Working with a Designer on Your Home Remodel

Making a major change to your home can be exciting and rewarding. It can also seem overwhelming. There are many ways to approach a remodeling project. Some of the most common are DIY or hiring a handyman, jack of all trades, or general contractor. For larger, more complex projects there are two options – hire an architect and/or designer and then a general contractor or hire a Design-Build remodeling firm.

In 1994, when George created The Cleary Company, he used the general contractor model, working with different architects and designers over the years to create some amazing projects. After 15 years, he realized that to best serve his clients it was time to add design to the company’s services. So, in 2009 George hired his first full-time designer, Laura Watson! Differences Between a Residential Designer vs a Design Consultant?

What is a Residential Designer at The Cleary Company?

A residential designer, often referred to as a home designer, is a specialized professional who focuses on crafting well-planned, aesthetically pleasing, and highly functional living spaces. Our expert designers collaborate closely with our clients to design the layout and structure of both new and existing homes, ensuring that every space aligns with the homeowner’s lifestyle, needs, and vision.

Beyond aesthetics, residential designers consider practical aspects of home construction, advising on key architectural and structural elements to enhance the usability and flow of each room. They work in tandem with our Production Team, translating conceptual designs into detailed construction plans that bring each design-build project to life. Their expertise ensures that every element, from spatial arrangement to livability, contributes to a seamless and harmonious living environment.

What is a Design Consultant at The Cleary Company?

A design consultant is a skilled professional who specializes in guiding clients through the process of selecting aesthetic and functional elements for their spaces. By evaluating a client’s personal style, preferences, and needs, they offer expert advice on finishes, fixtures, and materials to create a cohesive and visually appealing design.

Our Design Consultants play a pivotal role in the success of each design-build project, ensuring that every selection aligns with both the client’s vision and project budget. Their responsibilities include:

    • Assisting clients in choosing the perfect fixtures, finishes, and materials to match their style and functional requirements.
    • Compiling detailed selection sheets to streamline the design and construction process.
    • Pricing project selections to maintain alignment with the client’s budget while maximizing value.
    • Calculating material take-offs and efficiently placing orders to ensure a smooth workflow.
    • Managing and organizing samples within the design studio for easy reference and inspiration.
    • Coordinating vendor meetings and product presentations, including lunch-and-learns, to stay updated on the latest design trends and innovations.

Our Design Consultants enhance the Design-Build process, making remodeling smoother and more enjoyable for our clients! Using their aesthetic expertise and product knowledge, they ensure that every project reflects a seamless blend of beauty, functionality, and practicality.

Five Facts Our Design Team Wants You to Know Before Starting Your Home Remodeling Project

    1. HGTV is not reality, it’s for entertainment. The more research you can do before you hire a remodeler, the more you’ll enjoy the process of developing your design plan. And although the design process can feel long, especially when you’re ready to get started with demo, all the planning on the front end pays off during the construction phase.
    2. It’s not necessarily the product selections you make that drives the cost of your project but adding to the scope of work. It may seem obvious but when a project begins with a single room, a kitchen or bathroom for example, it’s easy to get caught up in thinking, “they’re already here so let’s remodel the mudroom or laundry too!”. This will certainly increase not only the materials but also the labor hours required to build a project.
    3. It’s ok to feel emotional during your remodel. Change is hard and remodeling is messy. Our Design-Build Team is with you through every step. We utilize our 30+ combined years of remodeling experience to have your best interest in mind.
    4. Friends, family, and others will offer advice and opinions throughout your project. It’s ok to listen but don’t let it dissuade you from choosing what makes you happy. Our Design Team enjoys getting to know you, your style, and your needs so that we can collaborate with you to create a successful remodeling plan.
    5. Remodeling is not EVER going to go perfectly as planned. There will be bumps, surprises, delays, and inconveniences. With over 30+ combined years of experience in remodeling, our Design-Build Team has pretty much seen it all and we’re prepared to take care of you and your home and manage your project to a successful completion.

    Design Team Q & A

We asked several of our designers the following questions and were intrigued by their answers. We love seeing their personalities and love for design come through in their thoughts.

    Describe your favorite project.

Laura – I have been in this too long to have a favorite but the ones I love are the ones where the client comes back years later to tell us they still love their new space.

Clayanne – A kitchen or primary bathroom remodel are my favorite projects to work on. In these spaces, you can create personalized designs, custom to the client and unique.

Tiffany – I worked with fun, kind clients on a recent Clintonville new build. They had a quirky, unique style and loved color. We used art deco arched tiles on the fireplaces, beveled oxblood tiles in the primary bath, and warm wood tones throughout.

Best new product in the last 1-3 years? Why?

Laura – The bidet seat! Although this product has been around longer than 3 years, clients are finally catching on. Every home should have one. It saves on toilet paper, it’s very hygienic, it’s wonderful for the elderly, small children, and those with health issues.

Clayanne – Ceiling tiles! They have evolved over the years to become both a practical and aesthetic feature in interior design.

Tiffany – I love a wood slat wall; it’s a great way to bring some warmth and texture into a space and make it feel more upscale. Installed vertically it’s unexpected and stunning!

List 3 things you teach every client during the design process.

    Laura:

    • Trust your designer.
    • Communicate likes & also dislikes.
    • Stay away from using too many trends.

    Clayanne:

    • Educating them on the stages of the design process.
    • Teaching them how layout and flow are crucial to the functionality of a space.
    • Guidance on selecting fixtures and finishes that not only look good, but also are practical considering their lifestyle and needs.

    Tiffany:

    • Where they can save money so that we can find the best areas to allocate their funds towards their investment.
    • Finding a style that is unique to them and is timeless.
    • Creating an intentional flow throughout their home so that everything feels harmonious and thoughtful.

    Just for Fun!

    What’s your dream project? Why?

Laura – Any type of project when a client knows what they like, can communicate well, and listens to their designer!

Clayanne – A wet room because that is where I LOVE to decompress after a long day!

Tiffany – Designing any space with a client who loves color and isn’t afraid to be bold! It is fun to get creative with textures and color to elevate a space!

  • A Basement Remodel Rooted in Nature and Wellness

A Basement Remodel Rooted in Nature and Wellness

Turning a basement into a dream space is an exciting challenge, especially when it’s all about blending functional and personal touches. For a millennial family with a passion for plants and yoga, their previously underutilized basement space became the perfect canvas to create an “experience home” by incorporating elements of biophilic design. Let’s dive into how this transformation came to life with some creative and highly personalized design choices by Emily Perebzak, UDCP at The Cleary Company.

    What’s an “Experience Home” Anyway?

Think of the “experience home” as creating spaces that go beyond just looking good. It’s about designing rooms that feel good to live in—places where you can practice yoga, host friends, and even grow your favorite plants. Instead of just filling rooms with stuff, it’s about crafting spaces that fit your lifestyle. This idea shaped every inch of the basement, from multifunctional spaces to cozy corners for relaxation.

Bringing Nature Indoors with Biophilic Design

If you love plants and crave a connection to nature, biophilic design might just be your jam. It’s all about weaving natural materials, greenery, and light into your home to create a calming vibe. This basement redesign went all in on these principles, creating a fresh and rejuvenating environment perfect for yoga sessions and quality family time.

The Design Details That Make it Shine

Emily sprinkled magic throughout this basement remodel with thoughtful, functional, and stylish design choices. Here are the highlights:

    1. White Oak Quarter Sawn Cabinetry

White oak isn’t just beautiful; it’s built to last. The quarter sawn cut—a technique where the log is cut into quarters and sliced—brings out a stunning straight grain pattern. Plus, it’s super durable. “This method not only adds a sleek look but ensures the cabinetry can handle daily wear and tear,” Emily explains. Bonus: it’s a timeless choice that’ll never go out of style.

Emily also customized the cabinetry to suit the family’s needs, adding built-in storage for their yoga mats and plant care tools. This thoughtful touch ensures the space is as practical as it is beautiful.

    2. Bold Green Black Trim Color

Want to make a space feel modern and bold yet cozy? Dark trim against light walls is a winning combo. “Using a deep, rich color like Sherwin Williams’ SW6994 Green Black creates contrast and highlights architectural details,” says Emily. It’s a simple way to add drama and depth without overwhelming the space.

    3. Double-Sided Bookshelf

What’s cooler than a custom bookshelf? A double-sided one! This design move makes the most of the space, acting as both a room divider and a functional storage area. “We even hid a column inside a mitered white oak detail to make it feel intentional and polished,” Emily shares. Now that’s a clever design.

Emily also included shelving that could be adjusted to accommodate the family’s growing book collection and their love for displaying plants and personal mementos.

    4. Kitchenette Meets Potting Station

Who says you can’t mix business with pleasure? This kitchenette doubles as a potting station, ideal for a family that’s all about sustainable living. “It’s a nod to creating a ‘green’ home, improving air quality, and encouraging healthy habits,” Emily explains. Perfect for plant care or grabbing a quick snack after yoga.

    5. Bathroom with Bold Tile Design

This bathroom’s all about contrast and texture. The black tile wainscoting wraps around the room, making the space feel larger, while white tile in the shower adds interest. Emily says, “The gold fixtures and Schluter edging tie everything together with a touch of luxury.” And don’t forget the tile floor rug detail—a small choice that adds big personality.

    Wrapping It Up

For this family, their love of plants and yoga took center stage. There’s plenty of room for lush greenery that boosts air quality and creates a zen vibe.

This basement remodel is a perfect example of how thoughtful design can transform any space into a personal sanctuary. By blending “the experience home” concept with biophilic design and Emily Perebzak’s expert touch, this millennial family now has a basement that’s as functional as it is fabulous. From durable white oak cabinetry to a one-of-a-kind kitchenette, every detail was chosen to enrich their lives—and isn’t that what home is all about?

  • Riverfront Retreat: How One Columbus Home Became a Year-Round Oasis

Riverfront Retreat: How One Columbus Home Became a Year-Round Oasis

As summer ends, it is the perfect time to start planning your ideal outdoor space to enjoy for many years to come. Imagine stepping into a luxurious retreat right in your own backyard, where you can enjoy the beauty of every season without ever leaving the comfort of your home. That is exactly what a local family in the Columbus area envisioned when they embarked on an extraordinary outdoor remodeling project that transformed their property into a resort-like haven.

    A Vision Turned Reality

Having lived in their home for three years, the homeowners were eager to expand their living space and make the most of their picturesque location along the Scioto River. They envisioned a multi-functional outdoor area that would not only enhance their lifestyle but also complement the existing architecture of their home. The result? A stunning transformation that combines elegance, functionality, and the natural beauty of their surroundings.

Photos of Home Before Addition & Remodel

The Heart of the Transformation: A 4-Season Sunroom

The project began with the addition of a 4-season sunroom, a versatile space designed to provide comfort and relaxation throughout the year. The sunroom’s flooring was meticulously chosen to blend seamlessly with the stone pool surround, creating a harmonious flow between indoor and outdoor spaces. Large, moveable glass wall system from NanaWall were installed, allowing the homeowners to fully open the space to the outdoors. These walls connect the existing basement to the sunroom, providing a seamless transition from the interior to the exterior.

According to Residential Designer Laura Watson, ASID, UDCP, Development Manager at The Cleary Company, “The 4-season sunroom was a crucial element in this remodel, providing the homeowners with a space that could be enjoyed in every season. The integration of the sliding window walls truly brought the outdoors in, creating a flexible and inviting living area.”

Bringing the Indoors Out: A Two-Story Fireplace

One of the most striking features of the remodel is the two-story fireplace, designed to serve both the sunroom and the deck above. This stunning centerpiece not only adds warmth and ambiance to the space but also ties the two levels together, creating a cohesive and inviting atmosphere. Whether it is a chilly evening in the sunroom or a cool night on the deck, the fireplace ensures that the outdoor living areas can be enjoyed year-round.

    Outdoor Cooking and Entertainment

Above the sunroom, a large composite deck was constructed, offering an expansive area for dining, lounging, and enjoying breathtaking views of the river. Understanding the importance of outdoor entertainment, the remodel included dual covered outdoor cooking areas, allowing the homeowners to prepare meals and entertain guests in style, regardless of the weather. A dedicated pool storage area ensures that all pool-related items are organized and easily accessible.

A Seamless Blend with Nature: Landscaping and Pool Area

The outdoor remodel would not be complete without a carefully designed landscape plan that enhances the overall aesthetic. Working closely with Hidden Creek Landscaping, the homeowners created an extensive pool, hot tub, and entertainment area that perfectly complements the new structures. The sunroom’s stone flooring was extended to the pool surround, providing a unified look. Natural stone walkways and steps were added to connect the deck with the lower yard, while outdoor lighting, including sconces, post lighting, and stair lighting, was thoughtfully integrated to enhance the ambiance and safety of the space.

A Retreat for the Whole Family – Including the Dogs!

With two beloved Bernese Mountain dogs, the homeowners wanted to ensure their outdoor space was as accommodating for their pets as it was for their family and friends. The expansive indoor and outdoor areas provide plenty of room for the dogs to run, swim and explore, while the flexible design of the space allows it to be used for a variety of activities depending on the weather, time of day, or season.

    A Vacation at Home

Perhaps the most remarkable aspect of this outdoor remodel is how effortlessly it brings a vacation-like experience to everyday life. The resort-style amenities, combined with the thoughtful design that integrates both the indoor and outdoor spaces, create an environment where the homeowners can host large family gatherings or simply relax and unwind. The addition complements the existing home’s architecture beautifully, ensuring that the view from the Scioto River is nothing short of spectacular.

Laura summarizes the project by stating “It was all about creating a retreat that felt like a vacation every day. The seamless blend of indoor and outdoor spaces, along with the resort-like features, allows the homeowners to enjoy a luxurious and relaxing environment without ever leaving home.”

  • Financing Your Home Remodel in Central Ohio

Financing Your Home Remodel in Central Ohio

Whether you’re planning to remodel your bathroom, redesign your kitchen, add a new mudroom, reimagine your home with an addition, or build a new one, The Cleary Company Remodel-Design-Build Team is here to help connect you with the answers to the questions you have about financing your renovation project.

We field many different questions from our clients on their projects. One of the biggest questions revolves around finances. Our home remodeling financing expert, Natalie Moore, Loan Officer at Huntington in Columbus, Ohio, shares the most asked financing questions and the answers that will hopefully be informative when planning your next home renovation project.

Q&A with Natalie Moore, Loan Officer, Huntington

Natalie Moore, Loan Officer NMLS ID:728210, has been in residential mortgage lending for over 20 years. Although she is diverse in all aspects of residential lending, she specializes in new construction and renovation lending. Natalie is very involved in the building community. She is a past Board member of the BIA of Central Ohio, Ohio Mortgage Bankers Association as well as the Past President of the Columbus Mortgage Bankers Association.

When should I start looking to finance my remodel in Columbus OH?

The sooner, the better. Even though you may not have finalized plans for your project, it’s good to start the conversation and get an idea of what the financing options are. The best way to do this is to become pre-approved. There is no cost to you to do pre-approval with Huntington. Pre-approval will help lay out the financing options you have to consider when completing your project.

What types of financing are available? Can they be combined?

The two most common means of financing a renovation project are:

    1. Home Equity Line/Loan – utilizes the current equity you have in your home, based on how the property currently looks.
    2. Renovation Loan – utilizes the “as-completed” value based on what the home will be worth once all the work has been completed.

Although these are two different options, they generally cannot be combined. However, a HELOC can be utilized in multiple steps.

What information and documentation do I need to obtain financing?

In addition to a completed mortgage application, you will need to provide income and asset documentation. Qualification at Huntington is generally no different than a traditional mortgage, except for providing the contract, project specs & final plans for your project. These documents aren’t needed to gain an initial pre-approval, however, will be needed once you’re ready to proceed with the finalization of your financing if you choose a Renovation Loan.

How do I know what ROI to expect from my home remodel, once completed?

This depends on several factors. If you plan to be in your home for 5+ years after the remodel, you may be more likely to see your home increase in value and your return to be better on what you’ve invested in your property.

The Cleary Company Remodel Design Build in Columbus, Ohio refers their clients to Remodeling magazine’s annual Cost vs Value report as a resource when looking at ROI (return on investment). For over 35 years, this annual report compares the average costs for popular remodeling projects with the value those projects retain at resale. ROI estimates in this report can help a homeowner decide if a project is worth their investment.

  • Selecting Wallpaper for Your Home Remodel

Selecting Wallpaper for Your Home Remodel

Elevate your home decor by embracing wallpaper in your living spaces! In recent years, wallpaper has experienced a resurgence in popularity as a versatile and stylish option for home decor. Once considered outdated, it’s now seen as a chic and trendy way to add personality and flair to any room. From subtle patterns to bold designs, wallpaper offers endless possibilities for transforming your living space.

Wallpaper is a versatile and stylish option for adding color, texture, and personality to your home decor. Whether you’re looking to make a bold statement or create a subtle backdrop, wallpaper offers endless possibilities for transforming your living space. So why not embrace this timeless design element and elevate your home decor to new heights?

The Cleary Company’s Design Team composed this article to share tips for using wallpaper and how it adds color and personality to your home. Let’s explore why you should consider embracing wallpaper in your home and how to make the most of this versatile design element.

7 Reasons Why Our Design Team Loves Wallpaper!

    1. Instant Impact: One of the most significant advantages of using wallpaper is its ability to make a bold statement and instantly transform a room. Whether you opt for a vibrant floral pattern, a geometric design, or a textured finish, wallpaper can add depth, character, and visual interest to any space.
    2. Versatility: Wallpaper comes in a wide range of styles, colors, and textures, making it incredibly versatile. Whether you’re aiming for a modern, traditional, or eclectic look, there’s a wallpaper design to suit every taste and decor scheme. From understated neutrals to eye-catching prints, the options are virtually endless.
    3. Enhanced Ambiance: Wallpaper can significantly impact the ambiance of a room, creating a cozy, intimate atmosphere or a bright, energetic vibe. For example, using wallpaper with warm tones and organic patterns can evoke a sense of comfort and relaxation in a bedroom or living room, while bold, geometric designs can add a contemporary edge to a dining area or home office.
    4. Creative Expression: Wallpaper provides an opportunity for creative expression and personalization in your home decor. Whether you choose to cover an entire room or create an accent wall, wallpaper allows you to showcase your unique style and personality. Mix and match patterns, experiment with color combinations, or opt for custom designs to make a statement that’s uniquely yours.
    5. Practicality: In addition to its aesthetic appeal, wallpaper offers practical benefits as well. High-quality wallpaper is durable, easy to clean, and resistant to fading, making it a practical choice for high-traffic areas such as hallways, entryways, and children’s rooms. Additionally, wallpaper can help conceal imperfections on walls and surfaces, providing a smooth and flawless finish.
    6. Easy Installation and Removal: Modern wallpaper is easier to install and remove than ever before, thanks to advancements in adhesive technology and materials. Many wallpapers are self-adhesive or peel-and-stick, allowing for hassle-free application and removal without damaging the underlying surface. This makes it easy to update your decor and experiment with different styles without committing to a permanent change.
    7. Cost-Effective Solution: Wallpaper is a cost-effective way to achieve a high-end look in your home decor. Compared to other design elements such as paint or upholstery, wallpaper offers excellent value for money and can significantly enhance the visual appeal of a room without breaking the bank.

  • May 20, 1994 George Sells His First Contract

May 20, 1994 George Sells His First Contract

After spending several years working for other general contractors, George Cleary established The Cleary Company in April 1994. His wife, Cathy, encouraged George to create his own business in an industry he was obviously passionate about. His vision was to execute quality property enhancement that improved people’s lives.

He began by promoting himself and his new business to not only his family and friends but to the families of his friends. It wasn’t long before he secured his first clients and sold his first contract for The Cleary Company. Luke & Gail, the parents of a classmate from Bishop Watterson High School, hired George and his crew to build an addition on the back of their home in Upper Arlington.

    The Contract & The Details

The 15′ x 19′ screened porch included two skylights and a ceiling fan. A 28′ paver patio surrounded the new addition along with a concrete pad, cedar steps and landscaping for their new hot tub. Total contract price? $25, 575.00! Our estimators ran the numbers and came up with ballpark budget amount of $130-145k if The Cleary Company were to build this same project in 2024.

    The Plans & The Build

    The Results

Photography for finished projects was a little different in 1994! Digital camera technology wasn’t widely used by George until about 2004.

Why did you first choose to hire George to build your remodel? And why did you continue to choose The Cleary Company for all your future renovations?

George and Rob were classmates of our daughter and her husband so we knew them and liked them. We had a problem and they were able to solve it. After the project was completed we could not have been more pleased. Everything came out just the way we wanted and more importantly just as he said it would. Later when we purchased another home we had George and his crew back to remodel that home as well. When we eventually sold that home the new owners were so impressed with the craftsmanship they hired The Cleary Company for several remodel projects.

Who is your favorite Team member and how did they exceed your expectations?

Rob has unique skills of craftsmanship. He fabricated a beautiful mantel for us and every time we had a fire in that fireplace we remarked at his artistry.

What advice would you offer to someone who is looking to remodel their home?

Hire George and his team. They can build dreams into reality!

If you could use one word to describe why you choose to do business with The Cleary Company, what would that be?

There isn’t one word! Dependable, caring, careful, creative, problem solvers. They are a great company to do business with.

“It’s been a great ride George, Congratulations! We have always been proud that we were your very first client. We will always hold dear the wonderful memories of you and your crew working on our two beloved homes.” – Gail & Luke, Clients 30 years, Upper Arlington OH & Westerville OH

George Cleary Reflects on 30 Years

    remodeling

Did you know that April is not only the month of George Cleary’s birthday but also the month back in 1994 when he established The Cleary Company in Columbus, Ohio. Happy Birthday George! After he had spent several years working for other general contractors, and with encouragement and support from his wife, Cathy, George created a company with the vision of improving people’s lives thru quality property enhancement. She believed he should create his own business in an industry he was obviously passionate about. How did he start?

With $10,000 cash, a computer, a truck and his years of experience working in the home remodeling services business, George hired a few of his buddies to complete construction jobs with a mission of providing “quality property enhancement”. Using his connections and respect in the central Ohio communities where he lived and grew up, George was able to not only build projects but build lasting relationships.

Read on for George’s reflections on 30 years of residential and light commercial remodeling in central Ohio and learn how he and his Remodel-Design-Build Team are celebrating this great milestone.

Q & A with George Cleary, CR, Founder & CEO of The Cleary Company

What inspired you to start the business 30 years ago. How has that inspiration evolved over time?

I was ready to do my own thing that was not only rewarding but fun. I felt called to create a business that employs people helping other people. We’re blessed to be as big as we are, giving us the opportunity to help more people. My passion for building relationships has only grown and continues to reward me and my family so many blessings.

What were the most successful products, services or strategies that contributed to TCC’s growth?

Flexibility, adaptability and the mindset of being open to change. I truly believe any business not willing to think outside the box or be open to what’s going on around them is going to get run over and close their doors.

How has technology played a role in shaping the company or remodeling industry over the last 30 years?

In 1994 we were working with carbon copy paper, pagers and fax machines to communicate with clients. Now we use electronic documents, Zoom, iPads and apps! Working in “the cloud”, enables the Team to be more responsive and better communicators with our clients, vendors and trades. Not to mention how it has also transformed the behind the scenes administration on the business from budgets to scheduling to HR.

    Meet the Team

What role has your Team played in the success and longevity of the business?

A HUGE one! The company has growth and success is directly related to the Team of wonderful and talented souls that I have been blessed to have been connected with over the years. Especially the ones that have stuck it out the longest! Rob Lindeboom, Senior Project Manager, has been with me since the very beginning. His brain was created for problem solving which is a huge asset in remodeling.

Laura Watson, Development & Design Manager, helped launch the company into a new chapter in 2009. Taking us from general contracting project to a full service design-build firm. Her creativity, drive and competitiveness elevated us to create multiple projects that been recognized with many local, regional and national awards.

April Howe, Marketing Coordinator, started part-time as a project coordinator but over the last 12+ years has evolved into our storyteller, brand ambassador, cheerleader and event planner. When you see our photos, videos, or articles of our projects and our Team, she’s the reason!

Aaron Enfinger, Chief Operations Officer, brought carpentry skills, business management and analytics to the Team. Continuing to create standards and systems that have driven the growth over the last 10 years.

Jennifer Wood, Director of Finance & Administration, responded to employment ad on Craiglist for an Admin Coordinator position in 2015. She’s our queen of spreadsheets! Her love of numbers and generous attitude has lifted the financial success of the company to new heights.

How has the company contributed to the industry it represents?

We’re not just dues paying members of industry organizations like NARI (National Association of the Remodeling Industry), NKBA (National Kitchen & Bath Association), ASID (American Society of Interior Designers), and RA (Remodeler’s Advantage), we’re active participants. Our Team serves on local and national boards and committees, teaches workshops, mentors youth and young adults interested in remodeling by speaking in classes, offering job shadowing and occasionally hiring interns.

  • Elements of a Successful Home Remodel

Elements of a Successful Home Remodel

Space Planning with a Professional Designer

There are several essential steps to creating a new floorplan for a remodel. The Remodel-Design-Build Team at The Cleary Company in Columbus, Ohio will collaborate with you to find the right plan for your home remodeling project. Using basic principles of design is a great place to start but creating effective and aesthetically pleasing interiors goes beyond those and incorporates your family’s lifestyle needs and wants.

When selecting the right space plan for you and your family it helps to consider these 3 things.

    1. Lifestyle. Does the plan reflect the way you live?
    2. Space needs. How big does your plan really need to be?
    3. Changing lifestyle needs. How long are you planning on staying in your home?
form ever follows function.” (Louis Sullivan, American architect, 1896)

    Space Planning Form

Begin your renovation project by analyzing your existing space. Discuss what works and doesn’t work for your lifestyle. Also, consider what’s missing that will make your home more comfortable. Often what is possible depends on the age of your home. An older home may pose limitations based on the wiring and plumbing and a newer home may be in a neighborhood that has building restrictions. Your Development Team at The Cleary Company can help you navigate these parameters to create a functional and beautiful living environment.

Next steps begin by thinking of function and form simultaneously. “Function”, in the above adage, is laying out a home according to your use and “form” refers to the shape, structure, and visual appearance of your space. Deep diving into both design ideas will produce a home that works well for you day-to-day and gives you that feeling of excitement or peace when you enter.

    Space Planning Function

Considering function allows you to achieve goals like these:

    • Better circulation, flow and organization. Elements include halls, galleries, and the parts of rooms people move around in.
    • Increased comfort through proper ventilation. Natural ventilation is the intentional passive flow of outdoor air into a building through planned openings (such as louvers, doors, and windows). Natural ventilation does not require mechanical systems to move outdoor air.
    • Improved safety such as slip-resistant flooring and well-lit surfaces. Also it’s important to consider life safety systems. Those elements that help ensure the safety during emergencies like fire, natural disaster, break-in, gas leak, or power failure.
    • Higher energy efficiency, of course, can be achieved through upgraded appliances, light fixtures, plumbing and water heaters, and proper amounts of insulation in the walls and roof according to codes and regional standards. Also important is properly weatherizing spaces using weather stripping and caulking.
    • Ease of use for abilities of all family members. Principles of Universal Design (Aging in Place) ensure the composition of a space can be accessed, understood and used to the greatest extent possible by all people regardless of their age, size, ability or disability.

Space Planning in Your Home Remodel

This list does not make a home. All the above would be great for a fast-food restaurant as well. A home is created when your designer and you collaborate on “form” which includes the design style, colors, and materials. Your selections should reflect who you are. Collecting images of things, you like will give the designer insight into what feeling you would like your home to have.

Perhaps you would like your Kitchen to feel calm with minimal visual distractions. Or maybe your family room could reflect your high-energy family with the use of intense colors and material textures. Or your memory of the rustic Vermont bathroom with the steam shower could be your inspiration for your primary bathroom. Drawing on your own memories and thinking about what will make you feel happy everyday should be part of the design exercise.

The wonderful part of home remodeling is that you can, through shape, color, and textures, create a space that is unique to you and your family. You can also enter a new stage of relaxation knowing that all your functional needs have been met as best as possible.
