    Making a major change to your home can be exciting and rewarding. It can also seem overwhelming. There are many ways to approach a remodeling project. Some of the most common are DIY or hiring a handyman, jack of all trades, or general contractor. For larger, more complex projects there are two options – hire an architect and/or designer and then a general contractor or hire a Design-Build remodeling firm.

    In 1994, when George created The Cleary Company, he used the general contractor model, working with different architects and designers over the years to create some amazing projects. After 15 years, he realized that to best serve his clients it was time to add design to the company’s services. So, in 2009 George hired his first full-time designer, Laura Watson!     Five Facts Our Design Team Wants You to Know Before Starting Your Home Remodeling Project

    1. HGTV is not reality, it’s for entertainment. The more research you can do before you hire a remodeler, the more you’ll enjoy the process of developing your design plan. And although the design process can feel long, especially when you’re ready to get started with demo, all the planning on the front end pays off during the construction phase.
    2. It’s not necessarily the product selections you make that drives the cost of your project but adding to the scope of work. It may seem obvious but when a project begins with a single room, a kitchen or bathroom for example, it’s easy to get caught up in thinking, “they’re already here so let’s remodel the mudroom or laundry too!”. This will certainly increase not only the materials but also the labor hours required to build a project.
    3. It’s ok to feel emotional during your remodel. Change is hard and remodeling is messy. Our Design-Build Team is with you through every step. We utilize our 30+ combined years of remodeling experience to have your best interest in mind.
    4. Friends, family, and others will offer advice and opinions throughout your project. It’s ok to listen but don’t let it dissuade you from choosing what makes you happy.     We asked several of our designers the following questions and were intrigued by their answers. We love seeing their personalities and love for design come through in their thoughts.

    Describe your favorite project.

    Laura – I have been in this too long to have a favorite but the ones I love are the ones where the client comes back years later to tell us they still love their new space.

    Clayanne – A kitchen or primary bathroom remodel are my favorite projects to work on. In these spaces, you can create personalized designs, custom to the client and unique.

    Tiffany – I worked with fun, kind clients on a recent Clintonville new build. They had a quirky, unique style and loved color. We used art deco arched tiles on the fireplaces, beveled oxblood tiles in the primary bath, and warm wood tones throughout.

    Best new product in the last 1-3 years? Why?

    Laura – The bidet seat! Although this product has been around longer than 3 years, clients are finally catching on. Every home should have one. It saves on toilet paper, it’s very hygienic, it’s wonderful for the elderly, small children, and those with health issues. 

    Clayanne – Ceiling tiles! They have evolved over the years to become both a practical and aesthetic feature in interior design.

    Tiffany – I love a wood slat wall; it’s a great way to bring some warmth and texture into a space and make it feel more upscale. Installed vertically it’s unexpected and stunning!

    List 3 things you teach every client during the design process.

    Laura:

    • Trust your designer.
    • Communicate likes & also dislikes.
    • Stay away from using too many trends.

    Clayanne:

    • Educating them on the stages of the design process.
    • Teaching them how layout and flow are crucial to the functionality of a space.
    • Guidance on selecting fixtures and finishes that not only look good, but also are practical considering their lifestyle and needs.

    Tiffany:

    • Where they can save money so that we can find the best areas to allocate their funds towards their investment.
    • Finding a style that is unique to them and is timeless.
    • Creating an intentional flow throughout their home so that everything feels harmonious and thoughtful.

    A departure from the minimalism that’s been popular for years, English-style kitchens are making a comeback with their warm, dark wood cabinetry, rich color palettes, and classic detailing. “English kitchens bring a timeless charm that feels both elegant and inviting,” says Tannehill. “They’re perfect for homeowners who want a cozy, lived-in feel that still feels elevated.” 

    These kitchens often include elements like freestanding cabinetry, open shelving, and classic farmhouse sinks. Darker woods and traditional detailing add sophistication, while rich, moody colors like forest greens and navy blues bring depth. For those wanting a timeless look, English-style kitchens offer a beautiful blend of elegance and warmth.

    3. Woven and Mesh Cabinet Fronts 

    Woven or mesh cabinet fronts are bringing texture and craftsmanship back into kitchen design.     Ideal for homeowners who want a bit of personality in their kitchen without going overboard, woven or mesh fronts are perfect for upper cabinets or standalone pantry units. The result is a light, airy feeling that complements both classic and contemporary designs.

    4. Bold, Earthy Cabinet Colors

For those looking to bring color into their kitchen without overpowering the space, earthy tones are an excellent option, offering a refreshing break from the classic white kitchen.

    5. Two-Tone Cabinets for Depth and Dimension

That is exactly what a local family in the Columbus area envisioned when they embarked on an extraordinary outdoor remodeling project that transformed their property into a resort-like haven. 

    A Vision Turned Reality 

    Having lived in their home for three years, the homeowners were eager to expand their living space and make the most of their picturesque location along the Scioto River. They envisioned a multi-functional outdoor area that would not only enhance their lifestyle but also complement the existing architecture of their home. The result? A stunning transformation that combines elegance, functionality, and the natural beauty of their surroundings.

    The Heart of the Transformation: A 4-Season Sunroom 

    The project began with the addition of a 4-season sunroom, a versatile space designed to provide comfort and relaxation throughout the year. The sunroom’s flooring was meticulously chosen to blend seamlessly with the stone pool surround, creating a harmonious flow between indoor and outdoor spaces. Large, moveable glass wall system from NanaWall were installed, allowing the homeowners to fully open the space to the outdoors. These walls connect the existing basement to the sunroom, providing a seamless transition from the interior to the exterior. 

    According to Residential Designer Laura Watson, ASID, UDCP, Development Manager at The Cleary Company, “The 4-season sunroom was a crucial element in this remodel, providing the homeowners with a space that could be enjoyed in every season. The integration of the sliding window walls truly brought the outdoors in, creating a flexible and inviting living area.” 

    Bringing the Indoors Out: A Two-Story Fireplace 

    One of the most striking features of the remodel is the two-story fireplace, designed to serve both the sunroom and the deck above. This stunning centerpiece not only adds warmth and ambiance to the space but also ties the two levels together, creating a cohesive and inviting atmosphere. Whether it is a chilly evening in the sunroom or a cool night on the deck, the fireplace ensures that the outdoor living areas can be enjoyed year-round. 

    Outdoor Cooking and Entertainment 

    Above the sunroom, a large composite deck was constructed, offering an expansive area for dining, lounging, and enjoying breathtaking views of the river. Working closely with Hidden Creek Landscaping, the homeowners created an extensive pool, hot tub, and entertainment area that perfectly complements the new structures. The sunroom’s stone flooring was extended to the pool surround, providing a unified look. Natural stone walkways and steps were added to connect the deck with the lower yard, while outdoor lighting, including sconces, post lighting, and stair lighting, was thoughtfully integrated to enhance the ambiance and safety of the space.  

    A Retreat for the Whole Family – Including the Dogs! 

    With two beloved Bernese Mountain dogs, the homeowners wanted to ensure their outdoor space was as accommodating for their pets as it was for their family and friends. The expansive indoor and outdoor areas provide plenty of room for the dogs to run, swim and explore, while the flexible design of the space allows it to be used for a variety of activities depending on the weather, time of day, or season.

    We field many different questions from our clients on their projects. One of the biggest questions revolves around finances. Our home remodeling financing expert, Natalie Moore, Loan Officer at Huntington in Columbus, Ohio, shares the most asked financing questions and the answers that will hopefully be informative when planning your next home renovation project.

    Q&A with Natalie Moore, Loan Officer, Huntington 

    Natalie Moore, Loan Officer NMLS ID:728210, has been in residential mortgage lending for over 20 years. Although she is diverse in all aspects of residential lending, she specializes in new construction and renovation lending. Natalie is very involved in the building community. She is a past Board member of the BIA of Central Ohio, Ohio Mortgage Bankers Association as well as the Past President of the Columbus Mortgage Bankers Association.

    When should I start looking to finance my remodel in Columbus OH?

    The sooner, the better. Even though you may not have finalized plans for your project, it’s good to start the conversation and get an idea of what the financing options are. The best way to do this is to become pre-approved. There is no cost to you to do pre-approval with Huntington. Pre-approval will help lay out the financing options you have to consider when completing your project.

    What types of financing are available? Can they be combined?

    The two most common means of financing a renovation project are:

    1. Home Equity Line/Loan – utilizes the current equity you have in your home, based on how the property currently looks.
    2. Renovation Loan – utilizes the “as-completed” value based on what the home will be worth once all the work has been completed.

    Although these are two different options, they generally cannot be combined. However, a HELOC can be utilized in multiple steps.

    What information and documentation do I need to obtain financing?

    In addition to a completed mortgage application, you will need to provide income and asset documentation. Qualification at Huntington is generally no different than a traditional mortgage, except for providing the contract, project specs & final plans for your project. These documents aren’t needed to gain an initial pre-approval, however, will be needed once you’re ready to proceed with the finalization of your financing if you choose a Renovation Loan.

    How do I know what ROI to expect from my home remodel, once completed?

    This depends on several factors. If you plan to be in your home for 5+ years after the remodel, you may be more likely to see your home increase in value and your return to be better on what you’ve invested in your property.

For over 35 years, this annual report compares the average costs for popular remodeling projects with the value those projects retain at resale.     Making a major change to your home can be exciting and rewarding. It can also seem overwhelming. There are many ways to approach a remodeling project. Some of the most common are DIY or hiring a handyman, jack of all trades, or general contractor. For larger, more complex projects there are two options – hire an architect and/or designer and then a general contractor or hire a Design-Build remodeling firm.

    Over 30 years ago when George created The Cleary Company, he used the general contractor model of remodeling by facilitating all of the sales, estimating, budgets, scope of work, and contract writing himself. In 2009, to best serve his clients he added design to the company’s services transforming it into a design-build remodeling firm. The success and growth of The Cleary Company was outpacing George’s capacity to do it all and in 2015 he hired the company’s first Project Developer.

    What does a Project Developer do?

    The simple answer is sales! The Project Developer(PD) is the initial face of The Cleary Company. Their job is to support you through the entire home remodeling process. They must continually communicate with our clients throughout all phases of their project. Think of them as the quarterback for your remodeling project.

At many design-build remodeling companies, like The Cleary Company, Project Developers have design or estimating backgrounds, and some have both! Like Betsy Burton, who earned a BS in Interior Design from Miami University, in Oxford, OH. With over 35+ years of experience in the industry, she’s done it all from project management and interior architecture to consulting before joining our Team in 2024 in the Project Developer role.

    Duties for the Project Developer/Salesperson varies from company to company but at The Cleary Company our PDs:

    • Engage with clients throughout their project, start to finish.
    • Collaborate with Designers & Project Consultants on planning of projects.
    • Create budgets and scopes of work for their projects.

    May 20, 1994 George Sells His First Contract

    After spending several years working for other general contractors, George Cleary established The Cleary Company in April 1994. His wife, Cathy, encouraged George to create his own business in an industry he was obviously passionate about. His vision was to execute quality property enhancement that improved people’s lives.

    He began by promoting himself and his new business to not only his family and friends but to the families of his friends. It wasn’t long before he secured his first clients and sold his first contract for The Cleary Company. Luke & Gail, the parents of a classmate from Bishop Watterson High School, hired George and his crew to build an addition on the back of their home in Upper Arlington.

    The Contract & The Details

    The 15′ x 19′ screened porch included two skylights and a ceiling fan. A 28′ paver patio surrounded the new addition along with a concrete pad, cedar steps and landscaping for their new hot tub. Total contract price? $25, 575.00! Our estimators ran the numbers and came up with ballpark budget amount of $130-145k if The Cleary Company were to build this same project in 2024.

    Photography for finished projects was a little different in 1994! Digital camera technology wasn’t widely used by George until about 2004.

    In 2019, Luke & Gail were gracious and did an interview to celebrate The Cleary Company’s 25th anniversary. Read more about their history with George and all their remodeling projects.

    Why did you first choose to hire George to build your remodel? And why did you continue to choose The Cleary Company for all your future renovations?

    George and Rob were classmates of our daughter and her husband so we knew them and liked them. We had a problem and they were able to solve it. After the project was completed we could not have been more pleased. Everything came out just the way we wanted and more importantly just as he said it would. Later when we purchased another home we had George and his crew back to remodel that home as well. When we eventually sold that home the new owners were so impressed with the craftsmanship they hired The Cleary Company for several remodel projects.

    Who is your favorite Team member and how did they exceed your expectations? 

    Rob has unique skills of craftsmanship. He fabricated a beautiful mantel for us and every time we had a fire in that fireplace we remarked at his artistry.

    What advice would you offer to someone who is looking to remodel their home?

    Hire George and his team. They can build dreams into reality!

    Project Spotlight: Extensive interior remodel of an A-frame style lakehouse near Columbus, Ohio that included multiple additions. The project scope included gutting a majority of the interior but left several of the home’s architectural details which were important to the family and fit its unique style.

    A 2nd story addition created a new primary suite with a private balcony plus a den, guest bedroom, bathroom and loft area with built-in bunk beds. Another addition included a screened-in porch with 2 sided fireplace.
