    There are several essential steps to creating a new floorplan for a remodel. The Remodel-Design-Build Team at The Cleary Company in Columbus, Ohio will collaborate with you to find the right plan for your home remodeling project. Using basic principles of design is a great place to start but creating effective and aesthetically pleasing interiors goes beyond those and incorporates your family’s lifestyle needs and wants.

    When selecting the right space plan for you and your family it helps to consider these 3 things.

    1. Lifestyle. Does the plan reflect the way you live?
    2. Space needs. How big does your plan really need to be?
    3. Changing lifestyle needs. How long are you planning on staying in your home?

    Begin your renovation project by analyzing your existing space. Discuss what works and doesn’t work for your lifestyle. Also, consider what’s missing that will make your home more comfortable. Often what is possible depends on the age of your home. An older home may pose limitations based on the wiring and plumbing and a newer home may be in a neighborhood that has building restrictions. Your Development Team at The Cleary Company can help you navigate these parameters to create a functional and beautiful living environment.

    Next steps begin by thinking of function and form simultaneously. “Function”, in the above adage, is laying out a home according to your use and “form” refers to the shape, structure, and visual appearance of your space. Deep diving into both design ideas will produce a home that works well for you day-to-day and gives you that feeling of excitement or peace when you enter.

    Space Planning Function

    Considering function allows you to achieve goals like these:

    • Better circulation, flow and organization. Elements include halls, galleries, and the parts of rooms people move around in.
    • Increased comfort through proper ventilation. Natural ventilation is the intentional passive flow of outdoor air into a building through planned openings (such as louvers, doors, and windows). Natural ventilation does not require mechanical systems to move outdoor air.
    • Improved safety such as slip-resistant flooring and well-lit surfaces. Also it’s important to consider life safety systems. Those elements that help ensure the safety during emergencies like fire, natural disaster, break-in, gas leak, or power failure.
    • Higher energy efficiency, of course, can be achieved through upgraded appliances, light fixtures, plumbing and water heaters, and proper amounts of insulation in the walls and roof according to codes and regional standards. Also important is properly weatherizing spaces using weather stripping and caulking.
    • Ease of use for abilities of all family members. Principles of Universal Design (Aging in Place) ensure the composition of a space can be accessed, understood and used to the greatest extent possible by all people regardless of their age, size, ability or disability.

    Space Planning in Your Home Remodel

    This list does not make a home. All the above would be great for a fast-food restaurant as well. A home is created when your designer and you collaborate on “form” which includes the design style, colors, and materials. Your selections should reflect who you are. Collecting images of things, you like will give the designer insight into what feeling you would like your home to have.

    Perhaps you would like your Kitchen to feel calm with minimal visual distractions. Or maybe your family room could reflect your high-energy family with the use of intense colors and material textures. Or your memory of the rustic Vermont bathroom with the steam shower could be your inspiration for your primary bathroom. Drawing on your own memories and thinking about what will make you feel happy everyday should be part of the design exercise.

    Team Cleary Celebrates Clients & CotY Awards

    George and several members of the Development Team packed the Animal House with 40 Clients for cocktails and a catered dinner from Metro Cuisine on Friday, April 5th. The party was a kick-off to celebrating 30 years of remodeling excellence in Columbus Ohio but also a chance to thank our awesome clients.

    George gave some brief remarks before dinner was served and a surprise moment came from Rob Lindeboom, Senior Project Manager, when he stood beside George to say a few touching words. April Howe, Marketing Coordinator, began the meal with a lovely blessing. The evening was filled with wonderful conversation, great food and meaningful fellowship. There was also the opportunity to watch the NARI National CotY award presentations live streaming on the big screen. Check out some photos below!

The Evening of Excellence ends the week with a reception and recognition all Regional CotY winners and presentation of the coveted National award winners!

    Exploring 2024 Home Design Trends

    How & where do Kitchen and Bathroom design professionals keep up with all the latest products, features, technology, and trends? One place has it all KBIS! The Kitchen and Bath Industry Show (KBIS) is North America’s largest trade show dedicated to all aspects of kitchen and bathroom design. KBIS, in conjunction with the National Kitchen & Bath Association (NKBA), is the premier event where the freshest and most innovative kitchen and bath designs are unveiled.

    Each year, home remodeling professionals attend KBIS to explore the latest trends that are set to redefine the spaces we live in. This year’s show was February 27-29th and The Cleary Company Remodel-Design-Build in Columbus OH had 4 Team members from the Development & Design department attend in Las Vegas. KBIS 2024 did not disappoint, showcasing a variety of new decorative trends that merge both functionality and aesthetic form. In this blog, I’ll delve into the standout styles and design elements that were the talk of the town!

    Top 5 Trends from KBIS 2024

    1. Sustainability Reimagined. In 2024, KBIS highlighted a focus on sustainable and eco-friendly materials that promise longevity and minimal environmental impact. From countertops made from recycled glass to cabinetry finished with low-VOC, non-toxic paints, the emphasis on green living was prominent. Manufacturers demonstrated that sustainable choices don’t compromise on style, as they presented a palette of earthy tones and natural textures that imparted a serene and grounded feel to living spaces.
    2. Bold Color Palettes. This year’s show saw a significant shift towards bold and vibrant color palettes, a departure from the muted and monochromatic themes of past years. Pops of jewel tones, such as sapphire blue and emerald green, featured prominently in decorative elements like backsplash tiles and accent cabinets. These rich hues offer a dynamic contrast against neutral backgrounds, creating visually stimulating environments that evoke a sense of energy and creativity.
    3. Tech-Infused Spaces. Technology integration continues to be a key trend, with smart home advancements seamlessly incorporated into the kitchen and bath spaces. At KBIS 2024, we saw countertops with built-in charging stations, voice-activated faucets, and mirrors that double as touchscreens. These tech-infused features not only enhance user convenience but also cater to the contemporary desire for minimalist and clutter-free spaces.
    4. Mixed Metal Accents. The juxtaposition of different metals made a striking statement in this year’s decorative trends. Designers skillfully mixed metals such as copper, brass, and matte black within fixtures and hardware to add a touch of glam and sophistication. This eclectic mix harmonizes surprisingly well, offering a bespoke and curated look that is both modern and timeless.
    5. Biophilic Design Elements. Embracing the connection between nature and wellness, biophilic design took center stage at KBIS 2024. This approach integrates natural elements such as wood, stone, and plant life into interiors, promoting a harmonious and healthy living environment. Features like indoor vertical gardens and natural light-optimizing layouts highlighted the human-centric design that seeks to improve overall well-being.

    Whole House Remodel | Clintonville OH

    Project Spotlight: A classic 1928 3-story brick home with loads of charm and character gets a whole house remodel with a fully updated main level and second-floor bathrooms. The remodel design build plan took this home from a dated traditional interior to a clean, crisp but soft modern design style with nods to the home’s history. Gorgeous fixtures and finishes were installed throughout and custom cabinetry throughout added functional storage in the kitchen and all the bathrooms.

    5 star Google Review! “We were impressed with the Cleary Company! They helped us design our extensive remodel and during the actual work we were kept informed and on time. We loved their work and our home is now a showpiece but also comfortable and functional. They were friendly, helpful, and extremely responsive. Can’t recommend them enough!”

    Existing 1st Floorplan

    All of the redlines below are items included in the demo scope. Walls between the kitchen, dining, and entry hall were all removed. Of course, there are always surprises when remodeling older homes. After the demo was completed it was discovered that a new steel beam was required to properly carry the load of the 2nd and 3rd floors.

    New 1st Floorplan

    The project scope included removing walls between the kitchen, dining and entry hall. The new kitchen is open and cabinetry was installed from the front to the rear of the home. Combining the kitchen and dining rooms resulted in an open-concept floorplan that creates better function and flow for the family’s lifestyle.

    The home’s existing hardwood floors were refinished and new flooring was patched into match where needed. A new custom stair railing and front door were installed and now the entry is opened up to the kitchen. Custom storage solutions were installed with built-in cabinetry in the family room & mudroom increasing the functionality of those spaces.

    All of the redlines below are items included in the demo scope. Both bathrooms were gutted to the studs. The existing primary shower was smaller than our clients desired and they disliked the wasted space in the existing layout. The primary bathroom received some adjustments to the floorplan as seen below in the new plan.

    Proposed 2nd Floor Bathroom Plans

    In the new hall bathroom plan the original linen closet was removed and open shelving was installed for storage. A double trough sink was installed replacing the smaller single sink vanity allowing for 2 users at once. The new primary bathroom floorplan features a larger shower and two new vanities with more functional custom storage.

    Working with a Designer on Your Home Remodel

    Making a major change to your home can be exciting and rewarding. It can also seem overwhelming. There are many ways to approach a remodeling project. Some of the most common are DIY or hiring a handyman, jack of all trades, or general contractor. For larger, more complex projects there are two options – hire an architect and/or designer and then a general contractor or hire a Design-Build remodeling firm.

    In 1994 when George created The Cleary Company, he used the general contractor model working with different architects and designers over the years to create some amazing projects. After 15 years, he realized to best serve his clients it was time to add design to the company’s services. So, in 2009 George hired his first full-time designer, Laura Watson!     What is a Residential Designer?

    A residential designer, also known as a home designer, is a type of interior designer who specializes in working with clients to create functional and visually appealing living spaces. They work with client specifications and requirements to create the layout and structure of either new or existing homes. Our Designers advise on home construction features in relation to how each room should function to meet the client’s needs. They work closely with our Production Team to create a construction plan to help build the various features for each design-build project.

    What is a Design Consultant?

    A design consultant is a professional who provides aesthetic expertise and product knowledge based on the evaluation of the client’s needs and style. Our Design Consultants

    • Assist with client selections of fixtures & finishes
    • Create selection sheets for Design-Build projects
    • Price project selections within budget
    • Calculate material take-offs & place orders
    • Manage samples in design studio
    • Coordinate vendor meetings for new product offerings and lunch-n-learns

    What You Should Know Before Starting Your Remodel Project

    1. HGTV is not reality, it’s for entertainment. The more research you can do before you hire a remodeler, the more you’ll enjoy the process of developing your design plan. And although the design process can feel long, especially when you’re ready to get started with demo, all the planning on the front end pays off during the construction phase.
    2. It’s not necessarily the product selections you make that drives the cost of your project but adding to the scope of work. It may seem obvious but when a project begins with a single room, a kitchen or bathroom for example, it’s easy to get caught up in thinking, “they’re already here so let’s remodel the mudroom or laundry too!”. This will certainly increase not only the materials but also the labor hours required to build a project.
    3. It’s ok to feel emotional during your remodel. Change is hard and remodeling is messy. Our Design-Build Team is with you through every step. We utilize our 27+ years of remodeling experience to have your best interest in mind.
    4. Friends, family, and others will offer advice and opinions throughout your project. It’s ok to listen but don’t let it dissuade you from choosing what makes you happy. Our Design Team enjoys getting to know you, your style, and your needs so that we can collaborate with you to create a successful remodeling plan.
    5. Remodeling is not EVER going to go perfectly as planned. There will be bumps, surprises, delays, and inconveniences. With over 27+ years of experience in remodeling, our Design-Build Team has pretty much seen it all and we’re prepared to take care of you and your home and manage your project to a successful completion.

    We asked several of our designers the following questions and were intrigued by their answers. We love seeing their personalities and love for design come through in their thoughts.

    Describe your favorite project.

    Laura – I have been in this too long to have a favorite but the ones I love are the ones where the client comes back years later to tell us they still love their new space.

    Katie – My favorite projects to design are kitchens! As an amateur home chef, I love to help others think about how they use their kitchens and come up with creative solutions to keep cooking fun!

    Shannon – A remodel I designed was a new plan for a tiny, dated kitchen that had very little storage and counter space and transformed it into a fresh and functional space. It was an elegant mix of greenish-grey and white cabinets, Cambria countertops, and gold hardware.

    Best new product in the last 1-3 years? Why?

    Laura – The bidet seat! Although this product has been around longer than 3 years, clients are finally catching on. Every home should have one. It saves on toilet paper, it’s very hygienic, it’s wonderful for the elderly, small children, and those with health issues. 

    Katie – Touch faucets! Older than 3 years but still a favorite. As someone who loves to cook, I love the ease of turning on and off the faucet without contaminating the faucet with raw meat germs.

    Shannon – Pull down bathroom faucet! Such an easy way to clean the bathroom sink.

    Laura:

    • Trust your designer.
    • Communicate likes & also dislikes.
    • Stay away from using too many trends.

    Katie:

    • It’s important to create a space that functions well.
    • A well designed space utilizes design principles but always breaks at least one too.
    • Adding personal touches to each project makes the space unique to each client.

    Shannon:

    • Staying in budget.
    • Finding their real design style.
    • Maximize function of their space.
