  • Fall Home Maintenance Checklist

    Fall Home Maintenance Checklist

Winter is just around the corner. Is your home ready to withstand freezing temperatures and harsh weather? What can you do this fall to make sure your family is warm and dry this winter? Chief Operations Officer, Aaron Enfinger, CR says, “Maintenance on the outside of your home is much more pleasant to complete in the fall when the temperatures are mild. No one wants to be (or should be) on their roof during winter weather’s snow and ice!”

Our Team, your Columbus, Ohio home remodeling experts, list the top 3 must-do’s to maintain and protect your home from old man winter.

Clean your gutters & inspect your roof.

Clogged rain gutters can cause ice dams, which can lead to expensive repairs. After the leaves have fallen you’ll need to clear your gutters of debris and make sure gutters aren’t sagging and trapping water. It is also a good idea to tighten gutter hangers and downspout brackets. Now is also the time to replace any worn or damaged gutters and downspouts.

If you find colored grit from asphalt roof shingles in your gutters, beware, it may be time for a roofing replacement. Be safe and do a quick inspection of your roof. Look for warning signs of shingles that are buckled, cracked, or missing and rust spots on flashing. Any loose, damaged, or missing shingles should be replaced immediately.

Check drainage around your foundation & disconnect garden hoses.

Take a close look at the soil around your foundation and be sure soil doesn’t touch your siding and there should be a slope away from your house of at least 6 vertical inches over 10 feet. That way, you’ll keep water from saturating the soil and prevent cracks and leaks around your foundation.

Turn off any shutoff valves on water supply lines that lead to exterior faucets and disconnect hoses. That way, you’ll guard against minor leaks that may let water enter the faucet. Leaving hoses attached can cause water to back up in the faucets and in the plumbing pipes just inside your exterior walls. If freezing temps hit, that water could freeze, expand, and crack the faucet or pipes. Make this an early fall priority so a sudden cold snap doesn’t sneak up and cause damage.

Seal air leaks & inspect your furnace.

Sealing air leaks around cracks between trim and siding, around window and door frames, and where pipes and wires enter your house not only saves energy, but prevents moisture from getting inside your walls. This is one of the most important tasks for preventing costly repairs from water damage.

Scheduling an appointment with a heating and cooling pro is the easiest way to get your heating system checked and tuned up for winter’s cold temperatures. An annual maintenance contract ensures you’re at the top of the list for checks and shaves 20% off the cost of a single visit. Also to make sure your furnace is running at its highest efficiency you should change your furnace filters every two months anyway and if you haven’t, now’s the time!

Protect your home and stay warm this winter by following our fall home maintenance checklist. For more information and a detailed winter prep checklist read HouseLogic’s Fall Home Maintenance article.

  • Why Lead-Based Paint Safety is Important

Why Lead-Based Paint Safety is Important

Lead-based paint is poisonous! It was commonly used on the interiors as well as the exteriors surfaces and many homes built before 1978 have lead-based paint in them. Lead has also been used for many years in products found in and around our homes. What makes Lead-based paint so dangerous?

The smallest lead dust particles cannot be seen but they can get into the body. The dust and chips from lead-based paint are dangerous when swallowed or inhaled, especially to small children and pregnant women. Lead can affect children’s developing nervous systems, causing reduced IQ and learning disabilities. In adults, high lead levels can cause high blood pressure, headaches, digestive problems, memory and concentration problems, kidney damage,
mood changes, nerve disorders, sleep disturbances, and muscle or joint pain. A single, very high exposure to
lead can cause lead poisoning. Lead can also affect the ability of both women and men to have healthy children.

Beware, all home repairs can create even a small amount of lead dust which is enough to poison your child and put your family at risk. For more information, read EPA’s guide that describes why you should hire a lead-safe renovator.

Common renovation, repair, and painting activities that disturb lead-based paint (like sanding, cutting, replacing windows, etc.) can create hazardous lead dust and chips which can be harmful to you and your family. As contractors renovating residential homes, The Cleary Company Remodel-Design-Build in Columbus Ohio plays a critical role in helping to prevent lead exposure. Our Team of experienced professionals can test for the presence of lead and if found will prep a jobsite and follow all lead-safe work practices. These steps can prevent lead hazards in our clients’ homes.

Our Team is committed to education and certification for this important safety requirement in our industry. The Lead-Safe Renovation certification is required for contractors remodeling structures built before 1978 by the US EPA and Ohio Revised Code.

Team members who have completed training and hold US EPA Lead-Safe Certified Firm credentials:

    • Jonathan Neely, CLC
    • Pete Mossman, CLC
    • Thomas King
    • Ian Dyer
    • Joseph Hamlett

  • Why Should You Buy Fixtures from Your Contractor?

Why Should You Buy Fixtures from Your Contractor?

Have you ever wondered why prices for a plumbing fixture can vary so much? What may seem like a terrific opportunity to save money on your remodeling project is often not the case. Although there are some materials our clients can purchase and supply for their projects, plumbing is not one of them. Occasionally, we will get asked “Can I purchase my own plumbing fixtures? I found a great deal online!” Our answer is always, “Sorry, no you cannot.” Sound harsh or inflexible? Maybe, but consider these scenarios:

    • What if items arrive defective or damaged?
    • What if the specifications don’t work with the beautiful countertop and vanity you selected?
    • How will you deal with items which cannot be exchanged or returned?
    • How will this affect your project’s completion date?
    • What will happen if the product is discontinued before the warranty is up?

Our Team and the professional plumbing trade partners we work with are equipped to handle all of these scenarios and more. When we purchase and supply plumbing fixtures for our clients, we own all of the management of those materials. More importantly, our professional plumbing trades, nor The Cleary Company CANNOT warranty any installation of plumbing products or materials purchased from superstores, discount warehouses and/or online retailers.

Where You Purchase Plumbing for Your Remodel Matters!

So why are retail and sale prices at plumbing supply distributors higher than the superstores (Home Depot, Lowe’s etc.) and online retailers (Amazon, Wayfair, Overstock, etc.)? Read on to learn the top 3 reasons, provided as a courtesy, so that you can make the best decision for your home improvement project.

    1. Volume. Superstores and online retailers derive a portion of their profits from manufacturers’ rebates based on sales volume and can recover a portion of their discounted consumer prices. They however assume no liability and pass on the manufacturer’s warranty.  What this means to the homeowner is if you experience a problem with your purchase you will deal directly with the manufacturer via email or phone to resolve any issues.
    2. Customer service! Our relationships with local reps can get most issues resolved quickly and efficiently and in some cases, get product replaced at no additional cost to our clients. Note, when purchasing products on Amazon remember you’re not necessarily buying it FROM Amazon. Who do you contact for help then?
    3. Quality. There is a difference! Products and materials purchased from plumbing supply distributors are made with original ceramic disc valves, all brass construction, threaded connections, metal drain assemblies, etc. Those same fixtures at a big box retailer are going to be DIY friendly with quick connections, which could include plastic parts.

What Can You Purchase and Supply for Your Remodeling Project?

Good news, there may be some materials and products that you can purchase for your project. Some more common examples are ~

    • Lighting fixtures – pendants, chandeliers, etc.
    • Bathroom accessories – mirrors, towel bars and robe hooks
    • Kitchen appliances – ranges, cooktops, microwaves, etc.

But, before you run out to the store, make sure you have all the specifications and measurements in hand for your space. While that large chandelier may look beautiful in the store, it may not work in your home. Doors will still need to open and it will need to provide clearance for those walking underneath it. These are just a few of the many things you will need to consider when you are making your purchases and providing your own materials. When our experienced Design Team specifies and orders products for your home remodel, we can ensure all your selections meet the requirements for the entire project.

Our professional relationships with our suppliers and manufacturers’ representatives give our Team access to the most current information on trends, new or discontinued models, finishes, and more. Contact our Team to Get Started on your next home remodeling project!

  • Home Renovation Financing

    Home Renovation Financing

Q & A with Natalie Moore, Loan Officer NMLS ID:728210

Natalie Moore, has been in residential mortgage lending for over 15 years. Although she is diverse in all aspects of residential lending, she specializes in new construction and renovation lending.  Natalie is very involved in the building community. She is a past Board member of the BIA of Central Ohio, Ohio Mortgage Bankers Association as well as Past President of the Columbus Mortgage Bankers Association.

When should I start looking to finance my remodel in Columbus OH?

The sooner, the better. Even though you may not have finalized plans for the your project, it’s good to start the conversation and get an idea on what the financing options are. The best way to do this is to become pre-approved. Pre-approval will help lay out the financing options you have to consider to complete your project.

What types of financing are available? What is the best option and can they be combined?

The two most common means of financing a renovation project are:

    1. Home Equity Line/Loan – utilized the current equity you have in your home, based on how the property currently looks.
    2. Renovation Loan – utilized the “as-completed” value based on what the home will be worth once all the work has been completed.

Although these are two different options, they can generally not be combined. However, a HELOC can be utilized in multiple steps.

What information and documentation do I need to obtain financing?

In addition to a completed mortgage application you will need to provide income and asset documentation, as well as, the competed/executed contract, project specs & final plans for your project. These documents aren’t needed to gain an initial pre-approval, however will be needed once you’re ready to proceed with the finalization of your financing if you choose a Renovation Loan.

How do I know what ROI to expect from my home remodel, once completed?

This depends on several factors. If you plan to be in your home for 5+ years after the remodel, you may be more likely to see your home increase in value and your return to be better on what you’ve invested in your property.

The Cleary Company Remodel Design Build in Columbus, Ohio refers their clients to Remodeling magazine’s annual Cost vs Value report. For more than 34 years, this annual report compares the average costs for 22 remodeling projects with the value those projects retain at resale. ROI estimates in this report can help a homeowner decide if a project is worth their investment.

  • Should I Remodel My Kitchen or Refresh?

Should I Remodel My Kitchen or Refresh?

    Kitchen Remodeling Questions Answered

Many of us, having lived the last year mainly at home, are realizing things about our homes we don’t love. Likely, the kitchen is at the top of the list. At The Cleary Company, we’ve been fielding many calls about kitchen renovations and updates. The number one question we are asked? Should I remodel my kitchen completely, or just upgrade it?

Whatever you choose to do, you will get a positive return on your investment. According to the National Association of Realtors®, the two most important interior projects you can do in your home are a complete kitchen renovation and a kitchen upgrade.

Click here for the full report from REALTOR®

At The Cleary Company Remodel – Design – Build, we know kitchen remodels boost the value of homes here in the Columbus, Ohio area! Remodeling magazine regularly publishes a Cost vs Value report which analyzes data and lists the average cost of popular remodeling projects. This report validates what we’ve found to be true in Central Ohio, you can recoup between 58 to 80% of your kitchen remodeling costs when you sell your home.

What is the difference between a full kitchen remodel and a kitchen update?

A kitchen update or refresh can involve a multitude of projects in the space or just a few minor revisions. Think of it as a facelift to update all the “pretty stuff” in your kitchen that you notice immediately.

As you seriously inspect your kitchen, think about what doesn’t work for you. What are some easier, not as costly fixes that would make the biggest difference in the space? Fixing just one or two of these items by replacing, updating or refinishing can give your kitchen a pleasing face-lift, quickly and for a fraction of the cost of a full remodel.

    • Cabinetry
    • Fixtures
    • Countertops
    • Flooring
    • Plumbing
    • Electrical
    • Backsplash
    • Lighting
    • Wall color, shelving and decor

For updating any of these specific areas, check out Home Services by The Cleary Company. Completing a small project in the kitchen might be all that’s needed to complete your vision. Our Home Services Team is able to work on small kitchen updates serving many clients’ needs.

A complete kitchen remodel is just that— a full demo of the entire space that can also include a rework of the entire floorplan. Clients seek this solution when they find their kitchen no longer works for their lifestyle. It might be too small, doesn’t function the way you need it to or is very outdated and in need of a brand-new look. Tearing out everything down to the studs allows for reconfiguring the space for functionality and better flow. You might choose to add more space through an addition. And, typically, any outdated electrical and plumbing is replaced increasing safety as well as meeting all local building codes.

    What to consider?

You need to think about many things when trying to decide what to do in your kitchen. What are your short and long-term goals? How will all the factors below play into your decisions?

    • Cost
    • Functionality
    • Enjoyment
    • Needs and Wants
    • Livability
    • Selling soon or staying for a long time

As you read the lists above and objectively evaluate your answers, you may realize everything in your kitchen needs to be “updated.” Maybe a wall needs to come down to create a bigger room or you want to relocate the kitchen in the home altogether. At The Cleary Company, this is what we do. Our Design Build Team works with you to create and execute your vision. We help you determine your needs as we work through all the factors to consider and your ultimate goals for your kitchen.

Whether you decide on several cosmetic updates or go all in with a completely new kitchen remodel, you will increase the ROI of your home.

  • Your Renovation Financing Questions Answered

    Your Renovation Financing Questions Answered

Whether you’re planning to remodel your bathroom, redesign your kitchen, add a new mudroom or reimagine an underutilized space, The Cleary Company is here to help connect you with the answers to the questions you have about financing your renovation project.

We field many different questions with our clients’ renovation projects. One of the biggest questions revolves around finances. Our home remodeling financing expert, Natalie Moore, Loan Officer NMLS ID:728210, shares the most frequently asked questions and the answers that will hopefully be informative when planning your next home renovation project.

    Q&A with Natalie Moore

When should I start the pre-approval process on the financing for my renovation project?

The sooner, the better. Even though you may not have finalized plans for your project, it is good to start the conversation and get an idea on what financing options are available to you. The best way to do this is to become pre-approved. Pre-approval will help lay out the financing options you have to consider completing your project.

How about documentation? What type of documentation do I need?

In addition to a completed mortgage application, you will need to provide income and asset documentation, such as your paystubs, W2’s/tax returns, and bank statements. Qualifications at most financial institutions are generally no different than your traditional mortgage, with the exception of providing the completed/executed contract, project specifications and final plans for your project. These documents are not needed to gain the initial pre-approval, however, they will be needed once you’re ready to proceed with the finalization of your financing if you choose a renovation loan.

What types of financing options are available?

First, a Home Equity Line of Credit (HELOC)/Loan (HELO) – utilizes the current equity you have in your home, based on how the property currently looks.

Second, a Renovation Loan – utilizes the ‘as-completed’ value based on what the home will be worth once all the work has been completed.

What would be a scenario where I might select one financing option over another?

There are several options to consider:

If you are financing your project with a Home Equity Line of Credit (HELOC), and you don’t have enough funds/equity to pay for all of the renovation costs, you can also consider paying cash for the remainder of the project or consider gift funds from a family member.

Or if you don’t have enough equity to finance the entire project on a HELOC and you don’t want to use cash/additional funds of your own, you might then consider a Renovation Loan. Generally, when utilizing a Renovation Loan, a bank will use the ‘as-completed’ value of your home on a transaction like this, which can often provide the additional funds that may be needed.

  • Choosing Tile For Your Home Remodel

Choosing Tile For Your Home Remodel

Tile Trends That Create Tranquil Spaces

Our homes are providing us with a greater sense of safety and security than we have ever felt in the past. To #LiveBetter at home, we seek spaces that offer tranquility and sanctuary in an environment that promotes wellness.

At The Cleary Company, our Design-Build Team loves to collaborate with our friends at Hamilton Parker and we rely on their exceptional products and service. They provide premier building products, from designer tile and masonry products to fireplaces and garage doors. Together we can guide you to find the latest and greatest for your next remodel.

Randi Garris, Hamilton Parker Merchandising Manager, says sanctuary spaces are a top décor trend, “People want a relaxing, Zen-like vibe. Your home doesn’t just need to look good—it should feel good to be in, too.” Below are 5 ways to bring this trend to life for your next remodeling project.

Choose natural colors. Use a color palette found in nature, like warm neutrals. And instead of accenting with a pop of color in building materials, accent with plants, using green as your pop of color.

Use Earthy textures. Nature is full of texture, so bring it into your space to channel a connection to the Earth—the smoothness of honed marble, the grit of wood grain, the water-like translucence of glass. Today’s tiles offer unique and easy ways to incorporate a variety of textures.

Keep it minimal. When done right, this trend will evoke feelings of calm and serenity. Minimalize the aesthetic of a space by creating clean lines and surfaces, and by including stow-away storage solutions.

Go luxe beyond looks. Think dimensionally about this trend by moving beyond the aesthetic of the space and thinking about other senses, too. Heated floors, anyone?

Accent thoughtfully. Details are everything. Choose beautiful light fixtures with dimmers to set the mood. Select lush linens for bathrooms and kitchens or comfy blankets for other spaces. And finish the space with a soothing, Earth-inspired scented candle.
