, George Cleary Jr, Chase Greenlee; plus 20 Virtual riders – Jan Bjornson, Joe Hamlett, John Hamlett, Angela Parker, Ron Scott, Jill Scott, Leonor Carrasco, Theresa Passwater, Jen Sommers, Maureen Cleary-Holmes, Gary Hasenkamp, Robert Raskin, Nate Traucht, Katie Florjancic, Jonathan Neely, Sarah Wilkins, Michael Foley, Tim O’Connor, Emily Scott, Susie Wroble and countless unnamed volunteers. Combined they’ve raised more than $17,400.00 this year to support cancer treatments and research in Columbus, OH.

Team Cleary Cyclers is officially 24 members strong, but we all know there are many more behind the scenes who make events like this a success. George was excited to welcome 70 enthusiastic walkers, riders and volunteers turned out to participate. A special thanks to George’s sister, Kathleen, event manager and cancer survivor!

George Cleary – Why I ride

In 2010 my brother-in-law, Chip Greenlee, encouraged me to join him riding for Pelotonia. Over the last 11 years, I have had many of my friends (Tim, Adam, Sheila, Rick, just to name a few), as well as my mom, die from cancer. Betty, my mom, lost her battle with Leukemia in 2013 and that is when I kicked up my game to begin riding the 2-day 180-200 mile event. I wanted to show her that I could do more by grinding through a second day even though I’m tired and don’t want to get back on that little bike seat. This year to honor Chip and his fight against Glioblastoma brain cancer, I made the decision to start my own Peloton, Team Cleary Cyclers. We’re Riding for Chipper!

I have optimism and hope to find better treatments and ultimately a cure! A lot of that enthusiasm is due to the leadership efforts and hard work of the Pelotonia staff but also so many more – the dedication of doctors, researchers, interns, volunteers, and those that grind out 25-200 miles every August for the journey to achieve One Goal – kicking cancer’s ass. I get goosebumps thinking of all the supporters, both financially and spiritually. I will see survivors in the country with masks on, no hair in wheelchairs at the end of their driveway ringing a cowbell to encourage each rider to “keep on pedaling”, or the guy holding his sign “thanks for saving my wife”.

This year’s ride was different, not only because of the pandemic, but because my brother-in-law passed away that same day. My passion for the continued support of Pelotonia deepened just bit more. Team Cleary Cyclers continues to raise funds through October 31, 2020 to achieve the ONE GOAL – END CANCER!

An impartial panel of judges, who are experts within the industry and associated fields, selected winners based on each entry, which include “before and after” photography and project descriptions. Job Opportunity – Bathroom Carpenter
We’re looking for carpenters who takes great pride in their work to join our growing and fun team! The Cleary Company Remodel Design Build in Columbus, Ohio is seeking to hire responsible carpenters for bathroom remodeling projects. 

On our jobsites, a bathroom carpenter takes direction from a Project Manager or the Director of Construction. They should possess basic carpentry skills and perform work in a safe manner while following all company policies and procedures. Carpenters will perform their assigned tasks while also having the ability to cultivate and foster a positive and respectful relationships with clients, trade partners and other company members.

TECHNICAL KNOWLEDGE REQUIRED 
- Familiarity with demolition and protection practices.
- Ability to read and interpret construction documentation.
- Familiarity with basic framing – pony walls, furring, blocking, etc.
- Familiarity with basic plumbing and electrical – installing faucets, replacing switches, etc.
- Familiarity with basic code and measurements in bathrooms – shower head height, light switch height, etc.
- Familiarity with flooring install, vanities, basic trim, and finish accessories
- Familiarization with desktop computers, tablets, and apps for use with email and texting for communication.
RESPONSIBILITIES

Join Us in Helping Local Schoolchildren

The Cleary Company again will be hosting a collection for Volunteers of America’s Operation Backpack and in 2020 we’re partnering with our friends at Frog Hauling. We want to fill a dumpster FULL with backpacks and school supplies! Since 2015 our Team has been committed to giving kids in our community much needed school supplies. Let’s join together to help every child start their school year ready to chase their dreams and take on the world!

Why should you support Operation Backpack?

Did you know there are many families in our local communities who struggle meeting basic needs and can’t afford a backpack and/or school supplies for their children? It’s last on the list when they don’t have resources to meet expenses like food, utilities, mortgages or rent and so on. On average, school fees and supplies costs from $696 to $1,300 per child. When you can give a backpack and school supplies, you are helping children AND their parents who are working hard to make ends meet. You’re giving hope to the entire family!

Our Team had so much fun last year stuffing 25 backpacks so in 2020 our goal is to double that! We’re not competitive though, right? We welcome all our clients, friends, vendors, suppliers and trade partners to join us in helping to meet our ambitious goal. If you have supplies ready, you can drop them off at our office located at 989A Old Henderson Rd, 43220. To make sure we can get all of the backpacks and supplies to Volunteers of America office in time for distribution to the children, please drop off by August 12th!
