Making a major change to your home can be exciting and rewarding. It can also seem overwhelming. There are many ways to approach a remodeling project. Some of the most common are DIY or hiring a handyman, jack of all trades, or general contractor. For larger, more complex projects there are two options – hire an architect and/or designer and then a general contractor or hire a Design-Build remodeling firm.

In 1994, when George created The Cleary Company, he used the general contractor model, working with different architects and designers over the years to create some amazing projects. After 15 years, he realized that to best serve his clients it was time to add design to the company’s services. So, in 2009 George hired his first full-time designer, Laura Watson! Five Facts Our Design Team Wants You to Know Before Starting Your Home Remodeling Project
1. HGTV is not reality, it’s for entertainment. The more research you can do before you hire a remodeler, the more you’ll enjoy the process of developing your design plan. And although the design process can feel long, especially when you’re ready to get started with demo, all the planning on the front end pays off during the construction phase.
2. It’s not necessarily the product selections you make that drives the cost of your project but adding to the scope of work. It may seem obvious but when a project begins with a single room, a kitchen or bathroom for example, it’s easy to get caught up in thinking, “they’re already here so let’s remodel the mudroom or laundry too!”. This will certainly increase not only the materials but also the labor hours required to build a project.
3. It’s ok to feel emotional during your remodel. Change is hard and remodeling is messy. Our Design-Build Team is with you through every step. We utilize our 30+ combined years of remodeling experience to have your best interest in mind.
4. Friends, family, and others will offer advice and opinions throughout your project. It’s ok to listen but don’t let it dissuade you from choosing what makes you happy. We asked several of our designers the following questions and were intrigued by their answers. We love seeing their personalities and love for design come through in their thoughts.

Describe your favorite project.

Laura – I have been in this too long to have a favorite but the ones I love are the ones where the client comes back years later to tell us they still love their new space.

Clayanne – A kitchen or primary bathroom remodel are my favorite projects to work on. In these spaces, you can create personalized designs, custom to the client and unique.

Tiffany – I worked with fun, kind clients on a recent Clintonville new build. They had a quirky, unique style and loved color. We used art deco arched tiles on the fireplaces, beveled oxblood tiles in the primary bath, and warm wood tones throughout.

Best new product in the last 1-3 years? Why?

Laura – The bidet seat! Although this product has been around longer than 3 years, clients are finally catching on. Every home should have one. It saves on toilet paper, it’s very hygienic, it’s wonderful for the elderly, small children, and those with health issues.

Clayanne – Ceiling tiles! They have evolved over the years to become both a practical and aesthetic feature in interior design.

Tiffany – I love a wood slat wall; it’s a great way to bring some warmth and texture into a space and make it feel more upscale. Installed vertically it’s unexpected and stunning!

List 3 things you teach every client during the design process.

Laura:
- Trust your designer.
- Communicate likes & also dislikes.
- Stay away from using too many trends.
Clayanne:
- Educating them on the stages of the design process.
- Teaching them how layout and flow are crucial to the functionality of a space.
- Guidance on selecting fixtures and finishes that not only look good, but also are practical considering their lifestyle and needs.
Tiffany:
- Where they can save money so that we can find the best areas to allocate their funds towards their investment.
- Finding a style that is unique to them and is timeless.
- Creating an intentional flow throughout their home so that everything feels harmonious and thoughtful.

Financing Your Home Remodel in Central Ohio
Whether you’re planning to remodel your bathroom, redesign your kitchen, add a new mudroom, reimagine your home with an addition, or build a new one, The Cleary Company Remodel-Design-Build Team is here to help connect you with the answers to the questions you have about financing your renovation project.

We field many different questions from our clients on their projects. One of the biggest questions revolves around finances. Our home remodeling financing expert, Natalie Moore, Loan Officer at Huntington in Columbus, Ohio, shares the most asked financing questions and the answers that will hopefully be informative when planning your next home renovation project.

Q&A with Natalie Moore, Loan Officer, Huntington

Natalie Moore, Loan Officer NMLS ID:728210, has been in residential mortgage lending for over 20 years. Although she is diverse in all aspects of residential lending, she specializes in new construction and renovation lending. Natalie is very involved in the building community. She is a past Board member of the BIA of Central Ohio, Ohio Mortgage Bankers Association as well as the Past President of the Columbus Mortgage Bankers Association.

When should I start looking to finance my remodel in Columbus OH?

The sooner, the better. Even though you may not have finalized plans for your project, it’s good to start the conversation and get an idea of what the financing options are. The best way to do this is to become pre-approved. There is no cost to you to do pre-approval with Huntington. Pre-approval will help lay out the financing options you have to consider when completing your project.

What types of financing are available? Can they be combined?

The two most common means of financing a renovation project are:
1. Home Equity Line/Loan – utilizes the current equity you have in your home, based on how the property currently looks.
2. Renovation Loan – utilizes the “as-completed” value based on what the home will be worth once all the work has been completed.
Although these are two different options, they generally cannot be combined. However, a HELOC can be utilized in multiple steps.

What information and documentation do I need to obtain financing?

In addition to a completed mortgage application, you will need to provide income and asset documentation. Qualification at Huntington is generally no different than a traditional mortgage, except for providing the contract, project specs & final plans for your project. These documents aren’t needed to gain an initial pre-approval, however, will be needed once you’re ready to proceed with the finalization of your financing if you choose a Renovation Loan.

How do I know what ROI to expect from my home remodel, once completed?

This depends on several factors. If you plan to be in your home for 5+ years after the remodel, you may be more likely to see your home increase in value and your return to be better on what you’ve invested in your property.

The Cleary Company Remodel Design Build in Columbus, Ohio refers their clients to Remodeling magazine’s annual Cost vs Value report as a resource when looking at ROI (return on investment). For over 35 years, this annual report compares the average costs for popular remodeling projects with the value those projects retain at resale. ROI estimates in this report can help a homeowner decide if a project is worth their investment.

So, what does it cost to remodel or upgrade your home’s kitchen? Calculating the cost of any remodel requires knowing first the design, scope and size of the project and this is especially true for a kitchen remodel. Do you want a facelift by updating all the “pretty stuff” like countertops, hardware and fixtures or do you also need more space and function in your kitchen’s layout?

Project Spotlight: This new build home backs up to a wooded ravine and was purchased by our clients in 2019. They contacted us in September 2021 to add more functional entertaining and family gathering space to their backyard outdoor living space.

Our Remodel-Design-Build Team executed the project plan and scope of work to upgrade their outdoor living space which features an addition of a new timber framed porch with a stone fireplace. Architectural upgrades to the existing porch include new railing and corbels on the columns. WeatherStrong outdoor cabinets were also installed on both porches offering the functionality of both countertop service space and storage.

Team Cleary Celebrates Clients & CotY Awards

George and several members of the Development Team packed the Animal House with 40 Clients for cocktails and a catered dinner from Metro Cuisine on Friday, April 5th. The party was a kick-off to celebrating 30 years of remodeling excellence in Columbus Ohio but also a chance to thank our awesome clients.

George gave some brief remarks before dinner was served and a surprise moment came from Rob Lindeboom, Senior Project Manager, when he stood beside George to say a few touching words. April Howe, Marketing Coordinator, began the meal with a lovely blessing. The evening was filled with wonderful conversation, great food and meaningful fellowship. There was also the opportunity to watch the NARI National CotY award presentations live streaming on the big screen. Check out some photos below!

Exploring 2024 Home Design Trends
How & where do Kitchen and Bathroom design professionals keep up with all the latest products, features, technology, and trends? One place has it all KBIS! The Kitchen and Bath Industry Show (KBIS) is North America’s largest trade show dedicated to all aspects of kitchen and bathroom design. KBIS, in conjunction with the National Kitchen & Bath Association (NKBA), is the premier event where the freshest and most innovative kitchen and bath designs are unveiled.

Each year, home remodeling professionals attend KBIS to explore the latest trends that are set to redefine the spaces we live in. This year’s show was February 27-29th and The Cleary Company Remodel-Design-Build in Columbus OH had 4 Team members from the Development & Design department attend in Las Vegas. KBIS 2024 did not disappoint, showcasing a variety of new decorative trends that merge both functionality and aesthetic form. In this blog, I’ll delve into the standout styles and design elements that were the talk of the town!

Top 5 Trends from KBIS 2024
1. Sustainability Reimagined. In 2024, KBIS highlighted a focus on sustainable and eco-friendly materials that promise longevity and minimal environmental impact. From countertops made from recycled glass to cabinetry finished with low-VOC, non-toxic paints, the emphasis on green living was prominent. Manufacturers demonstrated that sustainable choices don’t compromise on style, as they presented a palette of earthy tones and natural textures that imparted a serene and grounded feel to living spaces.
2. Bold Color Palettes. This year’s show saw a significant shift towards bold and vibrant color palettes, a departure from the muted and monochromatic themes of past years. Pops of jewel tones, such as sapphire blue and emerald green, featured prominently in decorative elements like backsplash tiles and accent cabinets. These rich hues offer a dynamic contrast against neutral backgrounds, creating visually stimulating environments that evoke a sense of energy and creativity.

This eclectic mix harmonizes surprisingly well, offering a bespoke and curated look that is both modern and timeless.
5. Biophilic Design Elements. Embracing the connection between nature and wellness, biophilic design took center stage at KBIS 2024. Differences Between a Residential Designer vs a Design Consultant?

What is a Residential Designer?

A residential designer, also known as a home designer, is a type of interior designer who specializes in working with clients to create functional and visually appealing living spaces. They work with client specifications and requirements to create the layout and structure of either new or existing homes. Our Designers advise on home construction features in relation to how each room should function to meet the client’s needs. They work closely with our Production Team to create a construction plan to help build the various features for each design-build project.

What is a Design Consultant?

A design consultant is a professional who provides aesthetic expertise and product knowledge based on the evaluation of the client’s needs and style. Our Design Consultants
- Assist with client selections of fixtures & finishes
- Create selection sheets for Design-Build projects
- Price project selections within budget
- Calculate material take-offs & place orders
- Manage samples in design studio
- Coordinate vendor meetings for new product offerings and lunch-n-learns
What You Should Know Before Starting Your Remodel Project
1. HGTV is not reality, it’s for entertainment. The more research you can do before you hire a remodeler, the more you’ll enjoy the process of developing your design plan. And although the design process can feel long, especially when you’re ready to get started with demo, all the planning on the front end pays off during the construction phase.
2. It’s not necessarily the product selections you make that drives the cost of your project but adding to the scope of work. It may seem obvious but when a project begins with a single room, a kitchen or bathroom for example, it’s easy to get caught up in thinking, “they’re already here so let’s remodel the mudroom or laundry too!”. This will certainly increase not only the materials but also the labor hours required to build a project.
3. It’s ok to feel emotional during your remodel. Change is hard and remodeling is messy. Our Design-Build Team is with you through every step. We utilize our 27+ years of remodeling experience to have your best interest in mind.
4. Friends, family, and others will offer advice and opinions throughout your project. It’s ok to listen but don’t let it dissuade you from choosing what makes you happy. Our Design Team enjoys getting to know you, your style, and your needs so that we can collaborate with you to create a successful remodeling plan.
5. Remodeling is not EVER going to go perfectly as planned. There will be bumps, surprises, delays, and inconveniences. With over 27+ years of experience in remodeling, our Design-Build Team has pretty much seen it all and we’re prepared to take care of you and your home and manage your project to a successful completion.

Design Team Q & A

We asked several of our designers the following questions and were intrigued by their answers. We love seeing their personalities and love for design come through in their thoughts.

Describe your favorite project.

Laura – I have been in this too long to have a favorite but the ones I love are the ones where the client comes back years later to tell us they still love their new space.

Katie – My favorite projects to design are kitchens! As an amateur home chef, I love to help others think about how they use their kitchens and come up with creative solutions to keep cooking fun!

Shannon – A remodel I designed was a new plan for a tiny, dated kitchen that had very little storage and counter space and transformed it into a fresh and functional space. It was an elegant mix of greenish-grey and white cabinets, Cambria countertops, and gold hardware.

Best new product in the last 1-3 years? Why?

Laura – The bidet seat! Although this product has been around longer than 3 years, clients are finally catching on. Every home should have one. It saves on toilet paper, it’s very hygienic, it’s wonderful for the elderly, small children, and those with health issues.

Katie – Touch faucets! Older than 3 years but still a favorite. As someone who loves to cook, I love the ease of turning on and off the faucet without contaminating the faucet with raw meat germs.

Shannon – Pull down bathroom faucet! Such an easy way to clean the bathroom sink.

List 3 things you teach every client during the design process.

Laura:
- Trust your designer.
- Communicate likes & also dislikes.
- Stay away from using too many trends.
Katie:
- It’s important to create a space that functions well.
- A well designed space utilizes design principles but always breaks at least one too.
- Adding personal touches to each project makes the space unique to each client.
Shannon:
- Staying in budget.
- Finding their real design style.
- Maximize function of their space.

Originally the street side of this home had no entry for guests except through the garage.
A porch addition with new wide double door entry is much more inviting.

- Color & Bling: Greet guests with a smile! A fresh coat of paint, paired with stylish door hardware and house numbers instantly transforms the entrance. Consider bold colors or unique finishes that reflect the style of the home. A new richly colored wooden door is quite the statement as well.
- Dress up your doorstep: Update that welcome mat with a seasonal design, a fun message, or a classic look. Potted plants add color and vibrancy, a small water feature creates a calming mood, and seasonal decorations announce a festive presence.
- Walk this way: Create a clear and inviting pathway to your home. Use pavers, stone slabs, or a new concrete sidewalk to welcome guests. Add with low-maintenance greenery along the borders. - Feature the flooring: Create a smooth transition from your entryway to the rest of your home with similar materials or colors to create continuity and visual flow. Or do the complete opposite and make the entryway floor a stand-alone feature to set the tone. There are no rules!
- Control Clutter: Remember that storage idea we talked about? If you walk in and step over shoes, coats, and bookbags, storage is needed. Are you a bit unorganized? Create designated spaces for keys, mail, and other everyday items.
