    9th Annual Halloween Costume Contest

    If you know George Cleary, owner of The Cleary Company Remodel-Design-Build in Columbus Ohio, then you know he loves to have fun at work, especially at Halloween. He’s famous around the office for his hilarious pranks. Even when he’s not physically in the office there’s usually something in a drawer or on a shelf that will make you jump, laugh and sometimes shriek, LOL.

    Last Friday, even with George away on vacation, Team Cleary gathered for their annual Costume Contest. This event typically coincides with the monthly breakfast potlucks to celebrate their birthdays and Team-versaries.

    Photos of each Team member who dressed up were posted to our Facebook page. Winners were determined on social media by our followers who voted by engaging with their favorite costume with likes, laughs, shares and comments.

    Company Culture: Annual Team Day

    For over 27 years, George Cleary, owner of The Cleary Company Remodel-Design-Build in Columbus Ohio, and his Team have both grown in number and experience. Sharing their successes, challenges, and changes over the years creates many memories and he appreciates the Team’s role in it all. George truly believes he’s built a team that is like a family, and this feeling is echoed by everyone that works at The Cleary Company. From the most tenured Team members to the newest, he works to make each one feel appreciated and valued.

    Each year George closes up the office and treats his Team to a day off work to bond together and create memories. In 2021 it was a day of competition dubbed “Team Cleary Olympics”!

    5 teams were assigned a color (1 for each ring in the Olympic logo) and encouraged to complete in more than 15 simple but fun tasks and games to earn points for their team. Games and tasks included ~

    • Vote on a team name & captain
    • Drive a remote toy car through a course
    • Build a log cabin with Lincoln Logs
    • Push a cup across a table with a water gun
    • Jenga
    • Hula hoop
    • Balloon launch
    • & others

    Cash prizes were awarded to the 2 top scoring teams — Blue Collar Kids & Red Hot Cleary Peppers! Several superstar awards were presented by George too.

    We combined this annual Team day of fun with a community event, A Battle of the Businesses, where we competed with other companies to win money for our chosen charity. Team Cleary voted to play for Special Spaces Ohio. Special Spaces Ohio creates dream bedroom makeovers for dependent children ages 2-19 with cancer who are within one year of treatment. Their goal is to provide them a safe place to recover, heal, sleep and even play. A very special space just to be a kid! What an amazing charity with such an important impact.

    Our own Jen Sommers has volunteered with them for many years and has also coordinated multiple bedroom projects for them here in Columbus since joining our Team.

    Team Cleary Competes in Dublin Chamber’s 5th Annual ‘Battle of the Businesses’

    The Dublin Chamber Corporate Challenge: A Battle of the Businesses, in partnership with the City of Dublin and Dublin City Schools, is all about fitness, team building and friendly competition, a perfect combination for our annual Team day of fun. Throughout this two-day event, employees from area businesses came together to compete in various challenges against other businesses as a way to promote employee wellness and community involvement. It also happens to provide a great way to earn bragging rights and support some great causes along the way!

    Understanding Your Remodeling Contract

    What is an escalation clause?

    No one likes to have a price change during their remodeling project. The Design-Build Team at The Cleary Company strives to be transparent with you throughout the estimating and development process. Our goal is to Educate, Collaborate & Connect with you and your family from beginning to end of your project. We feel it is our responsibility to review every part of your contract and to ensure you understand the wording.

    There is one clause that tends to give some of our clients a bit of hesitation and takes time for us to explain, in more detail, what it is and why it is in there. The Escalation Clause. It is taken, in part, from the Ohio Revised Code. Read more detailed information about this section of the code here.

    The Escalation clause, as written in our contract:

    Some of the materials and portions of the Work priced herein are based on bids received from materialmen and subcontractors that will be used on this project, and understanding that such bids are typically only good for 30 days and understanding that their services may be requested after this 30-day, period, there is the possibility that the costs for these materials and services may increase for reasons beyond the Remodeler’s control.  Owner acknowledges this risk and agrees to be responsible for any increases, subject, however, to the notice requirements set forth in Section C(1) below dealing with extra or excess costs.

    Section C – Excess Costs and Written Change Order Procedure.

    1. As required under Ohio Revised Code Section 4722.02(B)(2), Remodeler is providing Owner with the following notice of the procedures for excess costs and change orders:

    IF AT ANY TIME A HOME CONSTRUCTION SERVICE REQUIRES EXTRA COSTS ABOVE THE COSTS SPECIFIED OR ESTIMATED IN THIS CONTRACT THAT WERE REASONABLY UNFORESEEN, BUT NECESSARY, AND THE TOTAL OF ALL EXTRA COSTS TO DATE EXCEEDS $5,000.00, OVER THE COURSE OF THIS ENTIRE CONTRACT, OWNER (YOU) HAS THE RIGHT TO AN ESTIMATE OF THOSE EXCESS COSTS BEFORE THE REMODELER BEGINS WORK RELATED TO THOSE COSTS. SUCH ESTIMATES SHALL BE IN WRITING AND GOVERNED BY THE PROCEDURE OUTLINED IN THIS SECTION. HOWEVER, OWNER IS HEREBY NOTIFIED THAT IN THE EVENT OWNER FAILS TO APPROVE SUCH EXCESS COST(S), THE COMPLETION OF WORK MAY NOT BE POSSIBLE AND OWNER MAY BE CHARGED FOR THE COSTS INCURRED BY REMODELER FOR ANY DISASSEMBLY, REASSEMBLY, OR PARTIALLY COMPLETED WORK DIRECTLY RELATED TO THE ACTUAL LABOR OR MATERIALS INVOLVED.

    What does this mean for you?

    The escalation clause explains that it is a possibility that some of the pricing could change during your project. If there is a dramatic increase in a product required for your project, that cost increase is passed on to you, the client. In this situation, the overall cost of the project will then increase.

    This is a common clause in remodeling contracts. It’s there, in part, to protect companies from unexpected increases in materials and/or labor costs. As we have seen in the last 18+ months, supply chain issues, workforce shortages, material costs and other variables, have all impacted what we can buy and when it is available. It is never our intention to randomly increase prices. When a situation does occur that impacts costs, we will communicate with you and obtain your approval.

    Another reason this clause exists is to protect our company. For example, when a client selects more expensive fixtures or finishes after the budget is finalized or requests a costly change order. And in some rare cases, concealed structural conditions found during demo that will change the budget.

    Our Team strives to conduct open communication, create a budget that works for you, and brings your vision to life. We don’t want there to be surprises along the way, but we also know, with our 27+ years of remodeling experience, that there can be issues with any project.

    Fall Home Maintenance Checklist

    Winter is just around the corner. Is your home ready to withstand freezing temperatures and harsh weather? What can you do this fall to make sure your family is warm and dry this winter? Chief Operations Officer, Aaron Enfinger, CR says, “Maintenance on the outside of your home is much more pleasant to complete in the fall when the temperatures are mild. No one wants to be (or should be) on their roof during winter weather’s snow and ice!”

    Our Team, your Columbus, Ohio home remodeling experts, list the top 3 must-do’s to maintain and protect your home from old man winter.

    Clean your gutters & inspect your roof.

    Clogged rain gutters can cause ice dams, which can lead to expensive repairs. After the leaves have fallen you’ll need to clear your gutters of debris and make sure gutters aren’t sagging and trapping water. It is also a good idea to tighten gutter hangers and downspout brackets. Now is also the time to replace any worn or damaged gutters and downspouts.

    If you find colored grit from asphalt roof shingles in your gutters, beware, it may be time for a roofing replacement. Be safe and do a quick inspection of your roof. Look for warning signs of shingles that are buckled, cracked, or missing and rust spots on flashing. Any loose, damaged, or missing shingles should be replaced immediately.

    Check drainage around your foundation & disconnect garden hoses. 

    Take a close look at the soil around your foundation and be sure soil doesn’t touch your siding and there should be a slope away from your house of at least 6 vertical inches over 10 feet. That way, you’ll keep water from saturating the soil and prevent cracks and leaks around your foundation.

    Turn off any shutoff valves on water supply lines that lead to exterior faucets and disconnect hoses. That way, you’ll guard against minor leaks that may let water enter the faucet. Leaving hoses attached can cause water to back up in the faucets and in the plumbing pipes just inside your exterior walls. If freezing temps hit, that water could freeze, expand, and crack the faucet or pipes. Make this an early fall priority so a sudden cold snap doesn’t sneak up and cause damage.

    Seal air leaks & inspect your furnace.

    Sealing air leaks around cracks between trim and siding, around window and door frames, and where pipes and wires enter your house not only saves energy, but prevents moisture from getting inside your walls. This is one of the most important tasks for preventing costly repairs from water damage.

    Scheduling an appointment with a heating and cooling pro is the easiest way to get your heating system checked and tuned up for winter’s cold temperatures. An annual maintenance contract ensures you’re at the top of the list for checks and shaves 20% off the cost of a single visit. Also to make sure your furnace is running at its highest efficiency you should change your furnace filters every two months anyway and if you haven’t, now’s the time!

    Client Profile: Pleasant memories – this is what comes to mind for Susan as she reflected back on her remodeling experiences with The Cleary Company. Susan has known George Cleary for many years and reached out to him when she wanted to remodel and make several changes to her current home. Her goal? To be able to live in her house for the rest of her life.

    The Cleary Company is honored to have worked with Susan on many home remodeling projects over the many years she’s lived in Upper Arlington, OH. Susan’s projects have utilized both our Design-Build and small projects remodeling Teams.

    Since moving to her forever home in 2019, Susan has hired The Cleary Company for multiple remodeling projects.

    Q & A with Susan

    What spaces have you remodeled?

    It all started with a 6’x18’ extension on the garage that the previous owner built and used as storage. Cleary’s Design-Build Team remodeled it by opening it directly into the house, building a bathroom, as well as a laundry/mudroom. There are plenty of cabinets to hold supplies, coats, dog paraphernalia, and my sweeper and floor polisher. The floor is heated for cold days too!

    Then my main bathroom was too small for my needs and it needed a remodel. An existing adjacent half bath was used to create a large en suite. The zero-entry shower with bench is wonderful and just what I wanted! I chose fun tile and the design looks great!

    • In my kitchen, I upgraded to new Cambria countertops and a new tile backsplash.
    • After a leak was discovered in an upstairs bathroom the showerhead was replaced and new tile was added.
    • New stair railing and new front door.
    • Added shutters on exterior windows.
    • Replaced a door from the dining room to the patio. The old door swung in which didn’t function well, so it was replaced with a sliding door. In the process, we found there had been a water leak, so the whole support beam in the floor was rotten and had to be replaced as well.

    Coming up next? Replacing an old bar in my family room. Another water leak has led to this project! A new counter, cabinets with glass fronts, improved lighting, and pull-out drawers will create a brand-new look for the bar.

    What is your favorite part of your remodeled home?

    I love it all! They have taken my home that was built in 1975 and made it so much more livable. The house has 4 bedrooms upstairs and the main bedroom on the first floor. I wanted all my living to be on the first floor, but still have a 5 bedroom house. It’s perfect for my grandchildren or out-of-town friends to visit since they can take over the upstairs bedrooms! 

    Why did you choose The Cleary Company to remodel your home?

    I’ve known George and his wife, Cathy, since they were in college. Cathy’s parents were two of my best friends. I have always enjoyed George and was excited when he started his remodeling business. I knew his company would be successful. The Cleary Company excels in planning out each part of the project.

    You talk with them, they listen and come back with a plan. They listen to changes you want to make and then create the project. I love that they don’t start the work until everything is ordered and in, so there are no gaps. Everything moves along fluidly, with no hiccups. In my opinion, the timing of a project will make it or break it, and their planning reflects this. They don’t start until everything for the job is ready and available.

    What is your favorite part of working with The Cleary Company and why?

    Everyone that I have met that is part of the company–the project manager, a tile contractor, heating and air conditioning people, carpenters, everyone is supreme. They all know what they’re doing and don’t make mistakes, which I find amazing. The other thing I loved was how they cleaned up after themselves while working. Even the cardboard laid on my wood floors was cleaned daily!

    Mike Seyfang, Homes Services Project Manager, is a fabulous carpenter and an amazing person. Justin Juenger, my Design-Build Project Manager, is a great guy. I would give him 17 stars!

    What advice would you offer to someone who is thinking of remodeling their home?

    Don’t give it a second thought–work with The Cleary Company. You’ll know it’s going to be done right, be quality work and exceed your expectations! They made it possible for me to be happy here and be able to stay in my house.

    Why did you select The Cleary Company Remodel-Design-Build for your bathroom remodel?

    We reached out to five different companies to get ideas and understand the landscape of bathroom remodeling. We are first-time homeowners and really don’t know much about remodeling. Coury Sicker, a Project Developer/Designer with the bathroom remodeling Team at The Cleary Company, got back to us quickly. He sounded so welcoming and flexible with design arrangements, planning, and the budget. We went right away and met with them at their bathroom design studio. Everything worked out from that first meeting. A mixture of the speed of their response to our inquiry, the flexibility, and the welcoming demeanor sold us on choosing them for our remodel.

    What did you like best about the bathroom remodeling process?

    The best thing was being able to go to the bathroom design studio to see what we could choose from. We aren’t people that can walk into a huge showroom and start picking items from so many options. It was nice to see just a few really great examples and build off of that to create what we wanted.

    We liked having a dedicated project manager on site. Dan Irwin, our project manager, was frequently onsite checking on the progress and answering our questions. He is an amazing communicator and gave us a great feeling of confidence with the process.

    What was your favorite part of working with your bathroom remodeling Team?

    It was the people themselves. There are many companies that do different levels of design and build-out work. We liked the culture of the bathroom remodeling Team at The Cleary Company. Everyone was so welcoming and helpful. We even met Russell, their office dog! It was a welcoming process, not a daunting one. They really made the whole process fun for us.

    Were there any unique features or changes you desired for your bath remodel?

    My husband is 6’4 and hit his head in our old bathroom. He had to bend over just to take a shower. We were looking for a miracle–to raise the ceiling in not only the shower but also raise the ceiling in the whole bathroom. They were able to do that as well as work with an odd angled nook in the bathroom, creating cabinetry for it. We wanted nice cabinetry and they built us custom cabinetry. Additionally, we added a Broan-NuTone fan with an LED white light and antibacterial violet light to help prevent the growth of bacteria, mold, and fungi growth.

    What advice would you offer to someone who is thinking of remodeling their bathroom?

    Have an idea and the look and finish of what you want in mind. But don’t feel married to it–be open to new ideas. Having an open mind makes their bathroom remodeling Team the perfect match. They helped our vision become reality.

    You’ve made the decision to remodel your home. Maybe you’re renovating the kitchen or main bathroom, or a whole house remodel. In your mind, your project should start as soon as you meet with a qualified remodeling company. And as much as we would love to begin your project right away, it’s just not possible. But we are here to guide you through the process, build a relationship and treat you like family.

    Why your home remodeling project start date is 9-12 months away.

    A major renovation is never easy. There are many details to plan and execute that it can seem like assembling a complicated puzzle, with the addition of each piece dependent on the one before it. Renovating during a pandemic is even trickier. For over a year, the global supply chain has been upended. Shortages of raw materials and manufacturers not being able to produce enough product has caused long delays of many products used in most remodeling projects – from lumber to plumbing to refrigerators.

    According to the NY Times, “the shortages have been exacerbated by a home renovation boom that defied the recession. In 2020, as the U.S. economy fell by 3.5 percent, spending on home repairs and improvements rose more than 3 percent. Since March 2020, monthly online spending for home improvement products and appliances was, on average, 74 percent higher than pre-Covid levels.”

    Labor & Material Shortages

    When you combine the supply chain issues with an already tight labor market and then multiply that by the surge in demand, the result is a situation where the months in work backlog at most, if not all, residential construction companies has soared to all-time highs. Companies consistently need to navigate the area between hiring to shorten backlog wait times, and growing too fast. And at the present time hiring is as difficult as it has ever been.

    The best we can do is to communicate clearly and often about the realities of the situation and set appropriate expectations with our clients. We will work as hard as we can to keep the process as pleasant as possible. While saws and measuring tapes are typically our most relied upon tools, education and communication are our most powerful tools during these unique times!

    Between the large expense and the excitement of anticipating your finished home remodel project, it’s hard not to feel a little nervous. If you’ve never remodeled before you may be a little apprehensive. At The Cleary Company, we want to help you know what to expect for the weeks or months we will be in your home. Hopefully, by knowing what to expect you’ll be prepared for each stage of the process.

    MOMENTS OF JOY

    It may be as simple as seeing that old ugly vinyl floor in your bathroom go into the dumpster. While others may seem to be giddy at the sight of drywall being hung or the carefully selected custom tile backsplash being installed. Whatever gets you excited about your project know that we share your joy and excitement. We want your remodeling experience to be the best it can be.

    REMODELING FATIGUE

    Although mostly short-lived, every client has a point in their project when they just want it to be done! It may be because you’re tired of selections or answering so many questions or you may just want to have all the people out of your house. Whatever the reason please know that we have years of experience dealing with homeowners and we know you just want to move back into your newly remodeled space.

    The 4 D’s to Expect During Your Home Remodel

    DECISIONS

    The client’s ability to make decisions is one of the biggest factors that drive the Development schedule. You may reach the point of decision fatigue but know that your Development Team is with you every step of the way. Your Designer and Design Consultant will offer their assistance and guidance through the seemingly overwhelming number of choices you will need to make. Have no fear though, making the design choices is one of the most enjoyable parts of the process.  

    DUST

    Everything we do creates dust! We implement multiple strategies to minimize the amount of dust in your home, however, a fine layer of dust will gather in parts of your home far from the construction. The first line of defense is temporary walls made with plastic sheeting that are installed & secured around the area being remodeled. During certain phases of your project, we may use one of several different methods of air filtration and dust isolation. We will inspect your furnace air filter regularly and replace it as needed at the conclusion of the project.

    DRAWS

    Your project’s draw schedule will be reviewed at the Contract presentation meeting. Using a percent of completion method for developing the payment schedule keeps it simple. Divide the anticipated number of workdays by the number of payments. Draw payments will be due at that interval. Usually 25%, 50%, 75%, and Substantial Completion.  

    DELAYS

    Like death and taxes, project delays are almost a foregone conclusion. But one thing your Project Manager will work hard to do is when one thing gets delayed, move something else into its place and move ahead the best they can. We seldom have simple scheduling delays derail a project. Everyone on the Production team strives to find solutions to scheduling delays in order to keep on track.

    Recent product delays due to the impacts by COVID-19, such as appliances, are outside the control of everyone and your Production and Development Team will work to find alternatives for selections that are more readily available when possible. Communication is the key here, you will know what your team knows. Updates are passed along as soon as they are known to us.

    You’ll Also Want to Prepare for These 3 Realities of Remodeling

    NOISE

    There will be times when you will not want to be in your home. Whining saws, buzzing sanders, thumping nail guns followed by bellowing compressors will leave you little peace and quiet during our working hours. We encourage you to communicate, before the project begins, your needs for quiet time. This will help us try to coordinate around your needs and keep your project’s schedule on track.

    CHANGE ORDERS

    The aim of our Design-Build approach is to produce a comprehensive, detailed scope of work and final price when you sign a contract. Sometimes things change. While it is ideal to avoid them, when a Change Order becomes necessary your Production and Development team will collaborate with you to get things worked out. Change Orders are an interruption in the flow of a project, so speak with your Project Manager as soon as you think you may want a change!

    THE UNEXPECTED

    Our Design/Build remodeling process prepares you and us for the scope of work required on your project. However, there are situations where no amount of investigation will prepare a contractor or homeowner for the potential of concealed conditions that can arise on just about any job site. It could be incorrect wiring, critters nesting in the attic, framing that is not code compliant or unsafe plumbing. With our years of experience, we will work with our Trade Partners to make onsite decisions that will keep your project running on schedule. There will be surprises during your project but know we have been here before and we will work together to find solutions.

    PROJECT CLOSEOUT

    As the completion of your home remodel approaches, your Production Team will create and complete the punch list of items to wrap up. At Substantial Completion, your Project Manager will schedule a time to review the project with you and get your signature on our Field Closeout forms. Once that happens the paperwork triggers a few things at the office. Once the team completes the Office CloseOut your final invoice is created and posted on BuilderTREND for your review and payment.

    An unused basement became a dream space for our clients, Jen and David. Our Team transformed their ranch home in Upper Arlington OH by giving them more living space with a fun space for adults and kids.

    Changing their home’s basement area into a livable space included creating zones for various family activities. Our Lead Carpenter, Jonathan, even created a custom dimensional focal wall for the TV. As Jen said to us, “We are so glad we chose to work with The Cleary Company.     Q & A with Jen & David

    What space did you have remodeled?

    We had our long rectangular basement finished to create usable space for the whole family. Nothing had previously been done to the area, except for a bathroom and some old carpet. We remodeled the bathroom and turned an attached room into an exercise room. This amazing long basement offers many different spaces, including an entertainment and relaxing area complete with a couch and the TV. The new dry bar has space for a wine fridge and cabinets and shelving to hold our different bourbons. There is a built-in bookcase area complete with desks for the kids. We also have a kids’ play area with storage for their toys.

    What is your favorite aspect of your remodeled space?

    That’s too hard to pick! But if I had to, it would be the kids’ area. We love that there is a space for them to play that is clean, bright and safe. We didn’t plan anything special for the area, but it is great for the kids when it’s too hot or cold outside. Also, I love being able to go downstairs and spend time exercising.

    Why did you choose The Cleary Company to complete your remodeling project?

    We had interviewed a couple of different contractors, including The Cleary Company. Our gut told us we needed to choose The Cleary Company for our remodel. We have had issues with contractors before that made us a little more cautious. We were looking for a company that had good communication skills with us and was trustworthy. The Cleary Company filled the bill–they came across as extremely trustworthy. They laid out a plan and their communication with us was amazing.

    What was your favorite part of working with The Cleary Company and why?

    We loved working with their Team. Project Developer, Jayde Boyd, and Designer Katie Florjancic, were fun, easy to talk to. They made us feel comfortable about the choices we were making and how we wanted to spend our budget. There was no judgment on their parts at all, they just wanted to make sure our vision came to life. The interactions we experienced with everyone were noteworthy. To add to that, Jayde brought my son a birthday cake when we had a meeting at the house on my son’s birthday. I will always remember that as such a kind gesture to our family and my son. Working with Jonathan, the carpenter was amazing. He designed a wood accent wall where our TV hangs. He came up with a perfect one-of-a-kind design for the wall. I was home most of the time during the renovation and it was nice to have such kind, energetic and respectful people in our home.

    Was there a TCC team member(s) who stood out and if yes, how did they exceed your expectations?

    Jayde, Katie and Jonathan, for the reasons above and more! Jayde was so great at communicating with us and if we had any concerns we knew she would handle them right away. Katie seemed to know exactly what we were thinking. Just by seeing our style choices in our home, she knew what we wanted. It seemed like she was in my head and realized my wildest dreams for designing the rooms. Jonathan executed many amazing details in the basement. We needed custom doors and framing due to the height of the ceiling. And the way he created the wall just spoke to us.

    What advice would you offer to someone who is thinking of remodeling their home?

    Do your remodeling project with The Cleary Company!  Find someone who is responsive to your communication style and needs. Ask questions about what is going on during the process. Clarity and understanding every part of the process was very important to us and The Cleary Company did everything to make us comfortable.

    If you were asked to explain in one word why you choose to do business with The Cleary Company, what would it be?

    Kitchen Remodel Expands Footprint

    Project Spotlight: Existing kitchen with dated 1950’s floorplan was tight on workspace and storage at just 107sf. The new kitchen footprint was expanded by removing a wall between the kitchen and dining room. By reworking the entire layout of the kitchen the new floorplan features more functional workspace and more storage for our client.
