Open Concept Living: Airy & Spacious Interior Layouts

Open-concept floor plans provide flexibility, great sight lines, and ease of movement. When our Remodel-Design-Build Team at The Cleary Company in Columbus, OH meets with clients, they often desire more open spaces in their homes. This is especially true for those who have older homes with walls and hallways that separate their kitchen, dining and living rooms. Most busy families find these older floorplans no longer work for their modern lifestyle.

The enduring appeal of open-concept living is something to consider incorporating into your home remodel. But how can you create an open-concept living design that works for you? Luckily, our experienced designers understand space planning and know how to create floorplans that are defined, airy, stylish, and spacious.

    Plan Your Space

    • Create a list, with the needs of your family and lifestyle in mind, of activities to accommodate for in the main living areas.
    • Your kitchen will already be somewhat defined but think about areas within the kitchen that need some additional planning such as baking supply storage, beverage or snack center, pantry, etc.
    • Thinking out all your spaces will help you visualize how you’ll utilize them.

    Define Areas with Furniture

    • An L-shaped sectional or chairs can separate the living and dining areas and signal where an area begins or ends.
    • Rugs create natural dividers without affecting the line of sight between spaces. Make sure rugs are the right size to fit your furniture and outline a room.
    • As families change and evolve, furniture layouts can transform. Choose furniture that doesn’t overwhelm the space or impede traffic flow.
    • Create cozy reading or conversation nooks with the placement of a couple of chairs in an unused corner.

    Don’t Forget about Storage

    • One of the best ways to maximize storage in an open floor plan is to use vertical space. Floor-to-ceiling storage cabinets and a large pantry are important design elements and keep stuff stowed.
    • Storage on both sides of a kitchen island ensures everything has a place.
    • Wall-mounted racks, bookshelf dividers, and open shelves can help define spaces and keep provide additional storage.
    • Choose furniture that serves dual purposes of seating and storage: Ottomans, benches and club chairs with hidden spaces for keeping items close but out of sight.

    Other Elements to Consider

    • Natural lighting is a benefit of open-concept living spaces because fewer barriers or walls typically create brighter interiors. Larger windows, skylights, and patio doors all bring in the light.
    • If there are times when privacy may be needed sliding doors (pocket or barn style), room dividers or even curtains can be used to close off areas.
    • Entertaining family and friends in large gatherings where everyone can freely move and interact with the hosts in one big space.

An open-concept home creates a relaxing, inviting feel to a home. Its flexibility, functionality, and appeal will keep you happy with it for years to come. Its’ ability to maximize natural light, create a sense of space, and allow for easy interaction with friends and family makes it a timeless choice for homeowners.

  • Renovation Lifecycle – Design & Estimating

Renovation Lifecycle – Design & Estimating

Are you planning a home remodel in Columbus, Ohio? Want to know more about what it means to hire a Design-Build firm? Read on to see how the experienced professionals at The Cleary Company work with clients to design and build projects that meet their remodeling needs and their budget.

The Remodel-Design-Build process simplified. We get to know you and you get to know us. Discovering your unique style and vision for your home is a critical step in the development of your project. Together, we work to find the answers to your project’s biggest questions. With guidance from your Project Developer and inspiration from your Designer, we work to create the home of your dreams within your budget. Then, our skilled Project Managers and Lead Carpenters provide you high-quality installation and service. You sit back and watch your dream come together. When the renovation lifecycle has completed, all that is left to do is enjoy your beautiful new space!

After you’ve given us a call or submitted a new project form online you’ll have the chance to speak with our Client Relations Coordinator. They will ask you a few questions, but mostly they will listen to you describe the type of remodeling project you’re interested in discussing. They will also schedule an appointment for you to meet with one of our Project Developers and the renovation lifecycle begins.

Step 1: Meet your Project Developer (1-3 weeks)

A Project Developer will first meet with you in your home (or if you prefer, a virtual meeting via FaceTime or Zoom can be arranged!) to learn more about your project and discuss your budget range. They will explain the details of our process and scheduling goals. You’ll begin to understand what The Cleary Company Remodel Design Build is all about: dedicated remodeling professionals who collaborate and deliver experience, high-quality design and skilled construction.

If we are a good fit and you choose to move forward with our Team, you will commit to a Design Agreement by paying the design fee.

Step 2: Meet your Designer (2-4 weeks)

The next scheduled meeting will also be in your home. Your Project Developer will introduce you to your Designer. Your Designer will conduct a detailed interview to discover your likes and dislikes about your home. Easy and fun collaboration will be enabled through a Houzz Ideabook! You will also establish the Design Schedule by setting the dates for all the subsequent meetings in the design process. So, have your family calendar handy!

During this time your Project Developer and our Project Consultant will be taking photos and measurements for the As-Build drawings.

Step 3: Design Presentation (2-4 weeks)

You will meet your Team at The Cleary Company design studio office to review floor plan options for your project. After choosing your favorite floor plan, you’ll explore a variety of materials to begin the process of making product selections.

Step 4: Trade Partner Visit (2-4 weeks)

For the estimation of your project to establish the construction budget, your Project Developer and our Project Consultant will invite our Trade Partners to a scheduled visit at your home. This meeting is to ensure quote accuracy and the chance for detecting any potential issues that could create challenges in our proposed plans.

Based on your floor plan choice at the design presentation meeting, your Designer is continuing to create an overall design and details, as well as draw elevations and 3D renderings. Our Design Consultant is also involved in gathering product selection suggestions and getting quotes. All of this information will be used to establish your project’s budget.

Step 5: Construction Contract (2-4 weeks)

At this time you will again meet at The Cleary Company design studio office to review all of the details, documents, drawings, selection suggestions and Scope of Work for your project. The budget number will also be reviewed and you will decide on any options that arose during development.

If all goes as planned you will sign your Construction Contract and set the remaining meeting dates for final selection sign off!

Step 6: Selection Finalization (2-3 weeks)

At this final pre-construction meeting you will meet with your Designer and/or our Design Consultant to sign off on all selections. Once the design process is complete you will receive your official start date!

Step 7: OnSite PreConstruction Meeting (1-2 weeks prior to Project Launch date)

Your Project Developer will introduce you to your Project Manager and discuss project logistics. A communication plan will be established as well as a plan for how your family will experience the remodeling work. Our Team will introduce our Project APP through BuilderTrend.

After this meeting you can start to clear out the areas in your home where work will happen! The Renovation Lifecycle is nearly complete.

  • Elevate Your Bathroom’s Style to Spa Experience

Elevate Your Bathroom’s Style to Spa Experience

Unveiling the Secrets to a Bathroom You’ll Love.

Are you ready to say goodbye to spending time in a dull, ordinary bathroom and hello to transforming your daily routine into a luxurious, rejuvenating experience? Remodeling your bathroom allows you to customize the space by filling it with unique features.

The Remodel-Design-Build Team at The Cleary Company in Columbus, Ohio is ready to collaborate and create the bathroom of your dreams that you’ll never want to leave. What can you do to elevate your bathroom experience? The sky’s the limit! Choose one or all of these ideas for your bathroom remodel to create a space designed to fit your needs.

    Showers

    • Upgrade to a digital shower system. These digital thermostatic valves allow you to preset controls for multiple users that you can activate from your smartphone or with voice commands. Set your perfect temperature, ideal water pressure, multiple body sprays and shower heads, and even music. Check out our Team’s favorites from Kohler.
    • Install additional showerheads. A large shower can handle a rain showerhead, a handheld wand, and body sprays. You see where we are ging here—more is more!
    • Incorporate hydro, aroma, chroma and/or audio therapies into your bathing experience.
    • Create a wet room. This design is a tiled space partially or fully open that involves putting the freestanding tub in the same space with a separate shower.
    • Check out these fabulous shower examples below!

    Toilets

    • Go beyond the toilet by adding a bidet. Toto & Kohler make it easy to get both in one unit or upgrade your existing toilet with a new seat that includes bidet functionality. Features include preset or custom controls for water pressure, temperature, air-drying features, and heated seats.
    • Newer toilet models are sleek and come in one- or two-piece options, floor or wall-mounted, two heights, and come in two basic bowl shapes-round or elongated. Endless size options are available to fit any space.

    Lighting

    • Mood lighting is trending, and we love it! Smart LED lighting that changes colors and brightness levels creates the mood you want—relaxation, rejuvenation, or getting ready for work or going out vibes.
    • A layered approach to lighting is important in any room but especially in a bathroom remodel. Task lights are targeted for details (think putting on makeup and shaving). Ambient lighting creates an overall uniform light level in the room. Accent lights can be the bling or art piece of the bathroom (chandelier over the tub or a beautiful wall sconce) as well as highlight an object, or just add some visual interest.

    A Few More Ideas!

    • Lighted mirrors and medicine cabinets provide ample task lighting but also brighten up the entire space.
    • Fluffy, thick, high-quality, absorbent towels are dreamy and decadent.
    • Warm towels! Add a heated towel bar or rack.
    • How about heated flooring? No more chilly toes!
    • Incorporating nature brings a sense of calm and boosts your mood and well-being. Add some green plants (a vertical garden?) river stones or water features.
    • Select eco-friendly products and fixtures like low-flow toilets, water-saving faucets, sustainable materials, or LED lighting.
    • Innovative storage ideas such as hidden cabinets, built-in shelving, hidden niches, open shelving, and more elevate the space.
    • Add seating with a small bench or chair. Giving you a seat to put on lotion, give yourself a pedicure or maybe just to sit and hide from the kids.

  • Space Saving Strategies for a Compact Bathroom

Space Saving Strategies for a Compact Bathroom

Small Bathroom, Big Potential – Bathroom Remodeling Solutions in Columbus, Ohio.

Do you have a small bathroom? While totally serviceable, a small bathroom can be made better with a few tweaks and changes (or a complete renovation). The Development Team at The Cleary Company has created many unique and creative solutions when remodeling small bathroom footprints. Sometimes it’s just not possible to add square footage to a bathroom, but it doesn’t have to look cluttered or feel cramped. It is possible to create space, storage, and openness.

Check out these small footprint bathroom remodeling projects! Want to see more inspiration? Visit our Bathrooms Portfolio!

    Design Details to Consider:

    • Using pocket or “barn style” sliding doors instead of swinging doors. If using a pocket door isn’t possible in your current space, reversing the existing door so that it swings out will give you space to move around.
    • Keep as much off the floor as possible to keep the room open. Consider a wall-hung toilet, a floating vanity, or wall storage, instead of cabinet storage.
    • Large tiles with minimal grout lines or tiles running in a diagonal pattern give the illusion of a larger room. Additionally, running wall tiles all the way to the ceiling draws your eye up and makes the room feel higher.
    • Keep it simple with soft, natural, neutral shades. A light color palette will create the appearance of a larger bathroom, but don’t be afraid to add a splash of dark or bold color for drama as an accent. If you choose a darker color, add pops of light, bright neutrals with the fixtures, countertops, and towels. Ultimately, color is such a personal choice.
    • Maybe it’s time for a wet room—with a spa shower and freestanding tub in the same space or eliminating the bathtub completely!
    • If you really must have a tub but need to save on space, choose a shower/tub combo and use a curved shower curtain rod.
    • Use compact fixtures designed for small spaces. Our Design Consultants can help source in-stock and custom pieces from a wide variety of suppliers in our network.

    Lighting Matters:

    • The right lights will make a room feel larger.
    • Layer the lighting with under cabinet lights, mounted wall sconces, overhead recessed cans and illuminated medicine cabinets will create a mood or style and will cut down on shadows.

    Magical Mirrors:

    • Strategically placed mirrors create the illusion of space, reflect light, and brighten up bathrooms, especially in bathrooms without windows.
    • Use a large mirror above the sink or one on a medicine cabinet. If there is a window, strategically place a mirror to bounce natural light around the room.
    • Install a beautiful, mirrored recessed medicine cabinet above the sink with a door that slides up like in the photo below!
Robern 48″ customizable mirrored medicine cabinet with interior lights.

    Be Creative with Storage:

    • Go vertical with floor-to-ceiling shelving and cabinets. Bathroom essentials, towels, and toiletries are within reach but not taking up valuable square footage.
    • Adding built-in or better yet floating shelves above the toilet is another way to save space in a small footprint.
    • Recessed niches in the walls whether in the shower, above the toilet or near the vanity also save valuable space within a small bathroom.
    • Install the largest vanity that will fit maximum drawer storage.
    • Towel bars and hooks on the back of a bathroom door can free up any available wall space for shelving.
    • Custom storage solutions like pull-out makeup mirrors, in-drawer outlets, and divided drawers will keep all your toiletry needs from cluttering the countertops.

  • 10 Reasons You Need a Basement Remodel

10 Reasons You Need a Basement Remodel

It’s that place you might not think about on a daily basis, especially if you only use it for storage or to do laundry. However, as you live in your home and life changes, that room downstairs might just be the next room you should remodel.

Over the past 29 years, our Remodel-Design-Build Team has created amazing basement remodels by listening and collaborating with our clients. You can tour several basement remodeling projects on our YouTube channel.

Read on to learn when and why, Development & Design Manager, Laura Watson, ASID, UDCP believes, a basement remodel is the right fit for your family.

Which one of the following speaks to you?

    1. You need more space to stay in your home. You now have kids, or the ones you have are getting older and need a space to chill with friends. Adding a secondary living area creates a better footprint to the home.
    2. When people come to visit, there is no extra bedroom for them. Adding a guest bedroom and bathroom gives family and friends privacy, especially nice for extended stays. (Or why not move your older teen to the basement and offer them a private space!)
    3. It’s only partially finished and you want to make it all usable living space.
    4. Converting a storage (ummm…probably filled with boxes and stuff) area into an organized space with shelves, a craft, hobby or workout room, whatever you need it to be, makes a wasted space utilized!
    5. You hate going down into the basement because it’s old, unfinished, or outdated. Remodeling it will create a space you won’t WANT to leave.
    6. An older home’s basement might have some structural damage (bowing walls, cracks, water) that needs to be fixed. While fixing those issues, why not remodel it and create an area you’ll actually use?
    7. You’re tired of heading down to the dingy basement to do laundry. The layout of your home doesn’t lend itself to moving the laundry out of the basement, but who says you can’t create a beautiful laundry room? We’ve designed some amazing laundry rooms!
    8. The party is always in your neighbor’s basement. You know—the one with the great wine cellar or home bar and the entertaining space with the big TV! It’s time to bring the entertainment to your own home.
    9. Down the road, if you sell it, you’ve added some value to your home. You may not think you’ll ever sell your home, but life happens. Having done this makes your home stand out as a great option for buyers. Click here for Basement Remodel ROI info.
    10. It’s just time to transform your basement into a beautiful, functional space in your home!

Remodeling the basement will add value to your home…and your family’s life. No matter what the reason, you will be able to use your basement in a way you couldn’t or wouldn’t before.

If you want to know more about what you need to think about and do before remodeling your basement, check out The Anatomy of a Basement Remodel on our blog.

  • First Floor Remodel in Upper Arlington, OH

First Floor Remodel in Upper Arlington, OH

Having lived in their two-story home in Upper Arlington, OH for about 6 years, Linda and Joe knew they wanted to remodel and expand their kitchen’s footprint and create a new mudroom from the garage entry. They also wondered how the entire first floor of their home could better function to fit their needs.

Our Remodel-Design-Build Team gave them a new floor plan that addresses their busy family’s lifestyle by removing a wall, adding a large pantry, reconfiguring the layouts of the laundry and powder rooms, and adding a new mudroom.

What do Linda and Joe think of their home now and their experience working with The Cleary Company? Read on to find out!

    Q & A with Linda & Joe

What was the goal for your remodel?

We wanted to create a more functional floor plan for our family with young children, including a mudroom area to collect their things, as well as we wanted to open up the kitchen to allow for gatherings, making it a fun, beautiful place where we actually want to cook and spend time together!

What is your favorite aspect of your remodeled space?

It is hard to name just one! Our top 3 are the mudroom, the bar area of the kitchen, and all the lighting! When we previously entered our house through the garage, it basically went right into the kitchen, so the kitchen became a catch-all for coats, shoes, bookbags, etc. Now we have a very functional mudroom/laundry space that we enter into, and can keep everyone’s things organized.

We have gotten tons of compliments on the bar area of the kitchen, which includes a second island and a seating bench by the window. It is a great space for gathering and adds a little something extra to a traditional kitchen!

Our old kitchen was so dark with very minimal lighting. We love all the new lighting features, including under cabinet lights, recessed LEDs, and pendent fixtures!

What advice would you offer to someone who is thinking of remodeling their home?

Have an idea of what you want, but let the designer step in and offer suggestions and improvements to your initial plan. It’s also important to be prepared to be flexible if some things need to change along the way.

    The Cleary Company Remodel Difference

Why did you choose The Cleary Company to complete your remodeling project?

They listened to what we wanted to suit our family’s needs. They were also quick to get back to us when we reached out to them and always followed up!

What was your favorite part of working with The Cleary Company and why?

Once the project was underway they provided a clear estimated timeline and then remained available for any and all questions along the way. If something didn’t seem quite right they were always responsive and helpful.

Who from our Team stood out and how did they exceed your expectations?

We worked with a number of great people. Laura, our designer that stepped in midway thru our project, really helped us bring the final details together. The carpenters that did a lot of work on the house, especially Justin, Ed, and Dave, were very friendly and made sure we were happy with all the small details of the project.

    Just for Fun!

In one word, why did you choose to do business with The Cleary Company?

    Expertise.

Would you recommend The Cleary Company?

Definitely. While it wasn’t cheap, the confidence in knowing that things were being done correctly and the open lines of communication were worth it. The end result is truly spectacular!

  • The Anatomy of a Basement Remodel

The Anatomy of a Basement Remodel

Basements are an often-underutilized area that, when remodeled, could improve your home and how you live in it. However, understanding what it takes to remodel a basement is a topic we felt important to discuss. At The Cleary Company in Columbus, Ohio, our Remodel-Design-Build Team has collaborated to create many basement remodels. Read on to learn what Development & Design Manager, Laura Watson, ASID, UDCP, believes clients should know, think about, expect, and understand about remodeling their basements.

When should you remodel your basement?

So, how do you know you need to remodel? There are many variables to consider when determining this, and depending on what they are, the scope of the work will differ.

    • You want additional living space for a craft or hobby area, home office, workout room, or a place for the kids to play or hang out with friends.
    • You’d like to entertain more. How about a space for a custom wine cellar with a tasting room or a home bar ready for football games?
    • You need another bedroom and/or bathroom for in-laws, guests or when a kid returns during or after college.

Need some basement remodeling inspiration? Visit our YouTube channel to view completed projects!

8 things a homeowner needs to know about remodeling a basement:

    1. A basement remodel doesn’t go any faster than other remodeling projects. Supplies have to be ordered and delivered, areas must be demoed and rebuilt, permits need to be pulled, inspections completed—you get the idea. A great remodeling project takes time, no matter where it is in your home.
    2. Headroom matters! The Ohio Residential Building Code dictates the “ceiling heights in basements shall not be less than 6 feet 8 inches clear except for under beams, girders, ducts or other obstructions where the clear height shall be 6 feet 4 inches”. Ductwork might have to be moved or raised, especially in older basements. This height applies to staircases as well. In some cases, the stairway must be reworked to create the appropriate head height.
    3. To be classified as a finished basement, the space must be a walkout to the yard or have an egress window.
    4. Mechanicals (sump pump, water heater, HVAC) can be in the way of a new design plan. In cases where these mechanicals are cost-prohibitive to be moved, they can be enclosed in a separate room. Doing so often means a louvered or vented door must be installed for proper airflow.
    5. If a bedroom is in the scope of work, there must be an egress window in the room as well as a closet added for it to count as a habitable bedroom.
    6. What is the heating and cooling like in the basement? This will determine the kind of flooring installed if your basement tends to be chilly. Carpeting might be a good option if you love to be barefoot or if the space is going to be used for sleepovers and kids hanging out. If heating/cooling isn’t an issue, LVT (luxury vinyl tile) flooring is a great option.
    7. How are you going to use the space? If it’s going to be a place for kids, you might need to deaden the sound with more insulation or other soundproofing materials.
    8. Determine how you want the space utilized for your needs—a beautiful laundry room, a guest suite with a bathroom, a play area, a workout room, more storage, or a home bar. Knowing what will work for you and how YOU want to use the space determines the scope of the project and the cost.

How much does a basement remodel cost in Columbus, Ohio?

What you need to do before your project starts:

There are several things that need to be done before the construction of your remodel can begin. Knowing these ahead of time makes the whole process easier for you and your remodeler!

    • Move everything away from the walls so every area can be accurately measured during your initial meetings and trade partner inspections.
    • Purge, organize and store items someplace other than in the basement to create adequate room for carpenters and trades to complete their work. If you need help with this process, Our Team can connect you with a professional organizer.
    • Is there water damage or areas where water gets in during heavy rains? Have this remediated before your remodel begins. Again, Our Team can recommend a professional to tackle any waterproofing issues.
    • Consider adding a sump pump with a battery backup. You may not have water issues now, but they can happen to anyone at any time.
    • Assure adequate space and clearance to get furniture and supplies down into the basement.

    Ready to get started?!

Value added, another place to hang out, the added space you need for your home, all of these contribute to the anatomy of your basement. We’re here and ready to collaborate and create your vision. Contact us today! How Much Does an Exterior Remodel Cost in Columbus Ohio?

You know the old saying “You never get a second chance to make a first impression” right?

Ask any realtor how this saying translates to the real estate market and their answer will probably be “Curb Appeal!” The importance of a home’s curb appeal in relation to its value is validated in Remodeling Magazine’s Cost vs Value report, as four of the top five returns on investment are for projects related to home exteriors.

So, what does it cost to upgrade your home’s curb appeal or remodel the outside of your home? Calculating the cost of any remodel requires knowing first the design, scope and size of the project and this is especially true for a home exterior remodel. Do you just want to add new doors or windows to upgrade your curb appeal or do you also want to change the architectural details of your home’s exterior? To help you get started planning your next home exterior project, Our Remodel Design Build Team at The Cleary Company Columbus, OH has assembled the following project examples and ballpark costs. We also recommend reviewing the Cost vs Value report mentioned above for additional information on building and remodeling costs in Columbus OH.
