It’s important to realize that NARI Remodelers placed the cost estimate of an attic remodel at $100,000 (nationwide) and the estimated cost recovery is $75,000. This amount is based on creating a living area, so costs will vary based on your needs for the attic.

Let’s take a look at what the report tells us about a Kitchen Upgrade Remodel.
What does the report tell us about completing a Kitchen Upgrade Remodel? NAR utilizes a Joy score for each project based on happiness. The Joy score for a Kitchen Upgrade is a 9.8 out of 10. That score tells us that a kitchen upgrade is worth it and produces a great deal of joy! 83% of consumers would have undertaken the project, regardless of the pandemic.
Remodeling a kitchen by completing a remove and replace upgrade has a cost recovery value of 67%. “REALTORS® provided an estimate of the likely dollar value each project would add to the house at resale. In comparing that dollar value to the estimated cost of each project provided by NARI members, a Recovered Project Cost percentage was calculated.”
It’s important to realize that NARI Remodelers placed the cost estimate of a kitchen upgrade remodel at $45,000 (nationwide) and the estimated cost recovery is $30,000.

Keep Your Bathroom Looking New – Cleaning Tips
It is beautiful now, right? It’s dreamy, organized, and should have its picture taken for Instagram. But life does interfere every day in a bathroom, so here are a few tips to keep it looking sparkly and new!
Put items back where they belong before you leave the bathroom. If you have littles (or kids of any age), labeling bins and baskets might be useful.
If you have glass shower walls, keep a squeegee in the shower and use it after each shower.
Rinse and wipe the sink morning and night. Keep a reusable or microfiber towel that can just be rinsed out to dry to speed up the process. Multi-purpose wipes work as well.
Keep needed cleaning supplies in the bathroom so quick cleanups don’t require leaving the bathroom to get the supplies.
Clean the toilet several times a week to keep it from getting dirty. A little baking soda and a toilet brush are all you need for quick clean-ups.

Living In Place or Universal Design, both used interchangeably, is simply defined as a home designed and built to be used and accessed easily by all people no matter their age, size, or abilities. This universal approach to design and construction is all about planning and details. What products, features, and space planning considerations need to be in place for the space to function for all?
Living in Place design elements for the bathroom
Your bathroom is your private sanctuary but it’s also the most heavily used space in your home. Spending time discussing all of the details needed for a safe and functional space is time and money well-spent! Our Design Team reviews and recommends the following to all our bathroom remodeling clients.
Zero-entry or low threshold shower wide enough to accommodate two adults (should a caregiver be necessary)
Handheld showerhead and moving the shower controls closer to the entry part of the shower
A shower seat that is movable (there are some gorgeous teak options available!) or one that is permanent and folds down
Faucets and plumbing fixtures with lever handles, anti-scald controls and pressure balances are preferred for ease of use as well as safety
Comfort height toilet preferably (with a bidet seat!) and if possible reposition the toilet to allow for wheelchair transfer
Grab bars in the shower and beside the toilet
Bathroom vanity style with a counter that is accessible for a wheelchair, a seat, or small children
Mirror placement that allows everyone to use it
Flooring throughout with slip-resistant qualities
Accessible storage – drawers and shelves at varying heights
Pocket or barn door entry
Lever-style door handles
Additional changes to consider for all of the main living spaces
While incorporating all of these updates can be extensive, they are the recommendations we routinely discuss with all of our clients.
Widening entryways and hallways to allow for walkers, wheelchairs or scooters
Opening up the floorplan for traffic flow and visibility
Using countertops of varying heights in the kitchen & as well as bathrooms
Moving switches and outlets for easier reach
Replacing carpet with hardwood, vinyl or tile flooring that is easier to navigate
Adding a bedroom/bathroom to the main floor if one doesn’t exist (or planning for a future need)
Limit or eliminate the steps needed to enter the home when possible

While most consumers responded they would have remodeled regardless of the pandemic, 86 percent of consumers report remodeling one area of their home made them want to then remodel other areas of their home.
Let’s focus on what else the report says about completing basement remodels! NAR utilizes a Joy score for each project based on happiness. We love this because we know that as remodelers, we provide a good deal of joy to our clients when they see their finished projects.
Adding new living space to a home with a basement remodel has a cost recovery value of 86%. “REALTORS® provided an estimate of the likely dollar value each project would add to the house at resale. In comparing that dollar value to the estimated cost of each project provided by NARI members, a Recovered Project Cost percentage was calculated.”
NARI Remodelers placed the cost estimate of a basement remodel at $57,500 (of course this is nationwide). Realtors® estimated a cost recovery is $49,250, so 86% is the percent of value recovered from the project on average.
The most interesting response we found is that regardless of the pandemic, 74% of those surveyed would have remodeled their basement.

Motor/Mobility — Choose solid surface floors throughout like wood, tile or vinyl and minimize the number of transitions between materials. Eliminate or reduce the use of rugs or carpets. Wider hallways, doorways and traffic flow for accommodating wheelchairs, walkers, etc.
Auditory — Creating a more open concept floor plan allows for unobstructed sight lines for easier communication. The arrangement of the room can also make a significant difference for those who use lipreading or sign language. Circular or horseshoe seating layouts work best.

Terminology used for Accessibility in Home Design
Living in Place or Aging in Place — Both used interchangeably have become more popular as people want to stay in their homes longer. This means the home needs to be safe, healthy, and comfortable for everyone in the household, no matter their age or accessibility. Are there hazards, barriers, or floor plan issues that need to be rectified to create a design that all people can use, especially those with memory, cognitive or physical challenges?
Universal Design — Sometimes used interchangeably with the previous two terms. This approach to home design is to meet the needs of everyone. Regardless of age, size, ability or accessibility, a design is created, understood, and used by everyone, as much as possible. Read more about Universal Design on our blog.
An excellent example of such design exists right here in Columbus! This 3,500sf ranch home was built in 2009. It is not only the private residence of Rosemarie Rossetti, Ph.D and her husband, Mark Leder but also a one-of-a-kind national demonstration home called the Universal Design Living Laboratory. Our Team had the privilege of touring this amazing home in 2015. We appreciate our conversations with Rosemarie, whose personal work in Universal Design has been instrumental in educating home industry professionals.

ADA Compliant — This term refers to actual code compliance rules included in the American Disabilities Act Standards for Accessible Design. An ADA-compliant home follows these codes entirely.
Visit-ability — This one is interesting because it isn’t so much about who lives in the home, but who is visiting. How will they navigate throughout your home if they are wheelchair-bound or have other mobility issues?
Areas to consider:
Entrances and exits of the home
Bathroom accessibility
Bedroom access for those who can’t use stairs
Hallways should be wide enough to accommodate wheelchairs or motorized scooters
Adaptable Design — This realizes an important middle-ground area in the designing of homes, putting it somewhere between full accessibility and a home filled with accessibility challenges. Creating a remodeled home that can easily be adapted to accommodate changing needs can save money over time if it is thought of now.
Are there products or design elements that can be put in place now, that can be used later? You may not want a walk-in shower now, but will it be needed down the road? Does the structure behind the walls need to allow for grab bars to be added beside a toilet or in a shower? Does the island have an area that is lower, allowing a wheelchair to be rolled up to it?

Do you love an extra-long shower? Do you leave the water running the whole time you brush your teeth? Your bathroom is a major source of water use—from flushing the toilet and taking a shower, to brushing your teeth. Additionally, most bathrooms are filled with products that aren’t as eco-friendly as we would like.
Are you trying to conserve water in your home or working to be kind to the earth? We have put together a list of ways to conserve water and design ideas to create an eco-friendly bathroom. If we all do a little bit, we will make a significant difference!
Reduce Your Use of Water in Your Bathroom
Install Low-Flow shower heads and reduce overall shower time (we know, this one is really hard!). Shower plumbing has come a long way and newer low-flow shower heads do not mean reduced water pressure. Aim for one that has a flow rate of around 2.5 gallons a minute as compared to a standard one with a flow rate of 3 to 4 gallons a minute.
Installing aerators on your faucets will help reduce the amount of water used. An aerator mixes the water with air, creating an efficient, smooth flow of water. This, combined with turning off the water while brushing teeth or shaving, will significantly cut down on water usage. Watch this video for easy aerator installation!
A dual flush toilet can save a good deal of water in a year. Did you know that toilets use approximately 27% of the water consumed in a home? If installing a new toilet isn’t an option, there are several DIY options available for items you can put in your toilet tank to conserve water.
Tankless water heaters only heat the water when needed, which reduces the consumption of energy as well as the cost to heat the water. A family of 5 living in Columbus, Ohio would need a 10 GPM gas or 27 kW electric tankless heater. This might be something to consider when remodeling your home!
Ditch the large garden or built-in soaking tubs for a free-standing tub, that takes up less space and uses less water. This will cut down on the amount of water needed for a bath. Read our blog about removing garden tubs!
Designing an Eco-Friendly Bathroom
What can you do to make your bathroom a bit more sustainable and environmentally friendly? Even just implementing a few of these ideas could help the planet.
Product Choices
Find some beautiful reusable glass, plastic, or bamboo containers for your shampoo and soap. You buy them once and just refill as needed. Even better, take them to a store that offers refillable products.
Switch to shampoo, conditioner, and soap bars for hair and body care, instead of products in plastic bottles.
Use bamboo toothbrushes (most are 100% biodegradable-just throw them away, but not inside a plastic bag) to cut down on the amount of plastic that ends up in landfills and the ocean.
A hard one to make the switch to for some of us, switch to a responsibly-sourced toilet paper, which is more sustainable and made with materials that are better for the environment.
Room Design Options
Reclaimed wood cabinets are an environmentally friendly idea. Use FSC-certified wood for a more sustainable product.
Consider using materials for countertops and cabinets like glass, bamboo, stone, concrete, or tile as part of your design. These materials are part of a more sustainable plan.
Low-wattage exhaust fans still do the job, but at a lower wattage and better energy efficiency. What an easy change to make in any bathroom!
A skylight can let in loads of natural light, which cuts down on energy usage—you don’t need the lights on during the day or on a moonlit night.
Go sustainable with VOC-free paint (to cut down on chemicals), sustainable flooring, such as cork, bamboo, or eco-friendly concrete, and install LED lighting.
Add living plants to your bathroom. Plants that thrive in low-light and warm climates will thrive in a bathroom. They help clean the air and provide your bathroom with beauty and serenity.
Being eco-friendly isn’t always less expensive, so maybe start with a few items you can get behind and work towards more changes. If we can all just start with something, we will make a difference.
