Luckily, our experienced designers understand space planning and know how to create floorplans that are defined, airy, stylish, and spacious.

    Plan Your Space

    • Create a list, with the needs of your family and lifestyle in mind, of activities to accommodate for in the main living areas.
    • Your kitchen will already be somewhat defined but think about areas within the kitchen that need some additional planning such as baking supply storage, beverage or snack center, pantry, etc.
    • Thinking out all your spaces will help you visualize how you’ll utilize them.

    Define Areas with Furniture

    • An L-shaped sectional or chairs can separate the living and dining areas and signal where an area begins or ends.
    • Rugs create natural dividers without affecting the line of sight between spaces. Make sure rugs are the right size to fit your furniture and outline a room.
    • As families change and evolve, furniture layouts can transform. Choose furniture that doesn’t overwhelm the space or impede traffic flow.

    • One of the best ways to maximize storage in an open floor plan is to use vertical space. Floor-to-ceiling storage cabinets and a large pantry are important design elements and keep stuff stowed.
    • Storage on both sides of a kitchen island ensures everything has a place.
    • Wall-mounted racks, bookshelf dividers, and open shelves can help define spaces and keep provide additional storage.
    • Choose furniture that serves dual purposes of seating and storage: Ottomans, benches and club chairs with hidden spaces for keeping items close but out of sight.

    Home Additions

    A new home addition differs from a remodel of an existing room in a home. Columbus, OH home additions typically add new square footage and require everything from the floor up to the roof.     Project Spotlight: A classic “South of Lane” 2-story brick colonial home with loads of 1920’s charm and character gets a fully updated main level. The home went from a drab dark traditional interior design to a clean crisp coastal modern farmhouse style.

    Project Details

    • Main living level interior work included all new flooring and paint, an updated powder room, entry, and mudroom plus a new gourmet kitchen with an expanded footprint.
    • New kitchen layout includes an 8.5’x3’ island, natural wood faux beams, large counter-to-ceiling windows and loads of custom cabinetry and storage.
    • Dining room features a new dry bar with open shelving, cabinetry plus a drawer refrigerator and a drawer freezer.
    • Two porch additions were also designed and built. The front porch enhances the curb appeal of the home and allows connection to the interior through two sets of French doors. The rear porch and deck include room for seating, dining and a hot tub. Connection to the back deck is thru new French doors from the family room.

    5 Signs Your Kitchen Needs a new Layout

    Is your kitchen’s layout causing you frustration? Is it difficult to navigate between the sink, cooktop, oven and refrigerator? If you’re struggling with traffic flow issues, inefficient appliances, lack of storage, cramped work zones, and little countertop space, read on to discover the signs and solutions!

    Do any of these signs strike a chord with you? If so, it’s probably time to tackle your kitchen remodel ~

    1. Limited countertop workspace. You know it’s time when you constantly circle around trying to find a spot to set the tray down when baking cookies. Locating a spot for the new Air Fryer, coffee maker, or mixer can be a clear sign that your counter space is woefully lacking. And what about meal prep? Are you always running into each other while trying to chop veggies or cook pasta? Inadequate counter space can hinder functionality. Even in the smallest spaces, a more functional layout is possible by creating customized storage for your needs.
    2. Inefficient work area. Layout matters! There are six basic types of kitchen floorplans but the three most common are U-shaped, galley and L-shaped. The L-Shaped layout is best suited to homes that do not need too much worktop space while the galley kitchen is suitable for smaller footprints. The bottom line is the space between your sink, cooktop, oven and refrigerator should form a streamlined work area for easy meal prep and cleanup. Has your lifestyle changed or has your family grown? Either could mean your kitchen layout is ready to be rearranged or reimagined with a remodel.
    3. Traffic flow or the lack thereof. Awkward paths around doors or ill-placed cabinets and congested areas where doors open into each other. When navigating through your kitchen feels like an obstacle course, it’s a sign the layout of your kitchen has run its course. A well-designed kitchen should have adequate space for doors and drawers to properly open as well as optimal traffic flow and functional movement between different work zones. No more bumping into your family while cooking!
    4. Storage woes. Insufficient storage is one of the most frequent complaints heard when we first meet with prospective clients. Cluttered countertops, unorganized kitchen essentials, and a lack of cabinets are the top challenges in an ineffective kitchen layout. We all like to collect kitchen gadgets, serving platters, dishes, and glasses even when we don’t have places to put them. Canned goods, snacks, and small appliances all need their place in your kitchen. If you’re struggling to find areas of storage for your kitchen items, your kitchen layout could be remodeled to incorporate better storage solutions.
    5. Appalling appliances, countertops, cabinets, and fixtures. Ok, appalling might be a strong word choice, but when you know, you know! Who better than those that have been through a project to give you their thoughts? Checking the company websites for reviews is a good unbiased referral as well. From these recommendations, create your shortlist.
    3. Do your research: With your recommended companies in mind, visit their websites, and explore their project profiles, photo galleries, and testimonials. When looking at their websites, find those that fit with your project idea and have a successful company. Another useful resource is the National Association of the Remodeling Industry (NARI). A NARI professional remodeling contractor is bound to a code of ethics that holds them to a higher standard of professionalism, integrity and excellence.
    4. Check licenses and insurance: We’ve all heard horror stories of companies starting work and not finishing or taking the money and not doing the work. A reputable company is properly licensed and insured and can be verified by local authorities. Licensing does vary by state, so ensure they have the correct licenses and certifications.
    5. Schedule a consultation: Now take your shortlist and schedule appointments. During the meeting, discuss your intended project’s details, ask questions, and pay attention to their communication skills, expertise, and professionalism. Who are you most comfortable with having in your home? Ask to tour their job sites, office, showroom or design center.
    6. Request references: A remodeling company should have references readily available from their past clients for you to contact. Call them and ask questions about their experiences, the quality of the work, how issues were handled, and how communication was between the client and the company.
    7. Develop a project proposal: Choose the company you feel is the best match for your family and project. Enter into a Design Agreement or request a written proposal or quote that includes the general project scope options, timeline of the project, and estimated costs.
    8. Sign the contract: After finishing the project development process request a contract that includes a detailed proposal with drawings, a scope of work, materials to be installed, project price and payment terms.

Jen and Tom hired The Cleary Company to modify their primary en suite, refresh their kitchen and create better functionality for their basement bar. What was their experience like working with our Remodel-Design-Build Team? Read on to find out!

    What was the goal for your remodel?

    Our goal for the remodel was to refresh our primary en suite, kitchen, and basement bar. The bathroom required a full remodel because the layout needed better functionality. We painted the cabinets in the kitchen and replaced a backsplash—a simple change with a big impact. The 1960s bar was replaced to create an industrial pub feel.

    What is your favorite aspect of your remodeled space?

    Our favorite is the bar design. While new and unique, the bar blends in with the existing rec room. The copper main bar top and the live-edge walnut back counter along with the waterfall effect on the knee wall is an eye-catcher.

    What advice would you offer to someone who is thinking of remodeling their home?

    Of course, during a remodel, you have to be prepared for the disruption in your home for the duration of the project. The Cleary teams were great about tidying up every day, but construction is a dusty process. If you are remodeling a home that’s 50+ years old, you need to be prepared for surprises. Be ready to make adjustments in plans and timelines because changes will happen.

    My favorite part was the people. Every person on our project team was so kind and fun to be around. We both work from home so we were around a lot. We got to know our project team pretty well. Fantastic people!

    Of my goodness, can I name everyone? Jen Sommers designed our kitchen and bar. It turned out amazing! The design of our bathroom project was so simple. We made some choices to determine our style, then BOOM! selections done.

    Don Holmes and his apprentice Tristan were so fun to work with. Don does great work, and he’s a patient teacher! This isn’t his first rodeo. Eric Coleman is a master craftsman. No question that Eric’s projects were going to look perfect! And last but not least, Matt Ames is a gold-star project manager. There were so many balls in the air at any one time, with the subs and internal teams. He kept it all straight and us informed the whole time.

    First Floor Remodel in Upper Arlington, OH

    Having lived in their two-story home in Upper Arlington, OH for about 6 years, Linda and Joe knew they wanted to remodel and expand their kitchen’s footprint and create a new mudroom from the garage entry. They also wondered how the entire first floor of their home could better function to fit their needs.

    Our Remodel-Design-Build Team gave them a new floor plan that addresses their busy family’s lifestyle by removing a wall, adding a large pantry, reconfiguring the layouts of the laundry and powder rooms, and adding a new mudroom.

    What was the goal for your remodel?

    We wanted to create a more functional floor plan for our family with young children, including a mudroom area to collect their things, as well as we wanted to open up the kitchen to allow for gatherings, making it a fun, beautiful place where we actually want to cook and spend time together!

    What is your favorite aspect of your remodeled space? 

    It is hard to name just one! Our top 3 are the mudroom, the bar area of the kitchen, and all the lighting! When we previously entered our house through the garage, it basically went right into the kitchen, so the kitchen became a catch-all for coats, shoes, bookbags, etc. Now we have a very functional mudroom/laundry space that we enter into, and can keep everyone’s things organized.

    We have gotten tons of compliments on the bar area of the kitchen, which includes a second island and a seating bench by the window. It is a great space for gathering and adds a little something extra to a traditional kitchen!

    Our old kitchen was so dark with very minimal lighting. We love all the new lighting features, including under cabinet lights, recessed LEDs, and pendent fixtures!

    What advice would you offer to someone who is thinking of remodeling their home?

    Have an idea of what you want, but let the designer step in and offer suggestions and improvements to your initial plan. It’s also important to be prepared to be flexible if some things need to change along the way.

    We worked with a number of great people. Laura, our designer that stepped in midway thru our project, really helped us bring the final details together. The carpenters that did a lot of work on the house, especially Justin, Ed, and Dave, were very friendly and made sure we were happy with all the small details of the project.

    Project Spotlight: After living in their home for more than 15 years Holly & Sam were ready to make some big changes to their two-story home in Upper Arlington, Ohio. After seeing several signs and trucks they contacted The Cleary Company Remodel-Design-Build to discuss their projects and ideas.

    Designer Katie Florjancic, UDCP collaborated with them to create a design plan and scope of work to fit the needs of their lifestyle. Project Manager, Rob Lindeboom, CLC and Lead Carpenter, Ben Ludlow managed the job site construction to complete the build.

    • Expand the kitchen’s footprint by removing the wall between the adjacent dining room.
    • Rework the kitchen’s floorplan to create better flow and a more functional workspace.
    • Remove the existing powder room, rework the layout to create a smaller but more functional footprint.
    • Design and build new cabinetry and bench seating in the morning room.

While the options, designs, and finishes are plentiful, there are some kitchen trends that are enduring and most often desired by our clients.

    Design – As far as space planning, the open-concept kitchen floorplans aren’t going anywhere anytime soon. The open floor plan is still the most requested, with sightlines and entertaining at the top of the list.

    • While colored cabinets are trending now, the “white” kitchen is timeless and here to stay in the Midwest.
    • Create warmth in varying degrees based on timeless color palettes keeping it crisp and clean or light and airy.

    Double islands have increased in demand over the years and can be incorporated into many open-concept first-floor plans. They give you the luxury of having one island for workspace, sinks, microwaves, and cooktops and another island for additional seating, buffets for entertaining as well as creating extra storage.

    Customization – Kitchens can be very detailed and personal to the homeowner. Different materials and finishes can be personalized to an individual’s taste from appliances and cabinets to paint colors and storage. Selections that meet specific daily needs of you and your family’s lifestyle dominate most of the design plans for our clients.

    • Mixing finishes and materials adds a more personal touch from countertops and backsplashes to fixtures and cabinets.
    • Pantry options that include “working” kitchens or butler’s pantries keep the messes of preparing meals behind closed doors.
    • Range hoods that make a statement can be large and bold or minimalistic. Either style can combine materials and finishes to personalize the space.
