A second story addition accommodates 2 bedrooms and the full bath from the main level as well as a new guest bedroom and full bathroom. A sunroom addition expands the footprint of the 1st floor and brings in warm southern sunlight.
Relocating the bedrooms and a bathroom plus removing several walls open up the first floor. The new open concept plan creates a more functional layout for entertaining and allows the kitchen to be the center of this busy family’s daily activities.

Tile Trends for 2022
Artful tile designs can create beautiful configurations by mixing colors, textures, patterns, sizes, and shapes. Cleary Design Consultants Shannon Tannehill & Margot Sheehan recently returned from KBIS, the Kitchen & Bath Industry Show in Orlando, Florida. They spent several days taking in all of the new product offerings from plumbing and cabinets to countertops and appliances as well as tile.
Below is a list of the refined trends they found for tile in kitchens, baths and laundry rooms!
Bringing nature into your home with hues found outside your window and lifelike features such as stone, wood grain textures and concrete all bring the look and feel of natural design to your remodeled spaces. Unexpected shapes for tile likes leaves, waves, feathers, or ribbons can also create a stunning look.
Usinggeometric shapes and placing them in interesting patterns makes a layout unique. Examples from Art-Deco designs include triangles, diamonds, chevrons and ellipses. Traditional classic examples include penny tiles, hexagons and arabesques.
Mosaics are small pieces of tile that are held together in a sheet. They can come in many different shapes, sizes and be made out of glass, metal, stone, real pebbles, porcelain and more. Some designs create a specific pattern and others can be more random. Our Design Team likes using them for pops of color to add interest!
Prints and patterns used in tile designs and how they are installed have truly endless options and can establish whatever look you desire. Mixing and matching from different types is tricky but our Team’s extensive experience ensures excellence in the design and the installation.
How does tile impact the design?
The most popular remodeling projects that include tile are Kitchens & Bathrooms.
Tile can take an area from boring to beautiful with some careful planning. A laundry room or bathroom floor with a pop of whimsy, a backsplash with some bling, or a bathroom shower wall that takes you outdoors, all can have a place in your design plan.

Your home is likely your largest asset and you probably plan on spending many years living there. So then, why not protect your investment? Over the past 27 years, The Cleary Company Remodel Design Build in Columbus Ohio has seen many great homes with hidden damage that could’ve been prevented with proper home maintenance.
Home maintenance is one of those things that’s easy to forget or put off because many tasks only need to be done once in a while or a few times a year. Water damage is the number 1 culprit that weakens your home’s foundation, the very core that holds your house together. Before you forget, review the following checklist of recommended home maintenance items you should complete in April & May to protect your home and keep your family safe.
Staying on top of your home’s maintenance can prevent future expensive repairs.
April:
Wash windows – Winter weather can wreak havoc on the exterior of your home. Washing the windows will rid your home of some exterior grime but you may also uncover minor or major damage from snow & ice. We recommend the squeegee method shown in this video. Make sure water is not getting inside your home. Replace any damaged caulking or flashing immediately.
Clean gutters & downspouts – Spring showers are great for bringing winter foliage and flowers back to life however you do not want that water to penetrate your home. Keeping your gutters and downspouts clear of any debris will move any falling water away from your home. HouseLogic.com has many helpful DIY home maintenance tips as well as step-by-step instructions for cleaning your gutters. Again while you are cleaning the gutters and downspouts, inspect for any damage and promptly make repairs as needed.
Check foundation, basement walls & exterior siding for any cracks or leaks – Water is no friend to wood, stucco, concrete, etc. Keeping your home’s foundation dry is important in maintaining your home’s integrity. Watch this video to learn how to spot issues which can lead to problems and when it’s best to call a professional. Some types of cracks, when ignored, can lead to severe damage.
May:
Pressure wash your deck – Removing any mold or moss will help with extending your deck’s longevity and also keep your family and guests safe. After washing is completed inspect your deck for stains, hazards or water damage and make repairs as needed.
Inspect clothes dryer vents – Check the exterior vent outlet for blockages due to lint or other debris and remove. Here’s a handy tutorial from wikiHow!
Check smoke & CO2 detectors & fire extinguishers – According to the U.S. Fire Administration (USFA), smoke detectors should be tested at least once a month and batteries should be replaced at least twice a year. If you have hardwired detectors it is recommended they be upgraded after 10 years. Most fire extinguishers last between 5 and 15 years, according to manufacturers. Check the tag on your extinguisher for dates and manufacturer’s instructions. A fire extinguisher with a gauge should be checked every month to make sure it is properly charged.

Project Spotlight: The 1st floor of this 1940’s traditional 2-story Colonial home in Upper Arlington, OH was transformed into an expansive bright, open concept fresh interior. Tight spaces were opened up allowing natural light to flow from the front thru the back of the home.

No one likes to have a price change during their remodeling project. The Design-Build Team at The Cleary Company strives to be transparent with you throughout the estimating and development process. Our goal is to Educate, Collaborate & Connect with you and your family from beginning to end of your project. We feel it is our responsibility to review every part of your contract and to ensure you understand the wording.
There is one clause that tends to give some of our clients a bit of hesitation and takes time for us to explain, in more detail, what it is and why it is in there. The Escalation Clause. It is taken, in part, from the Ohio Revised Code. Read more detailed information about this section of the code here.
The Escalation clause, as written in our contract:
Some of the materials and portions of the Work priced herein are based on bids received from materialmen and subcontractors that will be used on this project, and understanding that such bids are typically only good for 30 days and understanding that their services may be requested after this 30-day, period, there is the possibility that the costs for these materials and services may increase for reasons beyond the Remodeler’s control. Owner acknowledges this risk and agrees to be responsible for any increases, subject, however, to the notice requirements set forth in Section C(1) below dealing with extra or excess costs.
Section C – Excess Costs and Written Change Order Procedure.
1. As required under Ohio Revised Code Section 4722.02(B)(2), Remodeler is providing Owner with the following notice of the procedures for excess costs and change orders:
IF AT ANY TIME A HOME CONSTRUCTION SERVICE REQUIRES EXTRA COSTS ABOVE THE COSTS SPECIFIED OR ESTIMATED IN THIS CONTRACT THAT WERE REASONABLY UNFORESEEN, BUT NECESSARY, AND THE TOTAL OF ALL EXTRA COSTS TO DATE EXCEEDS $5,000.00, OVER THE COURSE OF THIS ENTIRE CONTRACT, OWNER (YOU) HAS THE RIGHT TO AN ESTIMATE OF THOSE EXCESS COSTS BEFORE THE REMODELER BEGINS WORK RELATED TO THOSE COSTS. SUCH ESTIMATES SHALL BE IN WRITING AND GOVERNED BY THE PROCEDURE OUTLINED IN THIS SECTION. HOWEVER, OWNER IS HEREBY NOTIFIED THAT IN THE EVENT OWNER FAILS TO APPROVE SUCH EXCESS COST(S), THE COMPLETION OF WORK MAY NOT BE POSSIBLE AND OWNER MAY BE CHARGED FOR THE COSTS INCURRED BY REMODELER FOR ANY DISASSEMBLY, REASSEMBLY, OR PARTIALLY COMPLETED WORK DIRECTLY RELATED TO THE ACTUAL LABOR OR MATERIALS INVOLVED.
What does this mean for you?
The escalation clause explains that it is a possibility that some of the pricing could change during your project. If there is a dramatic increase in a product required for your project, that cost increase is passed on to you, the client. In this situation, the overall cost of the project will then increase.
This is a common clause in remodeling contracts. It’s there, in part, to protect companies from unexpected increases in materials and/or labor costs. As we have seen in the last 18+ months, supply chain issues, workforce shortages, material costs and other variables, have all impacted what we can buy and when it is available. It is never our intention to randomly increase prices. When a situation does occur that impacts costs, we will communicate with you and obtain your approval.
Another reason this clause exists is to protect our company. For example, when a client selects more expensive fixtures or finishes after the budget is finalized or requests a costly change order. And in some rare cases, concealed structural conditions found during demo that will change the budget.
Our Team strives to conduct open communication, create a budget that works for you, and brings your vision to life. We don’t want there to be surprises along the way, but we also know, with our 27+ years of remodeling experience, that there can be issues with any project.

Several years ago, one of our clients moved to Dublin, Ohio, to be closer to her family. Although she loves her 4-year-old 3,200 sq. ft. home, she just felt like it wasn’t complete. She hired The Cleary Company to install and paint new crown molding throughout several rooms on the first and second floors of her home.
Not only does the Cleary Team design and build large remodeling projects, but for our past clients we can also execute smaller interior and exterior remodeling projects when our production schedule allows. What is your favorite part of your remodeled spaces by our Home Services team?
The house looks completed. The new crown moldings matches the chunky trim and beefy baseboards. It just feels cozy and homey.
Why did you choose The Cleary Company for your renovation project?
I had reached out to a handyman who has helped me with several cosmetic updates since I moved in. He did was unable to undertake a project of this scope and size, so he recommended I call his friend George Cleary who owns The Cleary Company. I checked out their website and liked what I saw.
With so many tradespeople out there, it’s hard to know who you can trust or who does quality work. I really like The Cleary Company. They are reputable. I will hang on to them and use them for future projects.
What did you like most about working with The Cleary Company and Home Services?
Their staff was my favorite part, the people are great.
John came out first and talked to me about the process and explained the contract. He was very informative, answered all of my questions and was prompt.
I loved AJ, the carpenter who did all of the work. AJ is truly a craftsman! It was clear from the very first day he knew how to hang crown molding and it was second nature to him. AJ did so much and was so kind and helpful. He is amazing and did it all himself! He treated my house like it was his own property. He kept everything neat and clean. He was so respectful and would tell me when he was going to arrive and leave. He kept me informed and in the loop with the progress. This allowed me to go on with my day-to-day planning.
Mike came and checked everything multiple times during the project. This kept everything moving forward. I especially appreciated him being here when the painters came. They were another company that works with The Cleary Company, but I really didn’t know who they were. Since I really don’t like having strangers in my house, Mike monitored their progress, checked in with me and with the painters. His presence provided a calming effect for me. And the painters did a beautiful job!
What advice would you offer to someone who is thinking of remodeling their home?
First, do your homework. The internet is filled with a lot of information and it may not all be that accurate. The Cleary Company’s website was very informative. I appreciated the bios and photographs of everyone that works there.
And second, plan what you want done in your home and really think throught the scope of work. Expectations may not be met if you have not given your project proper forethought.
If you were asked to explain in one word why you choose to do business with The Cleary Company what would it be?
Integrity. Because even after the project was finished, they reached out to make sure I was happy. Mike came and inspected the project to be sure I was satisfied. They reminded me that if anything happened in the next 2 years, they would be there to take care of it.

After 17 years as an interior woodworker, mostly in high-end custom homes, Aaron was ready to hang up his tool belt and move into a management role. In 2014, George was looking to hire The Cleary Company’s first true Production Manager and Aaron, with his extensive experience in carpentry, residential construction and remodeling, was a natural fit! After 3 years in that role, he was making such a huge impact on our growth it was clear he needed a promotion to General Manager and in 2020 promoted again to Chief Operations Officer. How has your job and its expectations changed over the years?
I have gone from being involved in every project from a production planning standpoint to making sure that our people and systems are serving us well.
What innovations have been made in the remodeling field?
Design materials have gotten high tech and most tools have gone cordless.
What design elements would you love to see come back?
Lots of wood and moldings – coffered ceilings, wainscot, detailed crown. I’m a woodworker at heart so I appreciate the craftsmanship it takes to create good looking details. Most of the popular minimalist room designs seen on HGTV, Houzz and in magazines lack the architectural detail and visual interest.
What ones should never come back?
Soffits and fluorescent light boxes! Two trends that took up too much visual space in a room and are just ugly.
How do you envision the next 25 years for The Cleary Company?
I believe we’ll continue to lead our industry through education, innovative designs, cutting edge construction materials and techniques. With our continued growth we’re looking to expand our service and product offerings.

Tips from Designer Olivia Kern Meadows
Olivia Kern Meadows, answers the most common questions our clients ask about mudrooms or, as we like to call them, drop zones. “Storage, in general, is the biggest request from our clients! Everyone is looking for a way to store things in an organized fashion. Once you show someone the best way to optimize their space for storage, you can begin playing around with what types of storage they want and whether it’s open or closed. People also request benches with storage. So, a place to sit and take off and put on their shoes, but also incorporates shoe storage beneath the bench.”
What are the best solutions to hiding or organizing clutter?
Baskets are amazing! Baskets are a great way to hide clutter, especially items that tend to look cluttered even when they are organized, such as keys, chargers, hats, gloves, and scarves. A great way to organize clutter with built-ins is to use several different types of storage: cubbies for basket storage, shoe shelves for shoes to lay flat on, boot storage behind a cabinet door or on a pullout shelf, drawers with dividers for smaller miscellaneous item, and closed storage above a drop zone for additional “messy looking” items.
What do we do with the kids’ shoes, their coats, car keys, winter boots, and pet supplies?
Kids Shoes: Use baskets and shelving situated just high enough that pairs of shoes must go in side-by-side – this forces organization and visual appeal. (Just be sure they are dry.)
Coats: Hooks at various heights allow adults and children to hang more items in a single vertical space. For example, kids hang their items on the lower hooks, while adults can hang their items on the higher hooks. As kids grow, they can begin hanging backpacks on the lower hooks and their coats on the higher hooks.
Car Keys: Install small hooks on the wall by the drawer, place a decorative bowl in the “drop zone”, or keep in a drawer that has organized dividers.
Winter Boots: Cubbies/Dividers at the floor level that go straight down to the actual flooring material are great for maintaining clean cabinetry when storing winter boots. Having adjustable height shelving (especially under a bench) is very helpful when trying to accommodate shoes of all heights and styles. We’ve also done a boot stage on a pullout shelf underneath a drop zone counter.
Pet Food/Supplies: A closed cabinet is the best way to store these items. Typically, under and above the drop zone is a great place because it’s easily accessible, but out of the way. The closed cabinetry not only helps to keep unorganized pet supplies from being visible, but it also helps to keep pet food smells from creeping out into your living space.
What gets overlooked that clients need?
All mudrooms should have charging ports and seasonal storage.
Outlet locations are more important than people realize and placing them strategically within a mudroom/drop zone can really make a difference in how functional the space and outlet can be. Placing outlets with thought will elevate the functionality of that space.
Something that people forget often is that there are other seasons than the one they’re currently in while designing their space. It’s important to create storage within the mudroom that allows clients to rotate their “wardrobe”. For example, when it’s winter, where will you store your scarves, hats, and gloves so that they are easily accessible each day? In the summer, where will you store your scarves, hats, and gloves so that they are out of the way? What about seasonal jackets? It’s not only important to have storage for what you need at the particular time, but it’s also important to have hidden storage for things you don’t need right now.
What’s your favorite mudroom that you designed?
A recent project in Upper Arlington comes to mind. This project has a tall pull-out with shoe storage, a charge station and a deep drawer that pulls out of a base cabinet for boot storage.
Tips from Ryan Schaad from Schaad & Sons Custom Cabinetry
What’s most important? The choice of wood that is used for cabinets. Ryan Schaad, owner of Schaad & Sons, Inc., is one of our premier custom cabinetmakers. We asked him some questions to help you understand the cabinet planning process for your mudroom.
Best wood species for custom cabinets- maple hardwood. Painted cabinets are very popular and maple allows paint to look like porcelain when it dries. Maple is also the best choice for stained cabinets since the wood can be stained to look like many different wood species.
We prefer stained over painted because of the wood top surfaces used in the mudroom where you might put your feet or any other objects that might be wet. These spots get the most wear and tear and it is easier to touch up a stained surface, rather than a painted surface.
Mudroom location can help determine the best type of cabinets for the space. A side entrance used only by the family means a mudroom can have open cubbies and shelves, with hooks for coats and bags. A mudroom that will be exposed to guests might be better with drawers and doors, where everything is hidden away and can be kept cleaner and neater.
Another feature that looks good and is very practical, leave the floor exposed underneath the bench seat or cubby area. Install the flooring underneath a bench so that you aren’t putting shoes on the wooden base of the cabinet or cubby. This way, when you take off your wet shoes, you aren’t placing them on wooden cabinet surfaces that can break down over time with repeated exposure to melting snow & ice.
Maintaining solid wood cabinets is easy. Treat them just like you would any other cabinets or piece of wood furniture in your home. You can find cleaning recommendations on the Schaad & Sons website.

The Cleary Company Remodel Design Build, Columbus OH, takes pride in our communication with our clients. We feel that a good relationship and trust all begin with clear, concise communication.
Effective communication is vital to the successful completion of any remodeling or new build project. Good communication can improve teamwork and lead to better collaboration. Poor communication can result in misunderstandings, delays and sometimes increased job costs.
Being able to transmit a message so it is received and understood by the intended recipients is of the utmost importance. Seems simple enough, right? If you’ve ever played the Telephone Game you know it’s not always that easy. The message usually gets misheard a few times and then changes the message completely!
Communication throughout all aspects of your project is very important to us. For this reason, every project is assigned a Project Developer and Designer to create a budget & design plan. When we’re ready to begin building your project we also assign a Project Manager and Carpenter to your jobsite. Throughout the process our Team uses face to face, phone, txt, email, project documents and our BuilderTrend app.
In addition to establishing a clear chain of command for communication, determining the best methods of communication to use, and we also discuss with our clients how often they would like to receive information regarding the project.
Our Team also understands that being good at communicating is a skill that can be improved upon with practice and training. Which is why we are active in the local chapters of NARI, NKBA & ASID. These professional affiliations help keep our Team up to date by regularly offer continuing education classes and meetings.
Overall, we want every project to go as smoothly as possible, and working out any details beforehand is beneficial. Open and honest communication is always key! We have high expectations for our team members, and by using these guidelines we know your project will be a success!
