The project scope included gutting a majority of the interior but left several of the home’s architectural details which were important to the family and fit its unique style.

Another addition included a screened-in porch with 2 sided fireplace.

    Project Spotlight: A classic 1928 3-story brick home with loads of charm and character gets a whole house remodel with a fully updated main level and second-floor bathrooms. The remodel design build plan took this home from a dated traditional interior to a clean, crisp but soft modern design style with nods to the home’s history. Gorgeous fixtures and finishes were installed throughout and custom cabinetry throughout added functional storage in the kitchen and all the bathrooms.

    All of the redlines below are items included in the demo scope. Walls between the kitchen, dining, and entry hall were all removed. Of course, there are always surprises when remodeling older homes. After the demo was completed it was discovered that a new steel beam was required to properly carry the load of the 2nd and 3rd floors.

    The project scope included removing walls between the kitchen, dining and entry hall. The new kitchen is open and cabinetry was installed from the front to the rear of the home. Combining the kitchen and dining rooms resulted in an open-concept floorplan that creates better function and flow for the family’s lifestyle.

    The home’s existing hardwood floors were refinished and new flooring was patched into match where needed. A new custom stair railing and front door were installed and now the entry is opened up to the kitchen. Custom storage solutions were installed with built-in cabinetry in the family room & mudroom increasing the functionality of those spaces.

    All of the redlines below are items included in the demo scope. Both bathrooms were gutted to the studs. The existing primary shower was smaller than our clients desired and they disliked the wasted space in the existing layout. The primary bathroom received some adjustments to the floorplan as seen below in the new plan.

    In the new hall bathroom plan the original linen closet was removed and open shelving was installed for storage. A double trough sink was installed replacing the smaller single sink vanity allowing for 2 users at once. The new primary bathroom floorplan features a larger shower and two new vanities with more functional custom storage.

    Project Spotlight: A comprehensive interior home remodel on the Muirfield golf course built in 1984. The empty nest homeowners hired our Team to make updates to their contemporary floor plan to add more openness and flow to the kitchen and dining room as well as bring a newness and freshness to the home’s main living spaces and bathrooms.

    Project Spotlight: Remodel-Design-Build project on a historic 1918 3-story home in Columbus, Ohio. The traditional floorplan upon entry was all walls & halls! By adding a home addition they were able to reimagine their home. The new open concept first floor plan is lighter, brighter and has more flow and functionality.

    The entry hall featured a central 3-story staircase and all the rooms were separated. The entire interior was gutted and remodeled with the goal to add function and flow.

    Scope of work includes building a new 2-story home addition to incorporate an attached garage, new mudroom, back entry hall and pantry off the kitchen with a home gym above. The kitchen was reconfigured to make the best use of the layout and create flow between casual dining, formal dining and living rooms once several of the interior walls were removed. All of the home’s bathrooms were gutted and upgraded with new cabinetry, fixtures and finishes. The existing detached garage was converted into a pool house perfect for entertaining and hosting parties.

    Project Details

    • Main living level interior work included all new flooring and paint, an updated powder room, entry, and mudroom plus a new gourmet kitchen with an expanded footprint.
    • New kitchen layout includes an 8.5’x3’ island, natural wood faux beams, large counter-to-ceiling windows and loads of custom cabinetry and storage.
    • Dining room features a new dry bar with open shelving, cabinetry plus a drawer refrigerator and a drawer freezer.
    • Two porch additions were also designed and built. The front porch enhances the curb appeal of the home and allows connection to the interior through two sets of French doors. The rear porch and deck include room for seating, dining and a hot tub. Connection to the back deck is thru new French doors from the family room.

    Lindsey and Richard bought their 100-year-old Bexley home nine years ago, with the intention to remodel it over time. In 2018, they started the process, talked with another company, and received some estimates. Thinking they knew what the budget could be for what they wanted, they soon realized HGTV was not an accurate representation of their desired plan. They decided to think about it, and then COVID-19 hit. With Richard home more, they both realized that the renovation had to happen to make their home work for their family. The rest is history…

    Q & A with Lindsey & Richard Bexley, OH

    What was the goal for your remodel?

    Our house was a mess! We needed better flow, more space, and more storage. It needed updated and brought into this century. The entire first floor was a priority, as was the upstairs primary bathroom. And we found out after demolition began, that our home was also unsafe!

    An addition from the 90’s wasn’t structurally sound so they installed a beam to make it safe. Also, the entire electrical system was installed to replace all the original knob and tube.

    What feature of your remodeled spaces are your favorite?

    The closets (pantry & bedroom) are a favorite—I just love them! The new kitchen brings a lot to our life as a family. We have sightlines for every area and now it’s fun to entertain. Richard loves our primary bath. Our old one was so bad I refused to use it. It’s nice that we can both enjoy this gorgeous primary en suite now.

    What advice would you offer to someone who is thinking of remodeling their home?

    • Be ready for surprises!
    • Know what realistic budgets are. We had no idea what we were getting into with our house due to its age and unexpected issues.
    • Roll with the changes, be flexible, and be prepared.

    Why did you choose The Cleary Company for your remodeling projects?

    When we were ready to begin the process, we spoke with three companies. The Cleary Company was the only one that asked us about our lives, what we wanted out of a remodel, whether we entertained a lot and whether we wanted it formal or informal. Robert noticed things other companies didn’t see, like our window air conditioning units in the 2nd floor windows. Even with a new HVAC system installed two years ago, the house was still hot in the summer and cold in winter. Robert said they could fix that. That comment helped to seal the deal for us!

    The extra level of getting to know us and who we are was a game-changer for us. The Cleary Company took the time to listen and get to know us, making our experience with them more personal. Now we have a dual-zone HVAC air system that we are in love with, and the home is the correct temperature year-round. We don’t think we would have gotten that, along with all of the room renovations, with another company.

    What was your favorite part of working with The Cleary Company?

    I really liked the design process and picking out the materials and items. I found it to be really fun, even though I know some people might find it overwhelming. Our Designer took the time to get to know us well enough that our selection meetings were a breeze. All of the designs are aligned with our lifestyle and preferences.

    Project Spotlight – An extensive remodel to a modest ranch home in Upper Arlington Ohio. Our clients needed additional living space and more bedrooms. The Design-Build Team at The Cleary Company in Columbus Ohio created a new floorplan.

    A second story addition accommodates 2 bedrooms and the full bath from the main level as well as a new guest bedroom and full bathroom. A sunroom addition expands the footprint of the 1st floor and brings in warm southern sunlight.

    Relocating the bedrooms and a bathroom plus removing several walls open up the first floor. The new open concept plan creates a more functional layout for entertaining and allows the kitchen to be the center of this busy family’s daily activities.

    Project Spotlight: An extensive whole house remodel of a 7,600sf home built in 1958 included gutting a majority of the home’s interior, removing an atrium and building a new family room. Check out the feature profile in the 2022 spring edition of Excellence in Design Central & Southwest Ohio in Architectural Digest!

    Our clients relocated to Columbus to be closer to their grandchildren and needed their new home remodeled to function for family gatherings and their love of entertaining guests.

    Key structural changes included removing the atrium along with several walls allowing the new interiors to take advantage of natural light and unobstructed views out the front and rear windows. The staircase in the foyer was rebuilt to open up the foyer and create flow in the floorplan.

    In 2015, a natural gas explosion in Betsy’s Upper Arlington, OH neighborhood created a change to her remodeling timeline. She’d been discussing multiple remodeling projects in her 1950’s ranch with George but had planned to begin when she retired. Circumstances changed due to damage her home sustained from the explosion, and Betsy knew it was best to move up her timeline.

    Completed in 2018, Betsy is still enjoying her home’s new open layout that functions better for her active lifestyle as well as entertaining family and friends. “I had a vision for my home. The Cleary Company team brought it to life, and I love it.”

    Client Q & A

    What spaces did you have redesigned and remodeled?

    Almost all of it. The extensive remodel included opening the main living spaces, creating a better connection between the living room, den, and kitchen. Before the remodel, my large living room sat unused and now that room is used every day.

    • Addition 1 – An old and dated flat roofed 3-season room was damaged in the explosion. I was not sorry to see it or the indoor 13’ brick planter gone. A new sunroom was built with skylights, cabinets, a beverage fridge and a wall of glass with 8’ sliding doors opening up to the backyard.
    • Addition 2 – The new sunroom ceiling was vaulted and extended out over a new concrete patio, based on a suggestion from George Cleary. This created a shaded outdoor living space near the pool.
    • Kitchen – Gutted and removed a bulky closet and the soffits. All new custom cherry cabinets, granite countertops and 3×12 glass tile backsplash. The small eating area, which had no view, became more counterspace and cabinets. It was relocated to take advantage of the views out of both the front and back windows.
    • Bathrooms – A half bath was completely updated & the main bath got a new shower.
    • Fireplace – Removed large floor-to-ceiling, brick wall that contained two fireplaces—one in the living room and one in the den. A new Heatilator 60″, see-through fireplace was custom built that provides warmth to both the living room and den, creating a more open floorplan and better flow between the spaces.
    • All new windows, contemporary trim, baseboards, as well as a new entry door and all new closet doors were installed.
    • All of the floors were sanded and stained with a new updated color.

    What is your favorite part of your remodeled home?

    The openness! It was so interesting to remake my 50’s ranch by removing a wall that now allows seamless movement from one room to the next. The layout flows much better, making it easy and a wonderful home to entertain and live in.

    Why did you choose The Cleary Company to design-build your home remodel?

    George Cleary has the best team around. He did some work on my prior home and I personally know him as well as some of his family. I didn’t even look at any other company because I knew The Cleary Company would take care of me, create my vision and I trusted I would love the end result.

    I knew we would have a great experience. The Cleary Company craftsmen and their subs were all great. I trusted having The Cleary people and their subs in my home, even when I wasn’t there. George and Rob Lindeboom had creative ideas and suggestions and understood the look I wanted to create. It was a year-long project, with very few issues.

    Who stood out and how did they exceed your expectations?

    My Project Developer was great help during the dealings with the insurance claims from the explosion. He’s meticulous and focused on the details.

    Rob Lindeboom is a fabulous onsite Project Manager. He has amazing creativity and great experiences to not only draw on but also to utilize to solve issues. He had so many great ideas. For example, my kitchen is long and linear, and he knew we needed to install all the electrical wall plugs horizontally, to keep the right look of the room. He is very easy to work with and was extremely helpful with the construction details of the new fireplace. He is a wealth of knowledge and talent.

    What advice would you offer to someone who is thinking of remodeling their home?

    When talking with your design team, tell them what you want, ask for pictures, and visit examples in other homes the remodeler has done. Talk with homeowners who’ve worked with your remodeler. Ask questions like what they like and don’t like about their remodel.

    I did this and it was most helpful to visualize and feel what I wanted in my 3-season room, especially George’s vaulted ceiling idea, by visiting a home The Cleary Company had remodeled. That ceiling completely transformed the feel of my sunroom and carrying the ceiling out over the patio transformed that space as well.

    What two words would best describe The Cleary Company?

    Trust and Quality! I trust them and the quality of their work is fabulous. I lived in my home throughout my renovation, and they were very sensitive to my needs.

    Do you recommend The Cleary Company for anyone remodeling?

    Absolutely! One of my friends just completed a kitchen remodel and another friend is talking with them now.

    Mid-Century Whole House Remodel in Upper Arlington

    Project Spotlight – Midwest suburban home gets new life as contemporary California ranch and wins NARI of Central Ohio Contractor of the Year award.

    Single story homes, most commonly known as ranches, for the most part, have recognizable characteristics such as low rooflines, deep overhangs, a covered entry, typically are one room deep and integrated to nature with backyard patios. The most common subsets of this architectural design are Suburban, Tract, Modern and California style.

    The California ranch was originally designed by the Californian architect, Cliff May, and built in 1932. The inspiration behind the design of the California ranch was taken from the Arts and Crafts Movement. In fact, similar aspects can be seen in these homes that were borrowed from the bungalow-style homes.

    Main features of the California style ranch home include:

    • Wide eaves with one or more rooflines
    • Open concept floorplan with a “U” or “L” shaped layout
    • Expansive outdoor living spaces with multiple patios and/or decks
    • Large windows and sliding glass doors – connecting indoors and outdoor spaces
    • Minimal interior and exterior decorations
    • Vaulted ceilings in main living spaces, can also be in bedrooms
    • Casual, informal interior layout
    • An attached garage

    In 2019 we were hired to design and remodel an entire 3000sf single-story home built in the late 1950s in Upper Arlington, OH. Our clients requested an open concept floor plan with vaulted ceilings and modern finishes. After several months of design, planning and estimating, the decision was made to tear off the roof and demo all of the walls so only the basement and foundation remained of the original home.

    The result is a contemporary California-style ranch home customized to a family of four’s busy lifestyle. In October of 2020 this home was featured on the NARI of Central Ohio’s Fall Home tour.
