Bryan and Richard have made a lot of changes to their 1950’s 2-story home in Upper Arlington, OH since purchasing it in 2019, but hired our Remodel-Design-Build Team to add some much-needed space to complete their vision and upgrade the curb appeal. Their home is now an entertaining dream with flow, function, and amazing views.

What was the goal for your remodel?
We wanted to rebuild our dining/living room to feel seamless and as comfortable as the rest of the house. It was important to create a great flow to our outdoor patio spaces.
We completely remodeled the house 2 years prior to working with The Cleary Company, but this renovation did not include any physical additions to the space. During the original remodel, we relocated the kitchen to one-half of the first-floor footprint that took over the existing dining room in order to incorporate a new mud room area with laundry, coat closet and a half bath. With this change, we moved the dining room to the living room to create a “great room” concept. We love the house and enjoy all the initial renovations that also included extensive landscaping and outdoor patio areas.
Unfortunately, the living/dining room side of the house was just too tight and didn’t feel nearly as enjoyable as the rest of the house. Quite simply, it didn’t match all the other enhancements to the home. This was the reason for our recent renovation with The Cleary Company.
With our love of the outside spaces of our home, we also wanted to enhance the curb appeal of this very traditional 1950’s UA layout.

What is your favorite aspect of your remodeled space?
The natural light and flow. We love windows and we put a lot of them into the small space! While we only added about 200 total square feet but, the flow and “livability” of the space is absolutely wonderful! The “great room” now connects our front sitting area to our back patio and it’s all seamless.
Additionally, the new front and back porches and gables, with several beautiful design details, completely changes the curb appeal from a 1950’s box to a beautiful modern feeling home. We enjoy entertaining our friends and family and everyone comments on how comfortable our home is. We think that is about the best compliment you can receive!
What advice would you offer to someone who is thinking of remodeling their home? Live in your space for a bit before starting the remodeling process to really understand what you like and what you want to change. Understand that the inconvenience of the work and mess is really a moment in time. Once done, it becomes a very distant memory while you enjoy the vision you had for your home!

Their attention to detail. We felt that while we knew they were handling multiple and larger renovations they had their attention focused on our project in a way that made us feel valued. We never felt as if we weren’t getting the attention we needed throughout the process. No matter how much you know about construction, there will be things that concern you when it is your own house. We thought they did a very good job in explaining what was happening and how a resolution would come to the project.
Who from our Team stood out and how did they exceed your expectations?
Laura Watson, Rob Lindeboom and Ben Ludlow. They were all so kind and respectful of us as homeowners living through the process.
Laura was outstanding in organizing our thoughts and preferences into a final design that checked all the boxes. She is fun and you can tell she truly enjoys design and the challenges of the project.
Rob is a very good communicator. He is honest and direct and when he doesn’t have the answer he gets back to you with one in a timely manner. He really keeps things moving and always took time to keep us up to date on progress, challenges, etc. We added a few things to the project, and I felt like he was very helpful in guiding those changes for the improvement of the overall project.
Ben was fantastic—we felt like he became part of our family! He is proud of his work and helps to keep everyone moving in the right direction. He, too, is a great communicator and works to resolve things quickly. Usually by the time we would ask a question it had already been resolved!
I would also add that all the subs that work with The Cleary Company were outstanding. We had no issues with any of them. They were all very respectful of being in our home while we were living there.
I work in commercial food service and have been long involved in design build projects for large commercial kitchens. I was so impressed that when we got to the final punch list—I had nothing to put on it; I have never experienced this in my career! Rob and Ben did an outstanding job of managing the details up to the last day.

Define Areas with Furniture
An L-shaped sectional or chairs can separate the living and dining areas and signal where an area begins or ends.
Rugs create natural dividers without affecting the line of sight between spaces. Make sure rugs are the right size to fit your furniture and outline a room.
As families change and evolve, furniture layouts can transform. Choose furniture that doesn’t overwhelm the space or impede traffic flow.
Create cozy reading or conversation nooks with the placement of a couple of chairs in an unused corner.

Don’t Forget about Storage
One of the best ways to maximize storage in an open floor plan is to use vertical space. Floor-to-ceiling storage cabinets and a large pantry are important design elements and keep stuff stowed.
Storage on both sides of a kitchen island ensures everything has a place.
Wall-mounted racks, bookshelf dividers, and open shelves can help define spaces and keep provide additional storage.
Choose furniture that serves dual purposes of seating and storage: Ottomans, benches and club chairs with hidden spaces for keeping items close but out of sight.
Other Elements to Consider
Natural lighting is a benefit of open-concept living spaces because fewer barriers or walls typically create brighter interiors. Larger windows, skylights, and patio doors all bring in the light.
If there are times when privacy may be needed sliding doors (pocket or barn style), room dividers or even curtains can be used to close off areas.
Entertaining family and friends in large gatherings where everyone can freely move and interact with the hosts in one big space.

The Remodel-Design-Build process simplified. We get to know you and you get to know us. Discovering your unique style and vision for your home is a critical step in the development of your project. Together, we work to find the answers to your project’s biggest questions. With guidance from your Project Developer and inspiration from your Designer, we work to create the home of your dreams within your budget. Then, our skilled Project Managers and Lead Carpenters provide you high-quality installation and service. You sit back and watch your dream come together. When the renovation lifecycle has completed, all that is left to do is enjoy your beautiful new space!
After you’ve given us a call or submitted a new project form online you’ll have the chance to speak with our Client Relations Coordinator. They will ask you a few questions, but mostly they will listen to you describe the type of remodeling project you’re interested in discussing. They will also schedule an appointment for you to meet with one of our Project Developers and the renovation lifecycle begins.
Step 1: Meet your Project Developer (1-3 weeks)
A Project Developer will first meet with you in your home (or if you prefer, a virtual meeting via FaceTime or Zoom can be arranged!) to learn more about your project and discuss your budget range. They will explain the details of our process and scheduling goals. You’ll begin to understand what The Cleary Company Remodel Design Build is all about: dedicated remodeling professionals who collaborate and deliver experience, high-quality design and skilled construction.
If we are a good fit and you choose to move forward with our Team, you will commit to a Design Agreement by paying the design fee.
Step 2: Meet your Designer (2-4 weeks)
The next scheduled meeting will also be in your home. Your Project Developer will introduce you to your Designer. Your Designer will conduct a detailed interview to discover your likes and dislikes about your home. Easy and fun collaboration will be enabled through a Houzz Ideabook! You will also establish the Design Schedule by setting the dates for all the subsequent meetings in the design process. So, have your family calendar handy!
During this time your Project Developer and our Project Consultant will be taking photos and measurements for the As-Build drawings.
Step 3: Design Presentation (2-4 weeks)
You will meet your Team at The Cleary Company design studio office to review floor plan options for your project. After choosing your favorite floor plan, you’ll explore a variety of materials to begin the process of making product selections.
Step 4: Trade Partner Visit (2-4 weeks)
For the estimation of your project to establish the construction budget, your Project Developer and our Project Consultant will invite our Trade Partners to a scheduled visit at your home. This meeting is to ensure quote accuracy and the chance for detecting any potential issues that could create challenges in our proposed plans.
Based on your floor plan choice at the design presentation meeting, your Designer is continuing to create an overall design and details, as well as draw elevations and 3D renderings. Our Design Consultant is also involved in gathering product selection suggestions and getting quotes. All of this information will be used to establish your project’s budget.
Step 5: Construction Contract (2-4 weeks)
At this time you will again meet at The Cleary Company design studio office to review all of the details, documents, drawings, selection suggestions and Scope of Work for your project. The budget number will also be reviewed and you will decide on any options that arose during development.
If all goes as planned you will sign your Construction Contract and set the remaining meeting dates for final selection sign off!
Step 6: Selection Finalization (2-3 weeks)
At this final pre-construction meeting you will meet with your Designer and/or our Design Consultant to sign off on all selections. Once the design process is complete you will receive your official start date!
Your Project Developer will introduce you to your Project Manager and discuss project logistics. A communication plan will be established as well as a plan for how your family will experience the remodeling work. Our Team will introduce our Project APP through BuilderTrend.
After this meeting you can start to clear out the areas in your home where work will happen! The Renovation Lifecycle is nearly complete.

Before the Design
Location
Where you place your kitchen and the additional seating makes a difference. It can be placed close to the home on an existing patio, along the exterior walls or deeper into the yard. Having it close to your indoor kitchen allows for quick access, especially if you’re not adding outdoor appliances, storage, or a sink. Further away can provide you with a larger and separate entertaining area and endless style opportunities.
Scope and Budget
Decide what features you must have and the ones you want. From simple to sophisticated, straightforward to extravagant, the options are endless. Do your research to explore costs. Consider which of the following are important for your entertaining needs. At the very least, you’ll want a top-of-the-line grill, prep space or countertop, beverage station, and at least one table with seating.
Other decisions to consider are:
Grill—built-in or standalone
Food prep area—free-standing or built-in countertop
Heat for cool days & nights—firepit, columns or built-in heaters
Utilities
Understand what utility lines you have and where they are. This should involve a call to your utility companies to come to mark your lines for water, gas, and electricity. If you want running water, plumbing lines will need to be installed. Gas and electricity will need to be installed as well if the proper lines don’t currently exist.
The Design
Measure
How large of a space can your backyard accommodate? Measure the area to ascertain the space available. Know what your city’s requirements are for property line setback. After measuring, you’ll need to determine different areas for a large (or smaller) kitchen—areas for cooking, dining, and entertaining and create a drawing for layout options using those numbers. Will there be enough room for all you want?
Layout a Floorplan
Visualize how the space will look by laying out the kitchen components on your drawing. Flooring, built-in features, countertops, cabinets, the sink, and outdoor refrigerators and appliances are the first things to plan for. It might even be helpful to tape off the areas and features outside in the space where the kitchen will reside, in order to move around the space and make sure what you want created will fit the area. Include the furniture and accessories in this step.

Think Functionality
An outdoor kitchen, when truly elevated in design, should have four zones for maximum functionality. A cold area for the refrigerator and ice maker, a hot area for the grill and other cooking appliances, the sink/bar in the wet area, and a dry area for meal prep, extra counter space, and serving area. Also, consider the direction the wind blows in your backyard.
Additional Things to Consider
Cooking on more than just a grill—pizza oven, smoker, griddle, burners, etc.
Choosing appliances that are versatile if you don’t want all separate ones.
Separate space for lounging or even an outdoor living room is important if you want more than just the kitchen and a table and will really set your outdoor living space apart.
Here in Ohio, it’s important to think about winterizing and insulating appliances and counters to protect them from the winter elements.
If you are going to utilize storage in your outdoor kitchen, you need to consider the critters that might have access and plan accordingly. (We don’t encourage keeping any food or paper products outside.)
Weatherproof materials are a necessity, especially if your kitchen is open to the weather elements. Stainless steel, wood, cement, brick, stone, HDPE (high-density polyethylene), granite, concrete, and tile are all available options for various parts of your design.
The possibilities are almost endless with outdoor kitchens. Designing your backyard to fit your family’s lifestyle is key to elevating your home. Design Details to Consider:
Using pocket or “barn style” sliding doors instead of swinging doors. If using a pocket door isn’t possible in your current space, reversing the existing door so that it swings out will give you space to move around.
Keep as much off the floor as possible to keep the room open. Consider a wall-hung toilet, a floating vanity, or wall storage, instead of cabinet storage.
Large tiles with minimal grout lines or tiles running in a diagonal pattern give the illusion of a larger room. Additionally, running wall tiles all the way to the ceiling draws your eye up and makes the room feel higher.
Keep it simple with soft, natural, neutral shades. A light color palette will create the appearance of a larger bathroom, but don’t be afraid to add a splash of dark or bold color for drama as an accent. If you choose a darker color, add pops of light, bright neutrals with the fixtures, countertops, and towels. Ultimately, color is such a personal choice.
Maybe it’s time for a wet room—with a spa shower and freestanding tub in the same space or eliminating the bathtub completely!

Project Details
Main living level interior work included all new flooring and paint, an updated powder room, entry, and mudroom plus a new gourmet kitchen with an expanded footprint.
New kitchen layout includes an 8.5’x3’ island, natural wood faux beams, large counter-to-ceiling windows and loads of custom cabinetry and storage.
Dining room features a new dry bar with open shelving, cabinetry plus a drawer refrigerator and a drawer freezer.
Two porch additions were also designed and built. The front porch enhances the curb appeal of the home and allows connection to the interior through two sets of French doors. The rear porch and deck include room for seating, dining and a hot tub. Connection to the back deck is thru new French doors from the family room.
